Recent past,2002 charter was in use.
Later on2007 and currently revised 2013 is been used.

Our case study
Amawathura Asapuwa in malabe.5 storey building with a pagoda on the roof top.
InceptionStarting point of the entire project.Client initiates the project having a rough idea in
his mind.
Amawathura building was the idea of the board of the temple.
More space for people was a necessity.
FeasibilityDone under mainly 04 categories. Economic Financial Technical Environmental
Most of the client conducts the feasibility study.
An economic review to know the value for money of the project is essential.
For the selected building ,board took the support of a consultant to do the feasibility study.
Decision between floor area vs cost was taken.
Finally a viable project was chosen within the budget, to facilitate the required space.
QS does the realistic first estimates of the entire project.
Cube method, as the preliminary estimating method was used.
Outline proposals
Sketches for the project are provided.
Architects play major role.
Several designs are made.
5 storey building with a pagoda on roof top was designed.
The pagoda is a cavity in which people can worship and do rituals.
All the structural elements and other finishes are decided.
Scheme design
Brief is completed at this stage.
Selected design is critically examined.
Former sketches are drawn in a proper format.
Detail design
Specific numbers are taken for the plan.Final decision are taken.
For the site number of steps per Flight height, width of pillars and other
structures type of lift
Production information
Final working drawings are prepared.Use as document on site.QS prepare specification.Quotations are made.
Bill of Quantities
All the procurement details are included.For the Amawathura building, BOQ was
prepared by ICC.
Tender actionSuitable contractor was chosen.Prominence was given to quality rather than
lowest bid.
Project planningSub contractors are chosen preferably.Mclloid Was selected for the Amawathura site.
A loop hole in planning was seen.Capacity was increased in the midway of
the project.
Operation on site Physical investigation is required.Quality must be checked.QS prepares payment details.
Completion and feedback
The building is get to be finished.So comments on this stage cannot be made.
Conclusion
RIBA was not practiced well, due to the changes of plan in the midway.
However need to check the actual progress after the completion.
Recommendation
Proper planning helps to get a quality work done.
