and expect that otherswill understand, but whatmight be overlooked bythe pet owner, will likelynot be overlooked by thehome buyer. There areseveral areas where petsimpact the sale and valueof a home: the physicaldamage, the smells, andshowing the home itself.While it may seem
counterproductive torepair torn screens andscratched woodworkwhile the pets are still inthe house, get as muchof this done as possiblebefore the home goes onthe market. Your goal isgetting the home sold,whether you have pets ornot. In order to do this,you want the buyer to fo-cus on the overall home,the floor plan and howthe home will work forthem. You do not wantthem to be distracted bymaintenance or cleaningitems. You don’t wantthem to worry that, if youdid not take care of theseitems, what other main-tenance items have youignored that they cannotsee.Generally, in the first
few weeks of the listing,there are a flurry of show-
ings. It might make senseto make arrangements tohave your pets gone dur-ing that time, particularlyif they are likely to jumpon people or bark dur-ing the showing. Perhapsthey can temporarily goto a friend’s or neighbor’shouse.I have had customers
that would not go intoa home if there was adog present, due to abad childhood experi-ence. Even if the dog orcat is locked in a room orthe garage, the constantmeowing or barking canbe very distracting to theshowing, although this isbetter than having themloose in the house.The agent and buyers
are strangers to the dogsand we are on their turf.A normally friendly dogmay well become aggres-sive if we try to show thehome when the ownersare not there. Once I evenhad a cat sit on the topof a newel post at thebottom of the stairs andrefuse to let us by to viewthe second floor. She
would attack when wecame close!Whether you have pets
or not, the home shouldbe clean when you showit. This might be daily vac-uuming if you have petsthat shed. Critically walkthrough your home andnotice any nose smudgeson the windows, or graylines down the hall or onexposed corners wherepets might rub againstthem. Wash down thosewalls. In some cases youmight need to paint.Clean the carpets
before you put the homeon the market and beprepared to do it againwhen you vacate. If youhave a litter box, be sureto clean it daily to avoidthe smells. Sweep up anystray kitty litter on thefloor.Do your pets get up on
the beds and couches?Wash all the linens andspray fabrics and draper-ies with Febreze to getrid of odors. Pet hair anddander is a common aller-gen, so keeping the home
free of those is critical.Buyers will want to look
at the yard, so you willwant to pick up after yourpet so that the buyer canwalk around it. Removefood and water bowls tothe outside, basement, oryard. Pick up dog beds,toys, cat condos, and lit-ter boxes and put them ina less conspicuous place.Most people do not like
giant boa constrictors,corn snakes, or lizards:try to have them in a lessconspicuous place andcover them. Often parrotswill make a terrible racketif strangers come in thehouse.The best strategy is to
have the showing deskgive out any specific in-structions regarding petspresent in the house, andalso to have a sign at ornear the front door withthese same instructions.This will help an agentavoid inadvertently lettingout a cat or dog, preventa curious child’s fingerfrom being bitten by aparrot, or even keep a
startled buyer from leav-ing the home after beingsurprised by the snake inyour son’s room.Buyers often forget that
real families and theirpets live in the homeswe are showing them.They expect the homesto be well presented, wellmaintained, and smellinggood. The goal of show-ing the home is to allowthe buyers to get an over-all idea of the location,neighborhood amenities,floor plan, landscaping,and features.We want the buyers to
be able to picture them-selves living in the home.We want them to startmentally placing furni-ture. We want them tostart thinking about theirfamily meals there andhow they would use theyard or change the land-scape. existing home sales inJune came from repeathomebuyers, up from49 percent tallied a yearearlier, per the NationalAssociation of Realtors. Bycontrast, purchases fromfirst-time buyers, whotypically represent 40 per-cent of the market share,decreased to 29 percentin June.Current homeowners
