The Sunnyside Community School is a split-level concrete and masonry block structure with a partial basement level,originally constructed in 1919. The building has a single-storey addition with a partial basement level constructed in1956, and has a total floor area of approximately 2,237 square metres.
General Summary:
Structural Summary:Structural drawings were not available for review during the assessment, however the building foundations likely consistof a poured concrete assembly with concrete grade beams and spread footings. The structure consists of reinforced,poured concrete floors and load-bearing masonry walls. The roof structure of the building presumably consists of steelroof decks supported by open-webbed steel joists. No deficiencies requiring major work were identified during the site visit. The structure of the building is in acceptable condition.
Envelope Summary:Exterior cladding for the building consists of face brick. Flat roof sections consist of a built-up roof membraneassembly. Main entrance doors are solid core wood set in wood frames. Window units are fixed and operable single-pane windows with secondary storm windows, set in wood frames. Major work recommended includes repair of deteriorated brick cladding, and replacement of the original windows. Inaddition, replacement of deficient sealant and the roof membrane assembly on all flat roof levels is also required. The envelope of the building is in marginal condition.
Interior Summary:Classrooms and corridors have sheet vinyl or vinyl tile flooring. Carpeting is provided in the Library and main leveloffice area. Mechanical, service and storage rooms have painted concrete floors. The majority of the interior walls arepainted plaster or painted drywall. Suspended T-bar with in-laid acoustic panel ceilings are provided in the library,while the majority of the classrooms and corridors have either acoustic ceiling tiles or painted/stippled gypsum orplaster ceilings. Major work recommended includes replacement of washroom stall partitions and chalkboards, re-finishing thehardwood flooring on the stage of the 1956 addition, The interior finishes are in acceptable condition.
Mechanical Summary:The domestic water piping includes a cast iron service connection with copper piping used below the water meter andthroughout the building for connections to plumbing fixtures. Where visible, the sanitary piping was cast iron. Bothsanitary and supply piping in the original building are of various ages. There are backflow prevention devices (BFP)present on the boiler, standpipe system and the domestic water service. A new domestic water heater was installed in2009. The original building is heated by a single steam boiler which was installed in 1995. Steam is provided to cast ironradiators and a cast iron heating coil, and convectors. The steam distribution system is reported to be original tobuilding construction. The 1956 addition is heated by three original forced air furnaces. Heat distribution to this areaof the building is via underfloor ducts. The building is ventilated by an original air handling unit (supply fan in a fan room in the basement), with roof-mounted

exhaust fans. Some air condtioning for the 1956 additon is provided by a swamp cooler in the furnace room. TheHVAC controls for the 1919 building steam heating is pneumatic. The building has a standpipe system complete with fire hoses for life safety. The following are recommended actions for the next five years: - Replace the three forced air furnaces. - Study to decide if the Server room, that was very warm with no ventilation, requires ventilation and or cooling. - Install proper hood fan and exhaust air ducting for the range that is installed in the gymnasium kitchen. Overall the building is Condition 4 - Acceptable.
Electrical Summary:The building is equipped with two main power services. Panels are located throughout the school. T12 andincandescent light fixtures located in the school. Emergency battery packs and exits signs located in school. Intrusiondetection is located as required. Fire alarm system installed as required. Telephone, data and paging system installedas required. Recommended upgrades: 1- Upgrade main power service to single 400Amp three phase service. 2- Replace two sub-panels. 3- Replace and megger test wiring and feeders. 4- Upgrade Public address system. 5- Upgrade lighting system with T8 fluorescent light fixtures. Overall the electrical system rating is marginal.
