NOTICE OF PUBLIC SALE OF CERTAIN ORANGE COUNTY LANDSACQUIRED BY REASON OF A DEFAULT IN PAYMENT OF TAXES
AND A FAILURE TO REDEEM
PLEASE TAKE NOTICE, that the Orange County Commissioner of Finance will conduct a public sale of certain lands now owned by Orange County because of a failure to redeem such lands from the County’s rel-evant List of Delinquent Taxes, all pursuant to the provision of Local Law No. 2 of 2010. On Thursday, Sep-tember 29, 2016 and Friday September 30, 2016, the County will conduct a deed sale auction at 10:00 AM.
Any bidder is advised to investigate thoroughly the terms and conditions of the auction included in the auction catalog. The catalog may be picked up at the Department of Real Property, 124 Main St., Goshen NY 10924. The catalog will also be available on the Orange County web-site, orangecountygov.com/real property, Deed Sale.The terms and conditions, which are in the catalog, may also be viewed separately on the Orange County web-site, orangecountygov.com/realproperty, Deed Sale.
The said sales will be held in the Orange County Emergency Services Center, 22 Wells Farm Road, Goshen, New York. The Orange County Commissioner of Finance reserves the right to offer for bid such lands as described by tax map designation, section, block and lot.
Any bidder is advised to investigate the nature and condition of these lands in advance of this sale, by verifi-cation with the local assessor's office or as he may otherwise choose, as Orange County makes no represen-tation as to the nature, location or condition of these lands. Bidders are further advised to investigate as to whether any liens are attached to said lands, as certain liens may remain attached after public sale.
After recording by Orange County, successful bidders will receive quitclaim deeds describing the property by tax map section, block and lot number without representation or covenants or warranty and will con-vey whatever title Orange County has acquired to said lands by reason of the failure to redeem. Successful bidders will pay to Orange County, by separate bank check made payable to the County Clerk, the amount necessary to cover the recording costs of each parcel purchased.
Except as aforesaid, the Commissioner of Finance reserves the right to reject any bid for any reason whatso-ever, insofar as permitted by law.

“Choice” Bidding & “Together-as-1” Bidding -- Learn How You Can Win!“Choice” – Usually, properties are sold one at a time in numerical order, but sometimes it makes more sense to give people a “choice,” especially with adjoining parcels. Look at the example on this map:
You may be interested in Parcel #32 but only if you knew for sure that you would be able to buy Parcel #33 too. We have a simple solution!1. Parcels #32 and #33 are placed on the auction block at the same time as individual auction lots.2. When bidding ends with the “highest-bidder,” that bidder has earned the right of “choice” and the privilege to select what they want or even how many they want.3. If the highest-bidder says, “I want both parcels; Parcel #32 and Parcel #33,” then that purchaser would buy both of these separate parcels and pay TWICE their bid amount. (For example, if they bid
$8,000.00, then the transaction would be recorded as “$8,000.00 for Parcel #32 and $8,000.00 for Parcel #33.)If the highest-bidder only wanted 1 of the parcels, they would simply pick which one they wanted and pay the amount they bid for that single property.
“Together-as-1” bidding is easy to understand. A municipality might direct us to sell properties together for one price. If that was the case using the example above, you would buy Parcel #32 AND Parcel #33 for one bid amount. If you bid “$12,000” as the highest-bidder, you would be getting both parcels for $12,000.00.
SPECIAL NOTE: When adjoining parcels are in separate towns or far apart in the auction numbering sequence, we will offer the “choice” or “together as-one” buying opportunity during the highest number appearing in that auction group.
