I am pleased to report good news on a number of fronts. First, the Raleigh Regional Association of REALTORS® (RRAR) was awarded a smart growth grant to promote transportation dialogue in the Triangle. Immediate Past President Asa Fleming was instrumental in RRAR being awarded the grant by the National Association of REALTORS® (RRAR). We are grateful for his devotion to our community.

In addition, it is my honor to congratulate Asa on behalf of the Board of Directors, members and staff on his recent graduation from the NAR Leadership Academy. The NAR Leadership Academy serves to iden-tify, inspire and mentor emerging leaders for the organization. The REALTORS® were selected from the membership ranks through a rigorous application and interview process by an Advisory Group of peers and Association Executives. The 2014 graduates have completed a project to identify and enrich their local areas through the application of REALTOR® Party grant money. Fleming is also a gradu-ate and former dean of the Triangle REALTORS® Leadership Academy.

Finally, it is my pleasure to report that Linda Craft contributed $5000 to the REALTORS® Political Action Committee (RPAC) at a special event at the Contemporary Art Museum on June 4th. In recognition of her generosity, Linda will receive the renowned Golden R.

There are a lot of reasons families can find them-selves in need. A fire or

other natural disaster, a change in employment status, a death or divorce, a medical situation, or a sudden increase in the number of people in the household can be devastating and leave a family with nothing.

Rebuilding their lives doesn’t happen over night but when that family is ready to begin again, it can weeks, months or years before they are able to afford to make a house into a home. On the other hand, many families accumulate so much “stuff” that they or their heirs don’t know where to begin when it comes time to sell a home. That’s where the Green Chair Project comes in to help both families.

The Green Chair Project, Inc., was co-founded by Beth Smoot and her business partner Jackie Craig, in April of 2010. Beth is a REALTOR® and home stager with a passion for serving her community. While helping sellers prepare their homes for the mar-ket, Beth counseled her clients to reduce the amount of visible “stuff” in their homes to create a great showing experience. Clients also expressed being overwhelmed by the number of items and furnishing that they no longer wanted or needed at this point in their lives.

It can be difficult for people to part with their unused items but it becomes much easier when those items are given a second life. The mission statement of The Green Chair Project is ‘reusing

furnishings, renewing lives.’ The Green Chair Project gives families in need a dignified op-tion in furnishing their homes by providing gently used items at low cost.

In 2010, Smoot opened an account with $100 of her own money to establish the charity and used a closet in her church to store donated items. Today The Green Chair Project has grown into a charity with 28,000 square feet of household furnishings in downtown Raleigh, North Caro-lina with a $370,000 annual budget. The Green Chair has a handful of staff and still relies on an army of volunteers.

The Green Chair makes the furnishings available at a low cost to individuals and families identified and referred to The Green Chair by its more than 60 partner agencies. The inviting space on Capitol Boulevard allows the recipients to participate in a successful transition to self-sufficiency, with dignity, as they furnish their homes and create nurturing environments for them-selves and their families. Each family is assigned a private appointment with a personal shopper to help them choose from thousands of restored, cleaned and new items. This process empowers families with options and personal choices that are often lost for members of the community faced with difficulties.

The Green Chair receives gener-ous donations from the community that include heirlooms, new and used appliances and electronics and even original artwork. The typical cost for a qualifying family to furnish a home is about $250.

RALEIGH, NC (May 28, 2014) June marks National Homeowner-ship Month, celebrating the many benefits of ownership and what that means to individuals and the community. What National Homeownership Month may not put under the spotlight is the fami-lies throughout North Carolina who are facing the devastating challenges of losing their homes to foreclosure.

Enter the North Carolina Fore-closure Prevention Fund (Fund), a service offered by the N.C. Housing Finance Agency to North Carolina homeowners and an answer for responsible unemployed homeowners who are struggling with their mortgage payments or facing foreclosure.

The Fund, offered statewide and funded by the U.S. Department of the Treasury, makes mortgage

p a y m e n t s for qualified u n e m p l o y e d workers, while they look for jobs or complete job training. It was created in North Carolina in 2010 because of high unemployment, which continues to exceed the nation-al average in more than half of North Carolina counties.

There is no cost for mortgage assistance, which is offered as• A zero-interest, deferred loan

that pays the homeowner’s mortgage for up to 36 months ($36,000) during job search or retraining;

• A zero-interest, deferred loan up to $36,000, to bring a mortgage current after reduction of income; or

• A zero-interest loan up to $30,000 to refinance a second mortgage for a home-owner who has experienced a reduction of income, in order to lower the total monthly pay-ment to an affordable level.

No repayment is due as long as the homeowner continues to live in the home. Loans for mort-gage payment and reinstatement are extinguished after 10 years of occupancy. Second mortgage loans are repaid after 30 years, or when the home is sold, which-ever happens first, and no inter-

est is paid.Free help applying and evaluating other ways to avoid foreclosure is available through 42 HUD-approved counseling agencies located throughout North Carolina. The North Carolina

(RRAR) volunteers have partnered with residents and staff of The Healing Place of Wake County to build a community garden in the courtyard at its men’s shelter in Raleigh.

“The community garden will have positive impacts on so many levels,” said Dennis Parnell, President and CEO of The Healing Place. “The Healing Place serves over 500 meals a day to homeless citizens. Fresh and nutritious vegeta-bles from the garden will make those meals truly special and we will also share this bounty with partnering nonprofits like the Shepherd’s Table. The garden will not just feed the body; it will also feed the soul. So many who are fighting homelessness and addiction need a tranquil place for reflection. This community garden will be one of those tranquil places.”

We selected The Healing Place as the REALTOR® Foundation of the Triangle key’s project for 2013-2014. It was particularly rewarding to physically work in the garden alongside other REALTORS®. WASHINGTON — Homebuyers who want to live in a certain school district are generally so unwilling to compromise on the matter that agents who suggest homes outside that district risk “offending the homebuyer,” ac-cording to Lawrence Yun, the National Association of Realtors’ chief economist.

“As a Realtor you should not bother to say, ‘Well, there’s a larger home in another district,’ ”Yun said, when moderating a panel on commute costs at NAR’s midyear conference. ”By saying that, you may actually be offend-ing the homebuyer.”

Yun based his recommenda-tion on NAR’s recent finding that only 2 percent of buyers make

compromises on distance from schools, and 3 percent on quality of schools. Reports from agents around the country also seem to back up Yun’s recommendation.

Agents say that consumers’ preoccupation with online school data has made it increasingly difficult to get buyers to consider listings served by schools that don’t boast top school ratings or scores.

The proliferation of online school data and school-based search tools are helping fuel the phenomenon, according to some agents, technologists and re-searchers. Many property search sites now let buyers search for homes not only by school district, but within individual school atten-dance boundaries.

School officials say it’s often

difficult to get a true handle on the quality of education provided by individual schools by simply looking at test scores or simplified rankings, and some real estate agents agree. The San Francisco Chronicle has documented at least one instance where a homebuyer who was relying on test scores fired his agent for suggesting that he wasn’t giving some schools a fair shake.

By stoking consumers’ focus on schools, the data is also driving up price premiums for neigh-borhoods served by top-rated schools. Other data including the locations of sex offenders and crime rates are also beginning to influence demand, causing head-aches for some agents and com-munities, and eroding the spirit of fair housing laws.

AUGUST 31, 1945 - MARCH 27, 2014

Virginia “Ginger” Crowe Rogers, 68, of Raleigh, passed away peacefully March 27, 2014 in Raleigh, NC. She was a beloved wife, mother, sister and grandmother.

Ginger was born in Raleigh, NC to Richard Donald and Vir-ginia Smith Crowe on August 31, 1945. She attended Kinston High School and graduated in 1963 where she served as head cheerleader and voted most athletic. From there she proceeded to earn a nursing degree from Watts School of Nursing Duke University Health

System in Durham, NC in 1966. In the ‘80’s she enjoyed teaching disco and shag danc-ing with her husband; as well as leading Sunday school classes. She went on to be a success-ful mother, wife, grandmother, philanthropist and realtor. She was passionate about helping others and did so through her many charitable activities: foster-ing babies, hosting high school exchange students, caring for hospice patients, driving pa-tients to chemotherapy, deliver-ing meals on wheels, working at the Open Door Clinic and Urban Ministries.

Ginger was an incredibly nurturing mother. She was vi-brant and full of life with a giant heart. She loved fashion and wearing as she would say, “the unexpected.” The word most people used to describe her was “classy.” Ginger loved her family, friends, and dogs - Cameron and Zoe. She loved the outdoors and cherished her times in Blowing Rock and her walks with family and friends around Bass Lake.
