SUMMARY OF ACCOMMODATION Communal entrance, entrance vestibule, entrance hall, sitting/dining room, kitchen, 2 bedrooms, family bath/shower room. Outside: communal outside space. DESCRIPTION The sale of 4 Quay House provides an excellent opportunity to acquire a well presented two bedroomed, second floor apartment in this sought after and picturesque traditional Cornish fishing village which still has an active fishing fleet and large inner and outer harbours that cater for a variety of pleasure craft. Situated on the second floor with the accommodation arranged in such a way as to allow the master bedroom and sitting/dining room to enjoy the spectacular harbour and ocean views. complimentary tiling along with plenty of storage including several floor to ceiling, mirror fronted wardrobes. The two bedrooms are of good size with the master bedroom sharing the same views as the sitting/dining room at the front of the apartment with the second bedroom, located at the rear, having the benefit of a wash hand basin. Whilst we have been advised that the apartment cannot be used as a holiday let it would, nevertheless, provide a perfect opportunity to purchase an ideal main or second home/bolthole by the sea, the likes of which are very rarely launched onto the open market for sale. LOCATION Mevagissey is fast becoming an increasingly popular and better known holiday destination and one of the jewels in Cornwall’s crown, popular for its unspoilt huddle of fisherman’s cottage and associated period buildings that surround its picturesque inner and outer harbours. The harbours host a still active fishing fleet with fishing trips a popular draw for holidaymakers. The South Wes Coast Path provides access on either side of the village to beautiful clifftop walks and sandy beaches whilst the village offers a good variety of inns, restaurants, cafés and shops sufficient to cater for most day to day needs. To the north lies the nearest large town of St Austell which has just undergone a town centre rebuild which has seen its retail facilities greatly enhanced. The town also offers out of town supermarkets, trading estates and the mainline railway station to London Paddington (travel time approximately 4½ hours). Between Mevagissey and St Austell is the long sandy beach at Pentewan with its own pub and the Seahorse Centre with its swimming pool, children’s soft play area and restaurant. There is also the Driftwood café which fronts onto the beach. Behind Pentewan is the beautiful valley and mature woodland of Kingswood offering some lovely walks along the valley through which a picturesque stream runs. Other nearby attractions are the local Lost Gardens of Heligan and the Eden Project and the road access is relatively easy from St Austell to the A30 and A38, both of which remain largely dual carriageway all the way to Exeter where they link to the M5 at Bristol on the A303 to London. To the north west lies Newquay Airport providing daily national shuttle flights.
