The Growth CentresQueensland is the fastest-growing state in Australia, and welcomes 100,000 new residents every year on account of its robust economy and quality lifestyle, with 66% relocating to the state’s south-east corner. This continuing population growth places significant demand on residential land and housing supply and housing prices. This demand for housing encompasses the fast-growing south-east corner, from Caboolture in the North and Ipswich in the West down to the northern Gold Coast corridor.

To address demand, the Department of Infrastructure and Planning is leading planning and development reform, which involves streamlining Queensland’s planning and development assessment system to ease housing supply and affordability. The department is encouraging development of transit oriented developments, which integrate housing, retail and transport precincts.

QLD Major Infrastructure SpendQueensland’s economic and population growth is driving the demand for new infrastructure – including roads, water and energy networks, hospitals, schools and community facilities. Furthermore, the world’s growing demand for Queensland’s resources - coal, bauxite, zinc and copper - is also generating a need to upgrade port facilities, rail links, roads and energy networks to capitalise on emerging opportunities.

The Queensland Government has committed more than $100 billion to planning and delivering infrastructure projects to secure Queensland’s prosperity and lifestyle. Projects range from building new rail links to boost Queensland’s resource exports to improving water and energy supplies to secure a sustainable future for all Queenslanders. Projects cover a range of initiatives such as streamlining processes, encouraging housing affordability, and investing in new educational and industrial infrastructure.

SE QLD - Australia’s hot spots

The Government Growth PlanThe South East Queensland Regional Plan 2009 - 2031 is the State Government’s answer to the region’s population growth of about 100,000 new residents a year.

The plan promotes that people will live close to centres, based on key public transport hubs, and that they will catch buses or trains there to work, shop and enjoy recreation and leisure facilities.

Rivergum is meeting buyer needs with home and land packages throughout these locations.

Centred around the North Lakes and Caboolture town centres, this area encompasses the main highway from Brisbane through to the Sunshine Coast, and is less than an hour drive from the Brisbane CBD.

This area is one of the fastest growing areas in Australia, where population is expected to reach 560,700 by 2026.

Located alongside Bribie Island and Moreton Bay, Caboolture is a true coast, country and city experience in one package. Just 40 minutes drive from Brisbane’s city centre, the Brisbane International Airport and the Port of Brisbane, the region is serviced by the six lane Bruce Highway.

The Moreton Bay region offers a choice of beach and bush with the area encompassing Bribie Island and Redcliffe to the Sunshine Coast Hinterland.

Three large scale construction projects were recently unveiled in the local Council’s 2009/10 budget. These projects are part of a council-driven stimulus package designed to improve and grow the Moreton Bay region. One of these projects is a $25m civic building in the Caboolture Town Square precinct.

The State Government has nominated it as a key growth centre over the next 20 years. The area offers easy access to:

• The Brisbane Domestic and International Airports only 40 minutes south via the M1

• Bribie Island and the Sunshine Coast beach lifestyle less than 20 minutes away via the M1

• Caboolture commercial and retail precincts

• Westfield, the regions largest shopping centre of 58,646sqm at North Lakes

• 29 Primary Schools, 8 High Schools plus childcare and kindergarden facilities

• A QUT and TAFE Campus

• A new $54 million cultural and educational heart in the Caboolture CBD

• Existing rail services, with a major station at Caboolture and proposed extension incorporating North Lakes and nearby Griffin and Mango Hill

On the back of major state road, rail and community infrastructure initiatives, the Western Corridor is being shaped as the fastest growing region in South East Queensland. Major new residential, employment, education and recreational projects are already well advanced. The region has enormous Government support as another one of Queensland’s planned growth centres, which will accommodate a further 180,000 people over 20 years.

Convenience in this corridor will be the key asset, with easy access to Ipswich and Brisbane. New and upgraded infrastructure created ahead of the population boom includes the newly extended Cunningham Highway and new budgeted rail extensions to Springfield Lakes and Redbank Plains which are expected to be completed by 2018 and 2020 respectively.

This rapidly growing region not only offers enormous investment potential, but also every amenity for the growing family; including the world standard Brookwater Golf Course and the new Orion Shopping Centre by Mirvac. Orion Springfield combines the best of a traditional town centre with its main street, town square, public spaces and parks.

A host of existing facilities and new local projects are underway such as:

• The Technology City of Springfield
