Standing on the edge of the field, pheasants can be heard calling to one another in all directions. Driving along the rows of plum thicket, Russian Olive, and Cedar, pheasants begin to rise all around us. One or two at first, but soon the rush of beating wings can be heard over the rumbling whine of the ATV. Dozens of pheasants rise out of the tree rows, flying straight up in order to clear the branches, making perfect targets for even novice hunters. This continues the entire length of the row. And the next row. And the next. I estimate that I saw well over 1,000 pheasants during our tour of the property. As we near the pivot irrigated cornfield, we disturb a herd of deer over 35 strong, with Whitetails and Mule deer together in equal proportion, coming to feed

on the ample bounty left of the corn field. They lope away over the rolling field, leaving me awestruck at seeing these two species being together, itself a rarity, amplified by the sheer number of animals. As we drive over by the swiftly running Box Butte Creek and it’s carefully constructed open sloughs, a cloud of ducks, Mallards, Sharptail, and Teal all rise from the water with a great whoosh, quacking their complaints about the disruption. Some geese remain in the area after the majority have migrated on, choosing to build their nests and raise their young here, in this land of plenty.

This stunning bounty of wildlife is no accident. The Owner has spent over a decade developing this habitat, planting the tree rows, (over 80,000 trees!) carving out the sloughs, planting the alfalfa. His yearly release of 2,000 to 3,000 hens ensures that a tremendous number of chicks are hatched anew each spring. Deer and pheasant alike are fed supplemental corn in the winter, and have an entire alfalfa field to graze, which accounts for the vast number of deer that call this property home. Rooster Junction has been created and maintained for the sole purpose of having such tremendous numbers of all species that even a first time hunter will get their limit, and have a fantastic time doing so!

This is truly one of the premier controlled shooting operations in the Midwest. Rooster Junction offers a pheasant hunting experience that rivals any to be found in South Dakota. In addition to the thousands of Pheasant, White Tails and Mule deer,

the property is also home to Sharp-tailed Grouse and Wild Turkey. The same Russian olive and Cedar rows that provide cover for the birds also appeal to Mule deer, and numerous trophy bucks have been harvested on this property. Pheasant hunters come from all over the United States to partake in the phenomenal hunting paradise.

In addition, excellent fishing opportunities are found in Box Butte Creek and the ponds located throughout the property. The ponds are stocked with large mouth bass, blue gill, crappie, and channel catfish that are maturing and reproducing for a continuous population of “keepers”.

The 8,000 sq. ft. lodge is first class, and the overall facilities are second to none. 7,728 sq. ft., seven bedroom, four bath hunting lodge sleeps up to 15 people. It is fully furnished and is equipped with a kitchen, a dining room, bar area,

laundry room, and sauna. There is also a 42’ x 60’ Morton building with a concrete floor, a bird cleaning room, and an insulated loft. There are 16’ lean-tos on each side of the building with the north side consisting of a 16’ x 30’ carport and the south side consisting of a 16’ x 30’ dog kennel with its own septic system and concrete floor. Another 60’ x 96’ Cleary building is used for equipment and machine storage as well as flat grain storage. This building has 16’ side walls, two 15’ sliding doors on the east end, and a walk through door. There are 20 ft. lean-tos on each side of the building. The south lean-to is a 20’ x 96’ flight pen for pheasants, and the north side is currently used for hay storage.

There is a Valley six-tower, low-pressure center pivot irrigating approximately 110 acres. $24,000 was invested back into the pivot in 2015 for a new pump and new bearings in the motor

Commercial or private airline service is available out of Alliance, Chadron, Scottsbluff, or Rapid City.

This business has been in existence for a long time and carries a high reputation as being one of the best. The current owner is extremely experienced and pays close attention to detail in taking care of his customers. When the property sells to a successful buyer, he will be more than happy to stay on for one year to assist the new owners in running and managing the business. He will turn over all customer leads and assist in the day-to-day management of this successful business. He will pass on his experience to the new owners so that they will also be successful in running this operation.
