1 PROJECT TEAM COORDINATIONProvide leadership to the construction team on all matters relating to construction activities, keeping the project management team informed and providing recommendations on construction technology, schedule and construction economies which will benefit the owner.
2 REGULAR MONITORING OF PROJECT DEVELOPMENT Monitor subsequent developments of the project in relation to budget or cost, schedule and quality and make subsequent recommendations for courses of action to the project management team as necessary.
Provide monitoring and inspection of the project to ensure satisfactory compliance by contractors to contract requirements such as the plans and specifications.
3 CONSTRUCTION SCHEDULINGEvaluate the viability of schedules submitted by the contractor. Set milestone dates and deadlines for contractors and recommendation.
4 WEEKLY TECHNICAL COORDINATION MEETINGPreside over coordination meetings of the construction team comprising of the consultants, architect and engineers and the contractors and Owner’s representatives on a weekly basis. Conduct meetings to resolve problems, conflicts encountered, and address potential delays or costs changes.
5 ARBITRATION AND RESOLUTION CONFLICTArbitrate and resolve conflicts between the various contractors based on stipulation of their respective contracts within the shortest possible time and in the best interest of the project.
6 MONTHLY PERFORMANCE PROGRESS REPORTSubmission of monthly progress of project complete with pictorials, bar charts, weather charts, manpower and equipment chart and description of progress of work.
7 TECHNICAL COMMUNICATIONCarry out and implement decisions and instructions made by the Project team. Communicate accurately these decisions to the construction team and make sure these decisions and/or instructions are actually complied with.
B. QUALITY CONTROL/QUALITY ASSURANCE
1 QUALITY ASSURANCE/FIELD TESTING REQUIREMENTSArrange and monitor all field testing requirements as called for in the contract documents.

2 SHOP DRAWINGSReview of shop drawings/ catalogs, brochures and submittals for compliance to contract requirements as called for in the contract documents. Submit shop drawings to the designers.
3 REVIEW OF PLANS AND SPECIFICATIONSReview plans and specifications and alert project management team on any noted conflicts.
4 MONITORING CONSTRUCTION ACTIVITIESAssist contractor’s site representative in overseeing construction activities, checking lines and grades, interpreting contract plans and specifications. Conduct on-site observation of the work with respect to the contract requirements. Checking material provided as per specifications. Record number of contractor’s crew, equipment at site, general progress of work and problems encountered needing immediate attention.
5 DEFICIENCIES FOR CORRECTIONPrepare listing of deficiencies for correction of contractor prior to final inspection and monitor if the deficiency is properly noted.
6 COMPLIANCE WITH SAFETY PRACTICESMonitor if contractors are observing safety practices. Recommend safety guidelines in the project site.
7 PUNCHLISTING
A. Conduct inspection upon the advise of the Contractor that the project is substantially complete.
B. Prepare a punchlist showing the items that need correction/repair; advise the Contractor to complete the rectifications within a specific period.
C. Upon completion of the correction of the punchlist items, conduct a final inspection together with the Owner, his representatives and the Designers.
D. Consolidate all punchlist by the Owner, his representatives and the Designers. Advise the Contractor to complete the rectifications within a specific period.
FINAL ACCEPTANCE
A. After the punchlisting are rectified, certify to the effect that the project was completed in conformity with the provisions embodied in the Contract Documents.
B. Issue Certificate of Substantial Completion and/or Acceptance.
AS-BUILT PLANS
1. Review the AS-BUILT plans which shall be prepared by the contractors prior to final turn-over of the project.

C. FOR PROJECT MANAGEMENT
QUANTITY/COST CONTROL
1 CHANGE ORDERS/CLAIMS
Evaluate cost implications and inform the Owner of any additive or deductive change orders from the original contract. Verify, evaluate and recommend for approval by the Owner and designers any revision change order or substitution prior to implementation. Establish forms and procedures for change order.
2 PROGRESS BILLINGS
Process and evaluate the monthly billings submitted by the contractor. Evaluate the materials in place and progress accomplishment of the contractor. Submit monthly recommendation for payment. Setup a procedure for orderly evaluation of payments.
3 INFORMATION ON COSTING
Provide the OWNER with current costing status and financial information sheets. Document all recommendation for payments, change orders and reasons for cost changes.
