Q: Why is it important to have an good agent manage your investment?
A: Quite often over my 21 years in Property Management I have seen people purchasing investment properties with the intention of managing the property themselves and asking “how hard can it be?” The old saying of “Horses for Courses” always rings out in my head. If we all had the same expertise then the world would be a very boring place. Like every industry, you have experts in the field. They study, complete a degree or an apprenticeship to be the best they can be in that particular field. This is no different in property management. When paying an agent management fees, you are paying for their experience and knowledge in dealing with numerous legislations pertaining to owning and renting property. Most people would never dream of undertaking major renovations on their house, as they’re not builders and realise the repercussions and major costs involve if they drill through a sewer pipe, nor would a lawyer attempt to perform brain surgery or a jockey attempt to pilot a Boeing 747.
Unfortunately it is not until something goes wrong that people realise that they are in way over their heads and that the amount of time it is taking out of their life, together with the stress is worth far more to them than the minimal tax deductible management fee.
When choosing a managing agent, look for experience, reputation and the longevity of the company. Don’t always look for the cheapest fees. If your agent has the expertise, experience and the knowledge to successfully manage your property then it will be far more valuable to you than the difference between a tax deductible 1 or 2 percent. Agencies who reduce their fees to gain business, usually do so due to inexperience and lack of expertise.

Q: What’s happening in the local property market?
A: Whilst there has been plenty of media attention on the property boom occurring in capital city markets, especially in Sydney and Melbourne, it is pleasing to report that the local market has been going along quite nicely as well. If we look at the statistical sales evidence for the 2478 postcode there has been a 27% increase in the volume of sales from the 2013 financial year when compared to the 2014 year. We are now seeing evidence of property prices increasing particularly in the East Ballina to Lennox Head corridor which has been in the order of 10% over the past 12 months. There certainly was a pullback in prices over the 2008 to 2012 period after the highs of 2007 but with a strengthening market we believe property owners will see their real estate values head back towards their previous highs.
A further sign of a strengthening
market is the return of developers to the market as they haven’t been sighted since 2008 when the GFC cut their numbers dramatically. Developers are normally ahead of the market as they source sites that will be profitable over the coming years so they are generally a good barometer for what lies ahead.
With the September meeting of the Reserve Bank leaving interest rates at their all time low of 2.5% and the general consensus amongst economists that we won’t see any interest rate rises before the second quarter of next year it would appear the property market is headed in the right direction with our advice being that if you intend to buy get in now before you get left behind.
