Gutter spike on the west side of the home are pulling out of the fascia. I would recommend replacing the spikes with screws.

At least TWO years remaining life can be reasonably expected based on normal life expectancy and condition at the time of the inspection.

A few of the shingles are pretty worn

I am not a professional roofer, feel free to hire one. I do my best to inspect the roofing system within the time allotted. I inspect the roof covering,

drainage systems, the flashings, skylights, chimneys and roof penetrations. This is not an exhaustive inspection of evey installation detail of the roofing

system, according to manufacturers’ specifications or construction codes. It is virtually impossible to detect a leak except as it is occurring or by specific

water tests, which are beyond the scope of the inspection. I recommend that you ask the seller to disclose information about the roof, and that you

include comprehensive roof coverage in your home insurance policy.
