A facelift for your kitchenWhile a kitchen renovation can be the most
costly job that you do for your home, it can also be a deal breaker for potential buyers
if not addressed. When your cabinets, countertops, and appliances are screaming 1970’s nightmare, people start to calculate the amount of money they will have to put into replacing these items in addition to the purchase price of the house. Others simply run in the other direction, as the thought of a renovation can just be too stressful for them to consider.
There are many things that you can do to update the kitchen without giving it a complete overhaul or breaking the bank. If the overall layout and condition of the materials are acceptable, then it is best to put the money into the elements that will either become selling features or improve the esthetics and style of your space for years to come.
Often a fresh coat of paint on the wood cabinets (imagine the standard oak or melamine slab door with the oak accent strip of the 80’s) can brighten up the kitchen and make them look new again. However, in most cases paint isn’t a long term fi x. Unless professionally sprayed, the fi nish will often wear off or scuff in a short period of time due to heavy usage and oils. Re-facing and replacing the cabinet doors isn’t as inexpensive as most people think. It is often
similar to the price of replacing an entire kitchen of cabinetry. Switching the outdated knobs with a new, more modern handle is also a great way to change up the style.
Price out the option to replace the upper cabinets only, and leave the existing base cabinets. It wasn’t the style to install full height upper cabinets until more recent years. Many homes have 12” of unused space, or an empty bulk head to fi ll this useless void. Not only does it make the room feel larger to have the cabinetry installed to the ceiling, but it also utilizes the vertical space providing more room for storing those items that we rarely use, like the large turkey platter or party punch bowl set. You can also add after-market accessories to the base cabinets like pull out pantries, roll out trays, and recycling centres for optimal organization. Some adapting may need to be done to the cabinet boxes, but it is usually fairly minimal.
New countertops are another big bang for your buck! Upgrading the laminate tops to a stone material doesn’t have to be a huge expense. Do your homework; There are many grades of stone slab available and lots of products to choose from. You can make an otherwise plain space look high-end with the addition of granite or quartz. If it isn’t in
the budget to replace all of the counter top surfaces, try stone on the island, and laminate on only the perimeter. Most people will be so focused on the stunning island material that they won’t notice that the fi nish isn’t consistent throughout.
Replacing the appliances and installing a tile backsplash are also relatively quick and easy steps to modernize your kitchen. Tile mosaic has become more affordable, and is readily available at our local hardware stores, as well as specialty tile stores.
