Withthecurrentstabilityinpricing,appraisalshavehadachancetocatchup,sorecentlyappraisalshavetendedtocomeclosertocurrentmarketvalue.Withrenewedpriceescalation,weexpectlowappraisalissueswillreemergeduringthefirstquarter. Thesituationfortheaveragehomebuyerremainsfairlydifficultdespiteextremelylowinterestratesandstill-cheappricesbyanyhistoricalstandard.Thisisbecausethenumberofhomesforsaleisstillwellbelownormalandwell-fundedinvestorsarestillhereinsufficientnumberstomakeveryseriouscompetitionwithmultipleall-cashofferswithfewstringsattached.Manyordinarybuyerscontinuetocomeawayemptyhandedaftersubmitting10ormoreoffers.

Investorsarefocusedprimarilyonthelowerpriceranges,wheretherentalreturnoninvestmentishighest.Sopriceshavecontinuedtomovehigherforhomesbelow$250,000.Aftermovingbackwardsforawhilein2012,theupper-endofthemarketisstartingtoshowrenewedsignsoflife. Withthecurrentstabilityinpricing,appraisalshavehadachancetocatchup,sorecentlyappraisalshavetendedtocomeclosertocurrentmarketvalue.Withrenewedpriceescalation,weexpectlowappraisalissueswillreemergeduringthefirstquarter. Thesituationfortheaveragehomebuyerremainsfairlydifficultdespiteextremelylowinterestratesandstill-cheappricesbyanyhistoricalstandard.Thisisbecausethenumberofhomesforsaleisstillwellbelownormalandwell-fundedinvestorsarestillhereinsufficientnumberstomakeveryseriouscompetitionwithmultipleall-cashofferswithfewstringsattached.Manyordinarybuyerscontinuetocomeawayemptyhandedaftersubmitting10ormoreoffers.

Investorsarefocusedprimarilyonthelowerpriceranges,wheretherentalreturnoninvestmentishighest.Sopriceshavecontinuedtomovehigherforhomesbelow$250,000.Aftermovingbackwardsforawhilein2012,theupper-endofthemarketisstartingtoshowrenewedsignsoflife. Nowthatcoolerweatherhasreturnedweanticipatestrongerpricingtobereportedalbeitonweakersalesvolumes.Inanormalmarket,risingpricestendtoreducedemandandsoinhibitsalesvolume.Wesawtheoppositebehaviorin2004and2005whenstrongpricegainsdrewinanincreasednumberofbuyersinafrenzyofspeculation.Today’smarketisrelativelywell-behaved.Investorsareriskingtheirownmoneyratherthanborrowedfunds,soriskisbeingmorecarefullymanaged. Webelievethat2013willcontinuetobeayearinwhichhomepricesriseanddemandremainsstrong.
