This is mostly due to the fact that it’s a financial year end and also the end of winter. For Gujarat winter is NRI season and we see a lot of influx of foreign money in to the economy. Government has decided that from April there will be no agreement registered unless the payment is done by way of cheque or bank draft. Cash payment will not be allowed. This is done to curb the black money upto the extent of the market value. This has resulted in to an increase of about 45% increase in the amount of properties sold in the month of March 2015 as compared to March 2014. Did anyone say recession? RE/MAX is arranging a seminar on entrepreneurship in real estate sector. This sector is 2nd largest employer in Indian economy after agriculture. In this seminar we are going to discuss about opportunities for investors, brokers, builders, manufacturers, traders, consultants and professionals. The demands of customers are changing and so is the market. The event will give an idea of what it takes to build a rewarding career in real estate. The event is on April 11th, 2015. Real estate is a seasonal business. People think its cyclical however more so its seasonal. There are 4 months in a year which have higher than average number of transactions. These 4 months are same at least since last 5 years. March is the month in which most transactions are registered. RE/MAX GUJARAT generally organizes a monthly breakfast meet of all its franchise Owners on first Monday of every month at RE/MAX Gujarat Head Office.

In the month of March 2015 which is a last month financial month of the year RE/MAX Gujarat decided to organize a full-day conference with exciting sessions throughout the day.

The meeting was held at yMCA international Business Centre at 10.00 a.m. with opening remarks by Regional Owner Mr. Manan Choksi, followed by a motivational session by Retd. wg. Cdr. Mr. Rajneesh Lakhanpal. Mr. Lakhanpal stressed on use of proper communication during our daily routine and the session was liked by everyone.

Then another exciting and important session was by IIM Ahmedabad Professor Mr. Anand Jaiswal who explained a case study of world renowned XEROX Company. RE/MAX Gujarat had already given a case study and supporting material to all broker owners who were to attend the conference and everyone had prepared it well and because of that session was very interactive and interesting and everyone learnt about the efforts needed to achieve highest quality standards for our customers.

Mr. nirav vakahria and Mr. Harit Parikh of RE/MAX REALTy SOLUTIOnS, Ahmedabad presented their success story so far and best practices of their office in terms of agent recruitment, retention and grooming and hand-holding of all agents. They also put stress on using iConnect and Social media platform efficiently by which they are getting quality leads.

Mr. Pranav Pandya presented the feed-back given by RE/MAX Gujarat Broker Associates whom we had met one on one in our office and had asked several questions to understand what they need from Broker office and Regional Office to excel more in this business and earn more brokerage. This session gave insight to all broker owners about what their associates are thinking and the efforts of regional office was lauded by everyone and they suggested such surveys and feed-backs will help grow RE/MAX network more and more.

Mr. Manan Choksi gave a presentation on how to earn more by using personal promotion by agents and its effects on their business and income. His presentation was focused on Agent’s personal promotion and how they can use maximum advantage of brand RE/MAX to earn maximum commission. The use of Just Listed cards, Just Rented and Just Sold cards etc can benefit them in fetching more customers as well as more recognition in their niche farming area.

MS. krutika Mehta presented how they are working on franchise sales, lead generations and seek view of broker owners how to keep relationship maintained with these prospects for longer period of time.

At the end Ms. Urvashi Prajapati end a very effective and productive day with vote of thanks!

REALTY pE FIRMs TO DOUBLE INvEsTMENTs ThIs FIsCAL The improving economy and business sentiment seem to be whetting the appetite of private equity players for a larger role play. Realty-focused PE firms are looking to double their investments this financial year.

Higher commitmentsfor instance, real estate-focused private equity firm ASk Property Investment Advisors has committed to invest about Rs 1,000 crore this financial year. This is exactly double of the Rs 500 crore, the firm had earmarked for last year.“we didn’t commit too much money last financial year, while most of our commitments came during the last quarter of the year, as the direction of the market went from bad to worse. we were waiting for the markets to show more distress and give us money for money deals,” said Amit Bhagat, CEO and Managing director, ASk Property.In this financial year, the company will continue to invest in residential projects with focus on Bengaluru, Pune, Chennai, Mumbai and national Capital Region (nCR). Milestone Capital Advisors, which invested about Rs 500 crore in fy15 across commercial and residential, intends to deploy about Rs 800-1,000 crore this year.

Higher demand from metros“The real estate sector is definitely looking up this year, and deployments would depend on the appetite in the market. Both residential and commercial sectors would continue to post growth in this year and there is a lot of interest among high networth individuals to invest in the sector,” said Rubi Arya, vice-Chairman and director, Milestone Capital Advisors.for the real estate sector, the high demand continues to flood from the metros, while growth is also coming in from tier-I and -II cities, she added.“Some markets are very interesting such as nCR and Mumbai, and funds are optimistic, even though pricing is still not attractive. In the last 12 months, investors were looking at fresh asset creation rather than refinancing, which was the norm till now,” Ashish Singh, Managing director (real estate investment), Standard Chartered Private Equity Advisory.

Rising inflowsThe inflows of PE investments in real estate totalled Rs 15,410 crore in 2014, more than double the investment of Rs 7,360 crore in 2013, according to a report by real estate consultant Cushman & wakefield. However, there are companies opting for a cautious fy16. “According to me, doubling would be very aggressive. we are conservative as we have to see how the markets pan out and how our previous investments are performing,” Indian Property Advisors Pvt Ltd (IPAL) Managing Partner Ramesh Jogani said.

Fund raising“This year, a lot of fund creation is also expected to happen, and with many preferring equity rather than debt structures,” Standard Chartered’s Singh said.ASk Property, which launched a Rs 1,500-crore fund last year, will also look at raising funds from offshore markets, Bhagat said, declining to disclose the details of the funds.On its part, Milestone Capital will also do more funds, while many exits are also expected this year.news Source: The Hindu Business Line
