Mobile Home Park Details: The Shady Acres MHP in Shady Cove, Oregon is a pleasant, well laid out country MHP. It is in good condition, on well and city sewer, a mixture of single wide homes, double wide homes, permanent RV’s and 2 stick built homes. As you can see by the photos (more are available), the park is nicely maintained with all homes having a neat appearance. The office building is inviting and is a charming piece of the park.
Single to Double Wide Ratio: There are 25 spaces which will accommodate a mobile Home. 6 spaces that are sizes for an RV. Because the park went through a rehab last year and the owners decided that some of the Mobile Homes needed to be demolished they filled 6 mobile home spaces with permanent RV tenants. There are 2 small stick built homes.
Age of Park: The park was most likely built in the late 1960’s to early 1970’s. The homes are a variety of ages but most are in very good condition Roads: The roads are paved and in good condition. The parking areas are gravel, which is typical construction of a MHP of this age.
Water/Sewer: The park is on a well and city sewer. The water comes from a well that is tested and maintained on a regular basis. Neilson Research Corporation takes care of the well testing and reports that are required by the State of Oregon. The Well ID number is 41-01031. All past test results are available online at

Shady Acres Mobile Home Park Parking: Plenty of parking for all cars Sewer: There is a flat fee of $46 per space for sewer. Public Safety fee: The city imposes a fee of $15 per space for public safety. Every house in Shady Cove pays this. Many other parks have the tenants pay this fee above their rent but Shady Acres includes this in the rent. Propane: Park pays the propane for about 4-5 units and get reimbursed by tenant. The reason the park does this is so that the tenant does not have to open an account with the propane provider which requires a $200 deposit. A new owner would most likely stop this practice. Other units pay their own propane Manager: The manager lives on site and is compensated with free rent plus $500 per month. He mows the lawn, collects and deposits rent, speaks with tenants regarding problems. The onsite manager would like to keep this position. Occupancy: All spaces and homes are currently occupied with tenants.
Your financial future is the most important part of our business Property Size: The park sits on 3.47 Acres. The property is mostly flat. Previous to being a MHP it was a farm field with no structures. Age of Park: The county did not keep accurate records before 1975 and they have no specific information indicating the age of the park. It was most likely built in the early 1970’s or late 1960’s which is typical of MHPs. Garbage: Park provides one container that is picked up 2 X per week. Fee is $345 per month. Electric: We believe all spaces have 200 Amp meters but this needs to be verified. Stick Built Homes: The 2 stick built homes are in good condition and have been maintained well. Office: There is a substantial office on the property which serves the onsite manager for record keeping, collection of rents and various paperwork duties. The charm of the office definitely helps to attract good tenants.
