If your home is worth less than what youowe, would you walk away from the homeand allow it to go into foreclosure?

How much less? What if your home isworth 75 percent of the loan amount? Whatif it is worth half of what you owe?

What if your home is worth only 25 per-cent of the loan amount? Would you walkaway at that point?

According to new research by First Ameri-can CoreLogic that will be published in theupcoming “Negative Equity Report,” home -owners whose homes are worth less than 75percent of the mortgage amount are mostapt to simply walk away and let the home fallinto foreclosure — even if they have themeans to pay.

The results of the study seem to show thathomeowners face a mental hurdle that meltsaway as the equity in their home disappears.

So if the home you bought for $400,000 isnow worth less than $300,000, you’ll thinkseriously about a strategic default, even ifyou have the means to pay.

How many homeowners are occupyinghomes that are worth less than 75 percent ofthe mortgage amount? Plenty.

According to data, in 2006, as the housingbubble burst, there were few homeownerswho had negative equity (homes worth lessthan the mortgage amount).

Four years later, more than 4 millionhomeowners find themselves paying themortgage on property that might never re-cover in value. With the housing market re-covery slowing, the number of homeownerswith homes worth less than 75 percent ofthe mortgage amount could jump to morethan 5 million, or a full 10 percent of the to-tal number of homeowners with mortgagesin the U.S.

At what point is it worth simply throwingup your hands and preserving your wealthfor your next move?

The first hurdle is to determine whetheryou live in a state that allows lenders to pur-sue you for a deficiency judgment. A defi-ciency judgment means a lender can go afteryour other assets if the company forecloseson the property and resells it for less thanyou owe on the mortgage.

So if you owe the lender $400,000 and thelender forecloses and resells the property for$200,000, and you live in a state that per-mits deficiency judgments, the lender couldcome after your other assets to pay up themissing $200,000.

But many states do not allow deficiencyjudgments. In those states, the lenderagrees to accept title to the property if youcan’t pay, and does not try to attach liens toother assets.

If you live in a state that doesn’t allow defi-ciency judgments, it paves the way for you tosimply mail the keys back to the lender — ifyou’re able to let go of the emotional attach-ment you have to the property.

According to a spokeswoman for FirstAmerican CoreLogic, a homeowner’s emo-tional attachment to the property fades asthe home loses value. Once a house is worthless than 75 percent of the mortgageamount, the homeowner’s emotional attach-ment disappears.

That could spell trouble for lenders whoare expecting as many as 7 million addition-al foreclosures by the end of 2011. Whilesome of the expected 5.1 million homeown-ers who will own homes worth less than 75percent of the mortgage amount are includ-ed in that number, plenty are not.

Lenders expect that if you haven’t lostyour job or experienced some other sort offinancial hardship, you will continue to payyour mortgage even if your house is worthhalf of the mortgage amount.

But homeowners who choose a differentpath, and who think about their fi-nances strategically, may decide theyare far better off handing back the keysto the lender, taking an immediate hitto their credit history and score, andmoving forward with their financiallives.

If even a million homeowners makethe decision to strategically default, itcould change the mortgage industry aswe know it.

If you’ve picked Valentine’s as themoment to get engaged, cupidrules your heart. How the ques-

These floral air fresheners mor-phed into the bouquets, corsages,and boutonnieres weddings have to-day, although modern bridesneedn’t worry about a crowd of un-washed guests. If you’re planningyour big day, make flower shoppingeasy with these tips:

• Plan ahead, booking six monthsin advance, if possible. “We ’re avail-able to do spur of the moment —we’ve had people come in and say ‘Ineed a bridal bouquet right away’ —but four weeks or longer is better,”said Brad Golter, owner of Long-mont Florist and Floral Associationof the Rockies board member. Thisgives the florist time to find perfect

flowers, and if the bride’s nervous,“she can come in and see them be-fore they’re put together to makesure the colors are right.”

• Be ready to answer a few ques-tions so the design can be cus-tomized around you. “I’ll ask thebride for adjectives to describe herwedding, one of which must beabout style,” said Kristina Sutcliffe,owner of European Flower Shop inBoulder, “I want to see the silhou-ette of her gown, how tall she is;what I do for a six-foot tall bride isdifferent than for someone five-feet-t w o. ”

The time you spend talking withthe florist is crucial. “Flowers arewhat bind everything together.They’re art, they make the momentintimate,” Sutcliffe said. “Be surethe florist you pick gets you, and lis-tens well.”

• Don’t be coy about discussingyour budget. “We can work with anybudget, as long as we know what itis,” said Jerrica Park, co-owner ofBoulder Blooms. Florists can offersuggestions on touches that makeyour day breathtaking withoutbreaking the bank.

“The little elements, especially atthe ceremony, make a difference,”said Park, pointing to three-foot tallglass vases filled with water. Within

them, spirals of silver wire lifted or-chids up like bubbles. “At an up-coming wedding, these canisterswill line the aisle, then we’ll movethem to the reception to use themthere, to double their use.”

• Bring pictures of flowers or ar-rangements you like, but if you needa starting point, ask to see theirphoto books. “Tropicals are hotright now, but no matter what, con-servative romance is still the mostp o p u l a r, ” said Sarah Cioni, owner ofthe Painted Primrose in Boulder.“Roses, calla lilies — people lovethem along with the limey green ofIsraeli ruskus leaves.”

• Make yours a green weddingwith customized, plantable seed pa-per invitations. “They’re a romantictie-in with flowers and earth friend-l y, ” said Don Martin, president ofBloomin,’ a Boulder-based cardcompany specializing in wildflower-seeded stationary. “The whole ideaof giving guests flowers, somethingthey can plant that will come backyear after year … it’s symbolic ofhow special that event is.”

make. Yes, the faucets, cabinets, paintand wallpaper choices are all significantas well, but a sink is the main attractionof a bathroom.

First, you need to decide whether thesink will be arty or utilitarian. Once thatdecision is made, it’s time to shop. Theoverall look of your bathroom will helpyou determine which sink you’ll reallywant. Here are a few of your choices.

• Cast-iron sinks can be beautiful. Theidea of cast iron might conjure upthoughts of messy sinks, rusty from themoisture and dampness found in a bath-room, but today’s technology helps pro-duce sinks that are not as sensitive tomoisture. They are made to last a longtime, and most regular cleaners can beused on them. Be sure to get a careguide when you purchase the sink.

• How about a copper sink? These aretruly beautiful and come in many shapesand sizes. There are a variety of styles,too, so you can choose one that fits yourd e c o r.

• Hand-painted ceramic sinks are fab-ulous and can be wonderfully unique ifyou design the pattern yourself. Or ifyou have an idea of what you want, thedesigners at companies that make hand-painted sinks can create it for you. Per-haps a pattern in the wallpaper, or astencil pattern on the wall can be mir-rored in the sink design. Flowers are al-ways popular, as are paintings of fish.Many companies also have a variety oftemplates and ideas for you to choosefrom if coming up with your own designisn’t what you want to do. Don’t forgetto ask for care instructions on this one,but don’t worry, they are not as fragileas they look.

• Glass sinks have been popular for awhile now and with good reason — theyare gorgeous. They come in many colorsand shapes, and some even have pat-terns in the glass.

ly in one room:• Create Zones. Divide your space into “zones”

dedicated to certain activities (sleeping, socializ-ing, eating, working). L-shaped studios can workwell when divided roughly into thirds: the frontspace, the rear corner and the ell of the L. It’s OKfor some zones to do double duty (i.e., workingand dining).

• Plan for Company. Even if you are the world’sbiggest hermit, you should still be able to seat atleast three guests. Pull-up seating lets you do that:Think ottomans, benches or small dining chairsthat can be moved over to the sofa when folkscome over.

• Sofa goes on short wall. In long, narrow rooms,sitting the sofa on the shortest wall will actuallygive you more space for other furniture. Sixty-inch-long loveseats never sit more than one personcomfortably. If you have enough space for a 72-inch-long “apartment sofa,” it’s a better option.

• Make an entrance. Even in the tiniest spaces,you still need a foyer. Create a “faux foyer” nearthe front door by installing a shelf or low bookcasewith a little tray on top for keys and mail.

• Color cohesively. Keeping your color palettetight in small spaces gives visual cohesion and pre-vents the walls from closing in.

• Hide it in plain sight. Stack pretty storage bas-kets and boxes in the open spaces at the bottomsof consoles, desks and end tables.

• Guest Relations. Invest in a twin-size inflatableair mattress to accommodate overnight guests.But splurge on the most luxurious linens you canafford to make up for when guests have to sleep onthe floor.

• Multi-tasking furniture. In a small space, youhave to love every piece of furniture because you’relooking at it constantly. Think outside the boxwhen shopping: Stools, benches and plant standsmake terrific bedside tables. Dining room side-boards and foyer-style chests are great buffets forserving guests, and also make perfect dressers.

• Small desks rule. Beware the behemoth desk.Yours should clock in at no more than 48-by-24inches.

• Be upwardly mobile. When you don’t havespace to go horizontal, go vertical. Shelves, wall-mounted cubes and bookcases are must-haves forone-room living.

• Purge ruthlessly. Let your space dictate thequantity of your possessions.

• Think of the kitchen as a bar. If your kitchen iscontained in your one-room space, it should bepainted either identically to the rest of the room,or designed to delightfully contrast.

In a recurring dream, I walkdown a hallway in my apart-ment and discover a whole

wing that I never knew existed.Fantastic — I now have a spa-

cious dining room, library andguest suite.

I suspect that many people liv-ing in cities where space is theultimate luxury share thisdream. And while many makedo with limited space, living injust one room is particularlychallenging. It’s not just citydwellers coping with that chal-lenge, but also students, seniorsand those decorating a pied aterre.

Designers have some guide-lines for making the most of liv-ing in one room. The first step,they agree, is assessing how youlive.

Do you work at home? Do youlike to entertain? After a thor-ough editing, how much stuff doyou have left to store — cloth -ing, books, shoes, DVDs, etc.?

On page 1 of her book “De -sign Rules” (Gotham, 2009),decorating diva Elaine Griffinwrote, “Whether you are a stu-dio apartment dweller or are

gifted with a sprawling subur-ban domain, the design rules forthe public spaces are the same.”

Except that the rules are evenmore important when you mustmake the most of one room.

The biggest issue in designingfor one-room living is separatingpublic and private space, saysKenneth Brown, a Los Angelesinterior designer who appearson “reDesign,” on the Fine Liv-ing Network and HGTV.

“Nobody at a dinner partywants to be staring at a bed,”Brown said. For a one-room pro-ject featured on his show, Brownused a bookcase as a room di-vider to separate the public andprivate areas of the room, aswell as to store books and pro-vide a stand for a swivel TV.

He is a fan of the new-styleMurphy beds, which he says areboth sleek and comfortable. Hemasks the Murphy beds withcustom finishes such as panel-ing, antique mirrors and artwork to blend with the architec-ture of the room. One that heespecially recommends, fromZoom-Room, rolls down frombehind a panel where you canhang a flat-screen TV.

While each room differs ac-cording to how his clients wantto live (how much space theywant devoted to entertaining, toa home office, etc.), Brown saidthere are rules that always ap-ply:

• Don’t be afraid of big pieces.Lots of small oneswill clutter a space.

• Select furnitureon legs so you cansee under the piece.

• Don’t float thefurniture in the cen-ter of the room.

• Try lining thewalls with two largesofas.

• Select a coffeetable that may dou-ble for dining.

• Commit to one

color and bring in differenttextures. That way the wallsrecede and the eye is notstopped by an accent wall.

• Create zones in yourroom with lighting. For exam-ple, hang a chandelier overthe entertaining area.

Brown believes that con-cealing stuff in pretty boxes iskey to living artfully in oneroom. He is a fan of the Con-tainer Store for finding cre-ative storage solutions.

Ron Marvin, an interior de-signer who appears on theHGTV show “Small Spaces,Big Style,” has designed twoone-room apartments forhimself, in San Francisco andNew York City. “First, thinkabout what you need thespace to do,” he advised.“Think of your room as abeautifully appointed hotelro o m . ”

Marvin believes in allowingfor the luxury of a queen-sizebed. In San Francisco, he didnot work at home and so wasable to create a separatespace for entertaining, usinga large antique sideboard tostore serving pieces and otheritems. “Open shelves onlywork if you are neat,” he said.

For his apartment in NewYo r k ’s Chelsea neighborhood,where his home doubles as anoffice, Marvin tucked the bedinto one corner and a deskwith storage boxes under-neath it in another.

Marvin loves lamps. “Theyare sculptural and make youreye move around,” he said. Hebelieves lamps have a coziereffect than overhead lighting,and has 13 of them in hisapartment.

As for wall color, he advises,“don’t be afraid of the dark.Dark colors make the walls re-cede. It is only one room —experiment with wall color. Ifyou don’t like it, paint anoth-er color the next weekend.”
