ABouT THe PRojecT our clients wanted to convert their family summer cottage into a year-round residence. our design solution referenced the original cottage while adding modern attributes. Several exterior design features were mimicked in the new custom lake home, and keeping the house within the existing proportions was also a priority. A classic beach theme interior is complimented by ten-foot paneled wood ceilings, custom woodwork such as oar inspired stair railings, and wide plank pine flooring. The home’s first floor contains an open great room, sun room and dining room all with lake facing views. Stepping out of onto the patio there are electric driven screens transforming the open area into an instant screened porch. The second floor features a large media room for game days with a stunning balcony overlooking the water. There is also a second floor walk way overlooking the cottage inspired kitchen.
ABouT THe RemodeleRThe Forward design Build team, led by jef Forward, delivers inspired design, attention to detail and quality craftsmanship. Starting with design, our process provides options and guidance for your decisions. Finishing with construction, our team dynamic ensures a smooth transition that delivers an exceptional remodeling experience. Rescue your home, without letting go of the neighborhood you love. 12 Remodelers Home Tour September 28 - 2, 2013 www.BRAGAnnArbor.com
project 2 includes products and services from this local business
choosing a reModeler Let’s Get this PRoject stARted! Finding the right professional for your remodeling project is key to its success. So where do you start?
• First, make a prioritized list of your needs, wants, and dreams for your home.
• collect photos from magazines, books, and web sites that show things that you like. identify what it is that you like about each photo. The more clearly you can describe your project, the more likely you will be able to clearly convey your goals to a remodeling professional.
• Think about how you plan to use the remodeled space. consider furniture size and placement, traffic patterns through the home, lighting & electrical needs, etc.
• calculate your budget, including construction costs, furnishings, and landscaping. Talk to lenders and find out how much you can borrow and at what cost.
• Get referrals from BRAG Ann Arbor and Washtenaw Remodelers council. download the directory of Remodelers council members and search through the ads and listings.
• Find Services and Products with our searchable online directory of members at BRAGAnnArbor.com.
• Talk with friends, family, neighbors and co-workers who have remodeled their home. Architects, trade contractors, building material suppliers, home inspectors, and lenders are also great sources for referrals.
thRee is the MAGic NuMBeR it is often a good idea to interview at least three remodelers regarding your project. Some questions you may want to ask are:
• does the remodeler carry insurance that protects you from claims arising from property damage or injuries?
• How long has the company been in business under this name? longevity suggests financial security.
• does the remodeler have a track record of successful projects similar to the one you are planning?
• does the remodeler actively participate in a trade organization such as the BRAG Ann Arbor and the Washtenaw Remodelers council where they have access to continuing education and industry news?
heRe & Now Ask questions throughout this Tour and hope you not only find some good ideas, but also some good people you might consider for your next project.

ABouT THe PRojecT our clients, originally from the east coast, yearned for a new kitchen for their house, built on a lovely four acre lot just north of dexter, which would reflect their keen interest in the culinary sciences, as well as their love of traditional architectural forms.

ABouT THe PRojecT These homeowners had dreamed of remodeling their small kitchen for over 20 years but wanted to stay authentic to the era of their 120’s home. Working together with architect, mary kalmes, kimberly Weder designs, and expo kitchen and Bath we built this two-story addition that provides them with a new kitchen as well as a mudroom, bath, and even space for a future home office. The Persa Avorio granite countertops coordinate well with the upscale stainless steel appliances. The wallpapered bath includes a euro-style shower enclosure and all new finishes. new windows, doors, trim, paint and hardwood flooring throughout combine to complete the remodeling.

ABouT THe PRojecT A serendipitous leak above our client’s kitchen, even before completing their in-process remodeling dreams, required opening up ceiling areas to diagnose and remedy - fast forwarding their need to remodel. cherie donze - an architect with whom Acheson Builders has partnered many times – had been working with the clients to design their new kitchen. cherie called in jim Acheson, knowing he could problem-solve the structural concerns regarding removing walls and relocating plumbing and wiring. in collaboration with donze, Acheson provided solutions, and a finished product that brought to life the client’s wishes of creating a two-cook kitchen incorporating wonderful open spaces, from the formerly very tight kitchen and under-used living areas. While initial pricing brought the project in over budget, jim Acheson again was able to problem-solve – finding cost savings while retaining the design elements and desired result of a comfortable kitchen, fun to work, live and entertain in!
ABouT THe RemodeleRYears of experience, continual study of best practices, and gifted design ability/problem solving skills have made jim Acheson and Acheson Builders well respected and sought after for their design, remodeling and new home construction skills. like comerica once said: “We listen, we understand, we make it work”!
With pleasure we are celebrating 40 years of serving the greater Ann Arbor area with professionalism, enthusiasm, and style.

ABouT THe PRojecT This mid-century ranch and its owner both really needed an open floor plan for flow and entertaining. Too many walls kept the kitchen, dining, and living areas unhappily separated and closed off. We removed the dining room walls and built a state-of-the-art cook’s kitchen with Viking and Thermador appliances, quartz countertops, a bar height island, and solid, michigan-made, semi-custom, painted cabinetry. A new mud room/laundry room really made things work. The beautiful, dark, wide plank oak, site finished floors tie the living and dining room into the design and today’s style. This is now an open, light and inviting space for cooking, dining and entertaining. come see what can be accomplished in your home too.

ABouT THe PRojecT our clients’ 170’s home included a typically cramped eat-in-kitchen, an impractically small dining room, and a large traditional living room that the family never used. By removing the wall between the kitchen and dining room, we expanded the kitchen, adding a bar with seating for four and a buffet area.
The new kitchen has an open, accessible feeling with room for the whole family. Transitional, stained cabinets, state-of-the-art stainless appliances, dramatic granite countertops, decorative lighting and tiled surfaces in a palette of warm, rich earth tones round out the design. The living room has been repurposed as a large formal dining room where entertaining family and friends is a pleasure.
ABouT THe RemodeleRAlpha design + Build is one of Ann Arbor’s premiere home remodeling and construction companies. our professional designers work with you to plan the perfect space, and our master carpenters complete the task with care, down to the details that often go unseen. expert project management ensures a smooth and timely process - all smiles, from start to finish.

This home, originally designed by renowned Architect Albert kahn in 125, resides in the stately college Heights neighborhood. it was built for nina Burton, the widow of marion Burton, university of michigan president from 120 until his death in 125, and the namesake of Burton Tower.
While the house still retained it’s original glory, it was also greatly in need of updating for modern living styles. This project was designed by Architectural Resource to be built in phases, with the second floor remodeled in phase i. meadowlark recently completed phase ii, which incorporates a large kitchen/great room space that opens up to the beautiful outdoor patio and backyard. A key goal was to keep the new design true to the original design aesthetic and also cater to the needs of a growing family.
each phase had its own unique challenges, be it needed structural work or an extremely tight schedule due to impending events. The house responded gracefully to the changes, and the result is a warm and welcoming home that even nina Burton would love to come home to.

ABouT THe PRojecT our clients love to entertain and desired an open experience between the kitchen and dining room. Furthermore, they required improved functionality combined with a fun and enlightening atmosphere to reflect their personalities and tastes. To achieve this, we took out the wall between their dining room and living room, to create a more spacious atmosphere suitable for entertaining. We modified the kitchen layout and created ample built-in seating. The kitchen includes unique features to match the homeowners eclectic style including a curved, lit soffit that swirls throughout the space. We also installed custom violet wood countertops to coordinate with the curvature of the soffit and add a pop of color.

ABouT THe PRojecT our clients’ goal to renovate a dated 180’s duplex into a beautiful, upscale modern home was completed seamlessly by cowdin design + Build. We started by removing everything in the home down to bare walls and floors. A load bearing wall between the kitchen and family room was removed and the kitchen was renovated for a new “open floor plan concept” with beautiful Wellborn espresso cherry cabinets, kashmir white granite counters and honed limestone backsplashes. Both bathrooms were gutted and completely remodeled with a modern upscale flair. energy efficient led recessed lights were installed throughout the home along with all new engineered cherry flooring, solid core doors and new moldings.
This project is a great example of what can be done to breathe life back into a tired and dated space without the need for major alterations or additions in a small downtown area like Plymouth or Ann Arbor or northville, where there is often no land space available for such projects.
ABouT THe RemodeleRcowdin design + Build is not your typical contractor! We have a passion for creating stunning designs that are custom to each client’s space and needs. We utilize our diverse team and years of experience to create smart budget-friendly design solutions; we do not compromise the design to meet a budget. We manage the entire process with a meticulous eye to ensure that the end result will exceed your expectations. cowdin design + Build is eager to design your kitchen, bath, basement, addition or custom home; give us a call and let us create a space that you will love!

ABouT THe PRojecT You have the rare opportunity to visit an inspired example of Sarah Susanka’s not-So-Big House® design philosophy expressed in a charming 120’s craftsman Bungalow remodel. This design valued quality over quantity, whereby in tailoring our clients’ home for the way they really live we actually reduced total square footage! The project involved a completely remodeled kitchen, family room, stairway, daily entry/private porch, and removing a decrepit solarium. in addition, it was recently recognized with THRee Qualified Remodeler master design Awards: two Gold awards (Historic Renovation & Residential Specialty) and one Silver (Room Additions). (We chuckle at the Silver. our project didn’t “add” square footage at all; in fact, we subtracted space!) This modestly scaled but expertly executed project invites you to visit and see for yourself how our success at this home might spark some creative ideas for your own.

ABouT THe PRojecT This home was originally about 00 sq. ft. with two bedrooms and a bath on the second floor. The homeowners are in their sixties and getting up the stairs was becoming an issue. We added a single story addition partially on both sides and across the back of the home. The new addition included a large kitchen, powder bath, laundry room, great room, eating area, and an owner suite with five piece en suite and large walk-in closet. This enabled the homeowers to have all their needs on a single floor leaving the upstairs for guests and grandkids. The project also entailed a maintenance free exterior including a composite deck.
ABouT THe RemodeleRdjl Builders is a design-build firm located in Plymouth, michigan specializing in small to large projects, including basements, kitchens, bathrooms, additions, and whole house projects. We provide attention to your needs and dreams through our family owned and run company, including the son and son-in-law of the owner. We take pride in our work from the design details, to completing your project within the budget, to finishing within a set schedule. “We do what we promise” making your experience a delightful one.

trees & landscaping 101 TuRinA BeAuTiFul SeTTinG When considering design and decorating, don’t think only about the interior of the house.
• Trees can affect everything from your heating and cooling bills to your resale value - some surveys have put this increased value in the range of 10 to 15 percent. Trees can produce shade, food, firewood as well as beautiful scenery. They can also attract birds and other wildlife.
• Before planting trees, it is important to choose species that will thrive under local conditions. For instance, in areas with high temperatures and little water, plant trees that are drought tolerant. in areas with high rainfall, try to plant trees that demand large amounts of moisture. By planting trees that grow naturally in your area, you can be pretty sure they will be successful. consult a local nursery or professional landscaping company for suggestions on trees that will thrive where you live.
• location of plantlife on your property an important consideration. choose spots with adequate sunlight and water, and make sure the trees are protected from possible pests. A mesh fence can do much to prevent animals from injuring your saplings. Try to estimate how long the tree will take to become fully grown and what the tree will look like at full size.
• Trees are most vulnerable in their first years of life and should be tended with special care. newly planted trees should be watered deeply and on a regular basis. Allowing a hose to drip at the base of a tree for several hours will permit the water to soak deep into the soil and encourage deep rooting. This will give the tree a better chance of surviving drought.
• in areas like Southeast michigan with hot summers and cold winters may be advantageous to plant deciduous trees. These trees will provide shade in the summer but will allow desired sunlight to pass through in the colder months
• consider what privacy level you’re trying to acheive. discuss with a professional which trees are best for providing a buffer against noise and unwanted views.

joB cReAtioN chALLeNGe in recent years, ABc news reported a challenge for the nations home builders: to create nearly a quarter of a million American jobs by increasing the amount of products that are made used in building a home. They reported in 2012
that a mere 5% increase in American made products in the residential construction industry would create approximately 220,000 jobs. We accepted the challenge - and here’s a few that ways you can help:
1) Ask foR AMeRicAN MAde PRoducts wheN You ARe BuYiNG MAteRiALs & Goods foR YouR hoMeeven a small increase in our purchasing of locally and domestically made products can have a huge impact on our economy and lives.
• can we use a local supplier?• can we use products that are made in America?• How many American products can we use?
2) suPPoRt BusiNesses BAsed iN MichiGANeven your small contributions to support a prosperous local economy does so much to improve our lives: more businesses mean more jobs which means more taxes to fund for local services and resources. Safer, healthier,
happier communities are realizing this cycle’s importance. in this age of a global economy, remember that we have many great things all around us; from Ann Arbor, detroit, Grand Rapids or Traverse city. do what you can to strengthen michigan’s economy.
