DIRECTIONS Cross Hands is a village on the A476 8 miles south west of Llandeilo. From the south follow the M4 to junction 49 and take the A48 towards Carmarthen. After nearly 1½ miles take the unsigned left turn and lot 1 is on both sides of the road after 350 yards. The main accesses are at the points marked ABCDEFJ on the sale plan. Those approaching from the north and the A40 should take the A476 from Llandeilo. Proceed through Cross Hands, reached after 8 miles, and stay on the A476 into Tumble. On the south side of Tumble turn left into Gors Road. Stay on the minor road for 1½ miles, avoiding the left and right turns. Note the position of a house called Frongelly on the right and a quarter of a mile further on Lot 1 is on the left. Follow the public road as shown on the plan to reach Lot 2 where the main access is at point F. OS 1:50,000 Map 159 Ref SN563100. Nearest post code SA14 6DF.

VIEWING Viewing is possible without appointment at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars. Please be aware of hazards within the woodland when viewing.

MANAGEMENT The woodlands are currently managed by Alternative Woodland Management of 2 Dolau Tywi, Manordeilo, Llandeilo, Carmarthenshire, SA19 7BL telephone 01550 777989. Their Mr Carl Bridges will be pleased to discuss future management with prospective purchasers.

FARM WOODLAND INCOME Purchasers who satisfy the Welsh Assembly’s criteria on farming status may be able to claim the Farm Woodland Premium Scheme (FWPS) payments due to the wood’s owner. If so the new owner may be able to claim approximately £28,000 in farm woodland income which is payable over the next 4 years. The next payment is due on 1st October 2014. If the woods are sold in two lots the payments will be allocated c.£2,600 to Lot 1 and c.£4,400 to Lot 2. A copy of the FWPS can be downloaded from the selling agent’s website www.johnclegg.co.uk.

TAXATIONAfter two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.

SPORTING RIGHTS The sporting rights are owned and included in the sale of both lots. They are not let.

MINERAL RIGHTSThese are reserved to a previous owner.

FENCING There are no known fencing liabilities on either lot.

RIGHTS OF WAY Lot 2 is sold with the benefit of a right of way with or without vehicles over the route shown with a broken brown line and marked GHI. Maintenance of the route is shared equally with the owner of the house known as Ty-gwyn. Prospective purchasers are asked not to use this track when viewing to preserve the privacy of this house.

RIGHTS AND EASEMENTS The woodlands are sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies and any other easements. The owner of Ty-gwyn has a right to a septic tank and access for its maintenance within Lot 2.

DESCRIPTIONBoth woods are planted on former improved pasture with the quality of the land to be expected on a commercial farm - high quality, fertile and drained loams. Elevation ranges from approximately 400 to 525 feet above sea level.

LOT 1: RHOS FACH WOOD 15.03 hectares / 37.14 acres

The owners have taken an enlightened view of the future for this wood by planting Douglas fir and Sitka spruce as core species and mixed native broadleaves for conservation, biomass production and timber production in the longer term. The result after 11 years is impressive. Continuing attention to silviculture in future years should ensure that Rhos Fach Wood becomes something special.

Where ash is in the mixture with Sitka spruce the Sitka spruce is already dominating and, in view of the national problem with ash health that is a desirable outcome. Early thinning of the native broadleaves will work wonders here and set the wood on a highly desirable course. Both the Sitka spruce and the Douglas fir have the potential for sawlog production and are showing all the hallmarks of high Yield Class, possibly in the range 18-22.

The wood is beautifully designed, with mown grass tracks and imaginative use of open space. The strip of broadleaves and open space on the north boundary is a lovely feature, as is the tumbling stream with its species-rich margins.

Another wood full of opportunity, very modern in design and concept. The Sitka spruce at 11 years old show what the species can do if the humidity and rainfall are optimal. Both the Sitka spruce and Douglas fir will need thinning within the next 3 to 4 years and a purchaser with foresight will want to brash in preparation for selective thinning.

The native broadleaved mixtures of oak, ash, silver birch and cherry also have good thinning potential and are capable of optimising the nature conservation aspect and developing as a quality timber crop.

Again, mown grass tracks and open space bring extra quality to what is a most desirable wood.
