Did You Know…

Keep our children safe – slow down, STOP, and avoid parking on the streets to improve visibility. Parking on the street is not an eve-ryday privilege. 2014: Board members chose to re-place the management compa-ny and attempted to self-manage the property. The task of a self-managed association proved to be much more diffi-cult, with many laws, rules, regulations, administrative burdens and lack of experience in this arena.

2013: Board members experienced increasing neglect by a large property management compa-ny (Associa). This company was not giving the proper at-tention to our neighborhood – lack of general administration, maintenance and tasks were eroding the neighborhood appearance and financial well-being of the association.

2015: New management company (Premier) has been brought on board, allowing for the new board to have a proper partner in evaluating the financial vital-ity, property, and homeowner needs. Bids were evaluated and new contracts were signed for the upcoming year includ-ing snow removal, landscaping, ponds and habitat mainte-nance.

Dues and How They are Spent

Brief History

Several homeowner have com-mented on the high assessment dues. Each year the board informs the residents of the planned budget and the HOA dues. Homeowners are en-couraged to evaluate the ongo-

ing operations of the associa-tion. If the owners would like more information, we ask that you reach out to our manage-ment company or attend the board meetings. The board is working diligently with the new

management company to at-tend to our neighborhood needs. Please continue to in-form and participate to im-prove our community.

Why are we not seeing re-sults? Progress takes time. Some residents have voiced concerns pertaining to cross-walk paint on the roads as well as parkway trees, trash around the property, and ongoing maintenance of the ponds. Playground area, cross-walks, streets, street lights, and parkway trees - These items fall within the Village of Antioch’s responsibility. Those are the types of services that we pay through our prop-erty taxes. The village recently marked the trees that they will be removing. If you have addi-tional questions or concerns in this area, please direct them to

the village at 847-395-1000. The board will be looking at all viable options in assisting the homeowners. Trash – This is typically not an ongoing part of our dues, how-ever the board will look into resolving this. Prevent this expense from occurring by being thoughtful when taking out the trash. Some clever ideas are to tie down your lids or wait until the windy weather passes. Funding spent on col-lecting trash takes away from other projects and responsibili-ties. Ponds – We have 7 ponds to maintain in our neighborhood – ponds are a major expense especially with only 182 homes.

New contracts have been signed and all 7 ponds will be a major focus for the upcoming seasons. Licensed experts will evaluate the needs of our com-munity and propose the proper solution to the problems at hand. We will look at every-thing - including algae, musk-rats, and any invasive or de-structive plants that lead to potential problems. Please keep in mind - do to their nat-ural environment, it will take time for the ponds to be re-stored to their proper state.
