    continued price appreciation and high demand.That’s according to Sandy Hancock, president of

    the St. Louis Association of REALTORS and broker/ owner of RE/MAX Results with ve of ces includingDes Peres and South County.

    While demand is high, inventory is not.“Lack of inventory is a big factor in today’s

    market,” said Suzi Mattus, branch manager at theKirkwood of ce of Coldwell Banker Gundaker.

    One reason for the lack of inventory is a fearfactor of sellers who do not want to put their homeon the market for fear of not nding another homesince inventory is low, Mattus said.

    The months of inventory is used by REALTORSto project future price trends, Hancock said. Theinventory is the number of months it would take tosell all the homes listed at the current sales rate. Afour- to ve-month inventory is “normal.” Anythingless than four months will push prices up.

    “Right now, we have ve months of inventoryfor Des Peres (stable). ZIP code 63119 is showingonly two to three months and 63122 is showingthree to four months,” she said. “I feel that (pricesin) all three ZIP codes will increase, but 63119 and63122 will accelerate. The luxury market continuesto increase, again pushing median prices higherincluding Des Peres.”

    Hancock said the market could support evenhigher prices, although “the increases will be

    limited by our ability to get the properties toappraise at that new price.”

    “Appraisers must use comparable sales from thelast six months because homes with loans will belimited by the comparable sales,” she added.

    “Because home prices cannot accelerate as fastas demand, this is causing a continuous competitionfor homes,” Hancock said. She said this is resultingin multiple contract offers on many of their listingswith many of those offers over the list price.

    The list price is limitedby the knowledge thata home priced too highcannot be supported bycomparable sales andmay not be able to beappraised according tothe appraisers’ rules,Hancock said.

    “Sometimes, we areseeing the appraisalcontingencies beingnegotiated out of thecontract so that thebuyer is taking the risk,”she explained. “In thiscase, if a home sellsfor $300,000 but onlyappraises for $290,000,the buyer is increasingtheir down payment onthe loan to cover thedifference.”

    While prices areexpected to accelerate,they are already upcompared to the last fewyears, Mattus said.

    In addition to supply

    and demand, low interestrates give more buying

    power to buyers enablingthem to purchase morehome for their dollars,Mattus said.

    Hancock agreed,listing inventory and lowinterest rates as two ofthe overarching factorsdriving the real estatemarket. She called rates“incredibly low” at 4percent for 30-year xedloans and 3.1 percent for15-year loans.

    Several other factorsare helping to drive thereal estate market in

    the Webster Groves andKirkwood area.

    “The Webster/ Kirkwood market isdriven a lot by theexcellent school districts,”said Mattus. “Walkingdistance to downtownKirkwood and WebsterGroves is very desirable.”

    For homeownerswanting to sell theirhouse, buyers are outthere.

    “The type of home doesnot seem to be a factor inselling. There are buyers for all types,” Mattus said.

    “Many buyers are looking forhomes in pristine condition,” Hancocksaid. “Any time you improve thequality of a property, you increasethe number of buyers who willconsider that home and that allowssellers to get full price.”

    According to Mattus, buyers andsellers more than ever need a realestate professional – going under

    contract is the easy part, keepingit through building inspections,appraisals, title and survey is thechallenging part.

    “Creating more interested buyersis the primary job of a REALTOR,”said Hancock. “With today’s focuson Internet marketing, professionalphotos and staging is so important!

    “But also, the REALTOR willhelp the homeowner to analyze thecondition (of the home) and ndresources for the owner to improvethe home,” she said. “Yes, conditiondoes matter!”

    When drafting a to-do list forhome improvements that canincrease home value and appeal,homeowners may want to consider

    outdoor lighting schemes that canmake homes safer and more alluring.

    To get started, examine thehome’s exterior and make noteof existing lighting and whereimprovements can be made. Forthose not sure where to begin, speakwith an electrician or a landscapedesigner who can offer suggestionson lighting and which options are thebest t for a particular property.

    Next, consider ef ciency andfunction. The United StatesDepartment of Energy suggestsincorporating energy-ef cientlighting, including energy-savingLED bulbs or uorescent lights, into

    plans. Timers and other automaticcontrols can prevent waste byturning lights on only when they areneeded. Solar lights can be used asaccent lights, further saving energy.

    BeautyWhen addressing aesthetics, think

    about the appeal of an accentedlandscape. Include lights to framethe front door and call attention tocertain elements, such as decorativetrees or water features. Use lights tolight up deck stairways or to accentplanters. Speak with a lightingprofessional about how to positionlights to cover the most territory inthe most attractive way possible.

    SafetySafety is an important

    consideration when improving ahome. Lighting can help illuminatepotential hazards or draw attentionto borders or property boundaries.

    Be sure lights will clearly markother walkways, such as thoseleading from doors to the yard orfrom the garage to where trash pails

    are kept. If a design element suchas a bridge over a water feature ora tree is dif cult to navigate in thedark, use lights to improve visibility.

    Security Added security is another reason

    to install exterior lighting. Eliminatedark corners by lighting areas wherethieves may be able to gain accessto a home. This includes areas neardoorways and ground-level windows.Install motion-sensor lights in suchareas for energy ef ciency.

    Lighting may also scare awayanimals. A raccoon, skunk oropossum may think twice abouthanging around a home when theproperty is bathed in a spotlight.

    Determining ValueThe best way to determine the resale value of

    Just as the market for ne china has waned inrecent years, the value of furniture uctuates withcurrent trends. Some 20 years ago, Country French

    furniture was popular, and “you couldn’t give away”Mid-century modern American furniture, she said.Now it’s all the rage.

    “Styles, tastes and trends change, and it affectsthe value of our parents’ furniture,” Gianino said.

    Two things that do retain their value are neart and ne jewelry, such as gold, diamonds andprecious gems.

    Other factors that make things valuable are:• Provenance — where the item came from and

    its history. A receipt or other documentation ishelpful.

    • Good, undamaged condition.• Collectability — Baseball cards, autographed

    baseballs, Victorian jewelry, books and oil paintingsare some collectibles that retain value. Some trendycollectibles like Beanie Babies and Cabbage PatchDolls have passed their prime, Gianino said.

    experience. Selling a home, on theother hand, can be akin to chewingtin foil.

    Sellers, usually, love their homesand cannot imagine anyone notwalking in and feeling the same way.

    Halli and Eric Bronner’s company,Lockwood and Mason Real Estate &Design, located in Kirkwood, workswith sellers to help through themthrough the sometimes daunting taskof selling a home.

    “Staged homes sell for 15 percent

    more and 30 percent quicker,”according to Halli Bonner, homestager, redesigner and colorconsultant at Lockwood and Mason,where Eric is broker/salesperson/ Realtor.

    “When people list their home withEric, I give them a two-hour stagingconsultation,” Halli said. “I basicallygive them a very detailed list brokeninto three categories – things topurchase, things to repair, and thingsto purge or store.

    “For instance, I might say you needto mow, you need to edge, change thefront door color and here’s the coloryou need to change it, then we go onthrough the house,” she said.

    Staging can be as simple as adding

    accessories like pillows, vases, oralarrangements, or pictures, or it canbe as involved as bringing in newfurniture to show the house to its bestadvantage.

    “You want people to fall in lovewith the house, but they’re reallyfalling in love with a lifestyle,” Hallisaid. “Buyers want homes that are‘move-in ready.’”

    “This is the HGTV generation,”Eric added.

    For those who are not familiarwith that term, it is the “Home andGarden TV” channel that featuresa myriad of shows that depict the

    “So, in 30 minutes, they see thisamazing transformation and the endproduct,” Eric said. “Then, they say,‘Oh my gosh, that’s exactly what Iwant.’

    “Where 10 to 20 years ago theywere expected to put sweat equityin a house, now the expectation is, ‘Iwant a move-in ready house. I don’teven want to have to lift a paintbrush,’” he said.

    “HGTV has all sorts of programslike following buyers around whilethey’re looking for a home,” Halli

    said. “It follows ippers to see thebefore and after of their work.”

    “Flippers” are people who buyhomes, rehab them, and sell them.

    Tracy Vaninger of The Roman

    Group is a “ ipper.”“We buy houses, rehab and sell,

    so when we get to the end, we stagethem,” she said. “Everything ispristine and people can visualize andsee how they would function in thisspace.

    “It creates an emotional response,”she said. “When buyers walk into ahome that is staged, they can imaginetheir kids sitting at the kitchen bar orby the replace.”

    The generation preceding themillennials are the hardest toconvince (about staging), Halli said.

    “They don’t see the need for it,” shesaid. “When you bought your home,

    homes weren’t staged.“Using your imagination to

    visualize homes that are empty is notthe norm,” she said. “It’s very dif cultfor people to see where their furniturewould go.”

    One of the Bronner’s clients,Melanie Braun, moved from a 1,000square foot house that sold within aday of being staged.

    “We were open to staging becausewe knew that our house, being thatsize, was set up to function for ourfamily, and that wouldn’t appeal tobuyers,” she said.

    The Internet also plays a part innding houses, and staging plays a

    big part.

    “The staging that made a difference to me waslooking at photos,” Braun said. “When it wasn’tstaged, it didn’t seem pleasant to look at, and Ididn’t even want to see the house.”

    Talking to clients about staging can be delicatesituation, according to Eric said.

    “You don’t want to act like you’re criticizing theirhouse or their style when we’re just trying to conveythat this is in their best interest, and minor estheticchanges can make a big difference in how quicklytheir house sells.”

    Halli said she tries to convince sellers thatstaging is a good thing, but if the client standsfast, she suggests a price adjustment on the home’sselling price.

    “Eric and I hope that what sets our business

    apart is the condition of the house and the price,and nding the best match between the two” shesaid.

    “Instead of pricing the house so it will sellquickly, our approach is to bring the condition upso the house can sell for as much as possible, and

    that’s appealing to homeowners that don’t wantto do the work, and think about it from a nancialperspective,” she said.

    The cost of staging varies, depending on howlarge the space is and how much furniture and/oraccessories are required.

    “I think a better approach is to let sellers knowthat preparing your home to sell will cost themand that they should set aside necessary funds forrepairs and staging,” Halli said. “This investmentwill help add value to their home.”
