Due Diligence / FeasibilityDue Diligence / Feasibility

Zoning- Cities ability to control your use of the property. *

Platting- a legal tract. This verifies that a tract can be built upon and has street access, water, waste water, storm sewer etc.

Environmental- A phase I environmental report gives a report on the land and if its “environmentally” safe to build on. Could be restrictions. Problem might range from dumping, toxic waste, mining, spills, endangered species, etc.

Utilities- Provide water and sewers. Can I get the city to help run lines? Are the Utilites available, what will the cost of the utility extensions be? How much are the Capital Recovery fee’s?

Financial Feasibility- Can you afford it? Does the asset or proposed improve property make financial sense. Can you receive loans from the bank? What are operating cost and taxes expect to be? Will I profit from operations sale or both?
