CAAR’s annual Spring Education Conference on Thursday, April 18 at Farmington Country Club offered something for every REALTOR® and affiliate member.
Attendees benefitted from Brian Wheeler’s presentation about the unique local resource of Charlottes-ville Tomorrow. This community news platform provides local residents with non-partisan information and research on land use, transportation and community design issues and is completely supported by public donations. In 2009, Wheeler oversaw the launch of a critical partnership with the Daily Progress which today accounts for more than 1,000 – or 60 percent – stories related to growth, development and local politics being published in the Daily Progress.
Wheeler told the crowd that a K-12 education reporter soon would be joining the staff, as well as announced the recognition on Saturday, April 20 by Virginia Press Association of five first-place awards for the in-depth reporting. Visit www.cvilletomorrow.org.
For the first time in seven years since CAAR has held this spring event, REALTOR® members received education credits toward their li-cense renewal totally FREE! The first free session was an hour with
Karen Morris of Cunningham and Company about the current lending atmosphere. Morris, a 32-year veteran of the real estate financing industry, spoke about the impacts consumers are feeling now as a result of policy changes from 2012, from tighter underwriting to property eligibility concerns.
Two hours of fair housing in-struction also was conducted by Donna Patton of Better Homes and Garden/Real Estate III… for free! Patton serves as a member of the CAAR Board of Directors and has been educating CAAR members for many years on a variety of sub-jects. The basis of Patton’s discus-sion was rooted in Title VIII of the Civil Rights Act of 1968, together with the Fair Housing Amendments Act of 1988, the federal fair housing law that prohibits discrimination in housing, including rental, sale, fi-nancing and advertising. She drilled down identifying discriminatory housing practices, such as steering, and mortgage discrimination and predatory lending. Patton’s content was supported by several case stud-ies and scenarios.
In addition to learning tips on Pinterest, the value of green retro-fits and how to prep for Nationwide Open House Weekend (April 20 and 21), fun prizes sweetened the pot for a few attendees. Jack Crocker of RE/Max Assured Properties, Sa-brina Thompson of BHG/REIII and

Before starting the day’s speaker program, CAAR recognized member Kay Sands as the Good Neighbor Award recipient for April. Sands was instrumental in getting the new Seniors Safe at Home campaign off the ground.
When CAAR joined Albemarle Housing Improvement Program and Blue Ridge Home Builders Associa-tion in 2012 to raise awareness and funds to help keep low-income se-niors safe, comfortable and healthy in their homes, Sands immediately became a chief advocate for the cause. Not only did she attend weekly planning meetings and coordinate outreach efforts, but Sands was not shy about asking various commu-nity groups and personal contacts to donate.
“Kay Sands has been a champion of Seniors Safe at Home, bringing incredible creativity and generosity to the mission of doing more and achieving more on behalf of our neighbors who need us the most,” Jennifer Jacobs, executive director of AHIP, said. “I don’t know what we
ever did without Kay, but we couldn’t do it without her now!”

Day Camp Offered for Grieving YouthHospice of the Piedmont announces the 2013 Journeys Spring Bereavement Day Camp on Saturday, May 4 from 9:00 a.m. to 6:00 p.m., at Triple C Camp in Charlottesville.
This camp is being offered for chil-dren and teens (ages 5 to 18) who are trying to cope with the death of a loved one. There is no charge to attend; the program is provided as a public service and is funded by donations and grants.
Journeys camps provide a safe and supportive environment that gives grieving children the opportunity to discover that they are not alone and their feelings are normal. Through a mix of artistic, athletic, and thera-peutic activities kids have fun and—by spending time with other bereaved children and working through their feelings—begin to heal.
The day’s activities include art and music expression, high and low ropes adventures, outdoor games, grief education, lunch, snacks and a closing ceremony.

Stonehaus Donates Land to the Soccer Organization of Charlottesville-Albemarle (SOCA)Stonehaus and Belvedere Station Land Trust recently donated land in
Belvedere to the Soccer Organization of Charlottesville-Albemarle (SOCA.) This land will ultimately be the loca-tion of an indoor soccer arena and SOCA’s office. Bill Mueller, SOCA Executive Director, is “thrilled for the donation from Stonehaus and Bob Hauser, and sincerely appreciates their faithful support and planning efforts to get SOCA to this point.”
SOCA is the premier local provider for soccer programming for over 5,500 youth and adult soccer enthusiasts. “With the addition of SOCA to the neighborhood of Belvedere, we move one step closer to fulfilling the original vision for Belvedere as a vibrant, walk-able neighborhood with a diverse mix of uses,” says Bob Hauser, President and CEO of Stonehaus, “we are delighted to convey the land to this respected, local organization.”
SOCA’s board and staff are now in the early stages of a capital campaign to raise the necessary funds to build the arena as well as multiple soccer fields in Belvedere. “We look forward to generating interest and support for the project. This project and SOCA’s partnership with Belvedere is great for the Charlottesville/Albemarle com-munity. We are excited to keep people informed and involved in supporting the project.” SOCA anticipates a year of fund raising before construction begins.
The first phase of construction will include the arena, which will house indoor soccer facilities and will be lo-cated adjacent to the Belvedere village green. SOCA predicts the arena will be completed in roughly two years. Ultimately, an all-weather field will be built in Phase II of the project, with several additional natural grass soccer fields to be constructed in the Rivanna River flood plain area of the Belvedere neighborhood.

Piedmont CASA Teams Up With Area Agencies Collaboration is key in the nonprofit world, and Piedmont CASA (Court Appointed Special Advocates) is no exception, partnering with three area organizations on various projects.
This month CASA was the beneficia-ry of expert construction work from the Building Goodness Foundation, a local nonprofit, in reworking office space. Building Goodness Foundation, whose mission is to “build community and build lives,” brings together volunteers from every part of the construction industry to design and build structures for those in need, both individuals and organizations, such as CASA.
What was once little more than a closet at CASA is now a real office, thanks to the efforts of Building Good-ness Foundation.
“Building Goodness has projects both here in the Charlottesville/Albe-marle area and beyond our own com-munity, BGF volunteers are also working at the Mattaponi Reservation near Rich-
mond, VA, and several rebuilding sites in Haiti. In addition to ongoing local work, our volunteers have completed numerous buildings in the Gulf Coast town of Pearlington, MS; in Guatemala; Haiti; Honduras; and El Salvador since 1999,” their website says.
In related action, CASA continues its participation as a member of the local Pinwheel Collaborative, a consor-tium of local child advocacy and child protection agencies in the Charlottes-ville and Albemarle area. The group is celebrating Child Abuse Prevention and Awareness month, April, with a va-riety of scheduled activities throughout the community. CASA joined in the fun by “planting” pinwheels in front of its offices to highlight awareness.
The pinwheels, a symbol of hope, were originally adopted by another local agency, Children, Youth, and Family Services (CYFS), a Pinwheel Collaborative member, whose staff annually “plants” a pinwheel garden at their offices on East High Street in Charlottesville to highlight the issues of child abuse. The Collaborative’s mission is to protect children, prevent abuse, and provide hope. CASA is one of ten collaborative members.
“Piedmont CASA is delighted to be part of this consortium which helps to promote awareness of this issue,” said Rachel Lloyd Miller, CASA Interim Presi-dent. “Our area is fortunate to have so many organizations dedicated to serving these children and we are proud to be among their numbers,” she added.
Another way that CASA helped to showcase the child was by hosting its first-ever “First Friday” event, which fea-tured local photographer and former CASA Supervisor Lindsey Henry. In her show, entitled “Let’s Pretend: The Inspired Child,” Henry captures the empowering nature of the child imagi-nation. The exhibit featured five stories illustrated through photographs and as a children’s book. Each story was a col-laboration between photographer and subject to showcase a favorite imaginary role. An Inspired Session with Henry was auctioned off during the exhibit, with proceeds to benefit CASA.

The site of the Foxfield Races was once Charlottesville’s local airport and the hangar is still there. For the past three decades, however, this has been home to steeplechase and is recognized by the National Steeple-chase Association for maintaining an excellent equine course. The term “steeplechase” dates back about 200 years to the days when riders racing cross-country navigated from town
to town by sighting on church steeples.
John Ince, an as-sociate broker at Charlottesville’s Nest Realty, is a long-time “horse person” and Foxfield fan. Horse Properties Popular“The area around Charlottesville has a long history of horse keeping and breeding back to the seventeenth cen-tury,” says Janet Matthews, founder of Charlottesville Town and Country Homes. Matthews has ridden all her life and bred and raised both thor-oughbreds and A-show ponies. She ticks off a number of reasons why this is perfect horse country: our mild cli-mate, our central location on the At-lantic seaboard between New York and Florida, and the many equine disci-plines practiced in the area including dressage, polo, hunting, steeplechase and other racing. “There are hundreds of different horse shows,” she adds, “from ‘A’ shows to backyard shows. There’s something for everyone.”
Not only is the area great for horses, it’s great for horse lovers. There are dozens of inviting trails and many hunts, races and horse shows. Our mild summers prompt some horse owners from Florida and other deep Southern states to bring their animals here during the seasonal heat. Since there are so many hunts in our area, a number of horse owners purchase a second property in this area to pas-ture their horses during the hunt sea-son. All these activities make a very positive contribution to Virginia’s economy. A major study, completed in 2011 by UVa’s Weldon Cooper Cen-ter for Public Service, showed the com-monwealth’s horse industry has an economic impact of well over one billion dollars annually.
Is it Hard to Find the “Perfect” Property?The basic requirement for keeping a horse generally includes a minimum of two acres and it’s better to have enough land to maintain the grass by rotating pasture usage. Other neces-sities are secure fencing and protection for animals from the weather such as a barn or at least a run-in shed.
She emphasizes that a good equine support network is crucial and this area definitely has one. “We have an amazing army of veterinary services,” she says, pointing out that the U.S. Olympic team’s vet is headquartered in Orange.
“Our area in Central Virginia is prob-ably one of the top five horse regions in the country,” chimes in Montpelier Races-supporter Ince who spent ten years of training, breeding and showing Arabian horses before embarking on his real estate career. He agrees with Matthews’s assessment of the support system. “There are Olympic quality
trainers and breeders, excellent farriers and a great number of equine vets,” he says. “You couldn’t ask for better. They cover for each other and even make middle-of-the-night house calls like old country doctors.”
There are many purveyors of feed and tack as well. “One interesting place is Crawford Saddlery in Ruckersville,” Ince continues. “It’s a great tack shop—half is Western and the other half is traditional English tack. They have everything for show riders, trail riders and pleasure riders.” The Dover Saddlery in Charlottesville’s Seminole Square is another source for tack.

Ince of Nest Realty lives on a small horse farm in Barboursville himself. “It’s not hard to match people to prop-erties,” he says. “There are always ‘turn-key’ listings in Albemarle and the six surrounding counties. Ready to move your horses today.” The closer to Charlottesville a property is, he notes, the more expensive it is likely to be. “The impor-tant thing is how com-fortable horses will be.”
He recommends purchasing an estab-lished property or something well suited to turning into a horse farm. “It’s better value-wise to find a property with existing fences and horse shelters because improvements depreciate more rapidly than houses.” An added bonus is, when moving into an estab-lished property, you don’t have to board your animals while improve-ments are made with the almost in-evitable delays.

in a ring or cross-country? In some cases, she says, you could have a small-er farm if you have permission from neighbors where everyone knows ev-eryone. In other cases you’d be lim-ited to trails or your own property.
Some developments in the region are specifically designed as equine prop-erties. Matthews of Charlottesville Town and Country Homes cites Glenmore--once a famed horse farm, and now home to an on-site equestrian center with a boarding barn, training arena and professional show ring—as a good example. “The Farms at Turkey Run is also a development well-suited to hors-es,” she says. A number of properties in Keswick have direct access to commu-nity riding trails and lots up to 12 acres.
An interesting sidelight is that it’s not just horse people seeking horse properties. Perhaps they have llamas or alpacas or a couple ponies or maybe they just want the space. What ever their motivation, whether buyers are seeking a property just large enough for a pony or two or a professional operation with stables, rings and spa-cious pastures, Central Virginia is prime horse country.

Real Estate points out. For one thing, different counties may have varying requirements for keeping horses and those requirements can change from time to time. In other cases, there may be restrictions or easements on the land itself. In addition, some people
want a state-of-the-art riding ring, tack rooms and hay storage. Others seek a certain kind of fencing or want natural water or level land or a specific school district.
An interesting thing Dent has found time after time, she says, is that buyers want to see the land and horse fa-cilities first. “If all of that suits, then they’ll see the house,” she says, adding, “In fact, if the
house isn’t quite what they want, most people will just make the best of it to get what they want for their horses.”
“It’s important to consider how will your horses live,” she continues. “Do you want show horses in stalls who are just turned out briefly or animals who will be out all the time?” Other things to consider: the quality of nourishment from grass or feed, how many horses the property can support. Both the spring and fall Foxfield races are fully sanctioned by the National Steeplechase Association. The Spring Race attracts as many as 25,000 fans, while Family Day, held on the last Sun-day in September, is usually smaller and includes a variety of activities for families and children.

is the increased demand for rental units. Rob Stockhausen, with CBRE, spoke of a large increase in demand for apartments and condos thanks in part to the many hospital employees, while Voisinet added that investors are now purchasing town homes to help meet this demand.
Amato explained the growing number of households east of town make Pantops an attractive place for companies to locate. Some examples are two of Amato’s clients, including Anytime Fitness, a 24 hour work out facility located in the Luxor building on Rolkin Court. Another is an upscale salon called Be. Hair Loft, which of-fers the privacy associated with its top floor location in the Luxor building. The salon experience also includes a unique terrace area where patrons can relax and enjoy the view while waiting for their stylist.
“A tremendous number of cus-tomers appear to be coming to this area,” said Wray. Residential growth and Martha Jefferson are part of the picture, he continued, but State Farm is also prominent. And then there are the many businesses located on Peter

Martha Jefferson Impacts Pantops DevelopmentThe new hospital is a “huge magnet” attracting businesses to the area, Voi-sinet said. Part of the reason for this is the comfort level that comes from other businesses knowing the hospital is here to stay, he added.
Part of that comfort may be more re-liable utilities services. One of Amato’s clients expressed interest in Pantops, stating they felt there would be less chance of power outages thanks to installation of improved electrical ser-vices for the hospital.
The hospital also attracts physicians and other medically related businesses that benefit from being nearby. For example, Amato recently helped relo-cate a doctor’s office that expanded and took on more employees.
While many of the existing build-ings in the area are leased, Steve Melton, with Virginia Land Company, explained his company will soon start construction on a new 21,000 square foot, three story professional office building, which will be part of
the Luxor development. The plans are ready and they are in negotia-tion with doctor clients regarding office space.
Coming AttractionsWray explained there is not much land available for development in Pantops. One exception is a new building that will be next door to the Guadalajara restaurant. Pre-lease opportunities are available now, and Wray explained there is a “substantial amount of inter-est” in this new project.
Stockhausen said to watch for an-other new development that will be located on land next door to the Auto Superstore.
There are also possibilities for some new Pantops area restaurants. One of these (still unnamed) is a client of Amato’s, looking seriously at the ben-efits of locating in Pantops.
There are also rumors concern-ing the location that used to house Aunt Sarah’s Pancake House. Will it soon be home to Chick-Fil-A? No one would confirm or deny the rumor, so stay tuned. ■
