RAREBIRD REAL ESTATE + PROPERTY MANAGEMENT - OUR STORY

Rarebird Real Estate is a collection of real estate companies based in Portland, Oregon founded in 2014 by real estate investors, Tyler Combs and Mike Nuss.

We provide custom solutions for people and their properties. Rarebird Real Estate serves as both our client-facing real estate brokerage and our parent company. We run a total of four client-facing real estate companies. Learn more about them on the next page.

We serve diverse clientele, from investors looking to build and maintain their portfolios, to first-time home buyers purchasing their dream homes, our real estate brokers have the collective experience to navigate any real estate transaction.

Rarebird Property Management As experts in the Portland Rental Market, our property management team is focused on serving both owner-investors, and our residents. We leverage our carefully designed processes to maximize owner investments and foster positive resident relationships.

Rarebird Acquisitions We buy, renovate, and preserve the legacy of Portland homes through our acquisitions team. Our focus is on educating sellers and guiding them on the right path to reach their specific goals by exploring all their options.

Investor Lab A membership-based community, Investor Lab hosts events with community-powered education, authentic dialogue, and opportunities to lead and inspire in the world of real estate investing.

RAREBIRD REAL ESTATE + PROPERTY MANAGEMENT - POSITION DESCRIPTION

PORTFOLIO MANAGER POSITION Rarebird Real Estate + Property Management is looking for someone who can stand up and be firm when it counts, and compassionate when it matters. Someone who isn’t afraid of leadership, but doesn’t overextend their authority. Someone who can engage new clients without being pushy. Someone who can solve a problem without too many casualties. Are you this unicorn our property management team is looking for?

At Rarebird Real Estate + Property Management, we view ourselves as matchmakers. We listen to the needs of tenants and owners and strive to maintain harmonious relationships in a city that is polarized about housing. A huge part of this job is knowing how to handle interpersonal communication.

RAREBIRD REAL ESTATE + PROPERTY MANAGEMENT - JOB REQUIREMENTS

QUALIFICATIONS5+ years experience in property management

3+ years as a Property Manager or PortfolioManager

Leasing and residential management experience required

Appfolio Software experience preferred Ability to maintain a professional demeanor at all times required

Valid driver’s license required

Personal reliable vehicle required

POSITION RESPONSIBILITIESManage operations of the property management department

Understand Federal and State Fair Housing regulations

Manage tenant and owner correspondence and relations

Manage maintenance crew, leasing agent (2-3 team members)

Leasing activities including showing units, drafting leases, marketing units

Coordinate accurate reporting of property financials to accounting

Ensure all company policies and procedures are followed

Provide exceptional customer service

GROWTH

We are a collection of relatively young companies that are still in their growth phases. Until some other positions can be hired and tasks can be delegated, this job will require wearing many hats. As a small team, we all assist each other in certain areas with the expectation that we will delegate these tasks to others in the future. As we continue to acquire properties, there will be additional growth opportunities with this position.
