The Porter Farm is located in Township 49N, Range 6W, Sections 11 and 14 in Montgomery County, MO.
From the North edge of Montgomery City, MO go North on Hwy 19 approximately 3 1/4 miles, to Porters
Road. Tract 1 lies on the east side of Hwy 19 and the North side of Porters Rd (directly across from the hog
market). Tract 2 lies just East of Hwy 19 and South of Porters Rd. Tract 3 will be a small piece that lies in
the very Southwest corner of the farm, West of the RR Tracks on Robinson Road.
TRACT 1 is 90 acres +/- that lies right in the Northeast corner of Hwy 19 and Porters
Road with lots of frontage and access from both. According to the FSA office there are
83.21 acres tillable and in row crop production, the balance is in grass waterways, a
narrow wooded draw, and a nice size well stocked lake. There is also a small yet func-
tional farm building on this tract.
TRACT 2 is 85 acres +/- that runs from Hwy 19 across to Porters Road right behind the
Sunrise Cemetery, with frontage and access from both the Highway and the County
Road. According to the FSA Office there are 73.97 acres tillable and currently in either
row crops or permanent pasture with good boundary and cross fences.
This tract has the Porter homestead including a very nice, comfortable, ranch style
home, which Mrs. Porter still occupies, two cattle sheds, and small utility shed being
used for a work shop.
TRACT 3 is 5 acres +/- that was cut off the original farm years ago when Hwy 19 went
through, it lies on Robinson Rd just over the tracks on the right.

We are in the process of commissioning a survey in hope that it will be done before the auction so we
can use surveyed acres for the contracts. There is no crop tenancy for the 2015 crop year. We will
give possession of Tract 1 at closing and if the buyer so desires we can close earlier to allow you to
start farming sooner. We will retain possession of Tract 2 for the standard 30 days after the auction
to allow Wesley Porter a chance to relocate his cow herd and Mrs. Porter would like to retain
possession of the house for 60 days after closing in order to get moved.
Procedure: Property shall be sold Subject to Confirmation of Bid by Seller.
Down Payment: Ten percent (10%) down payment the day of auction, upon signing a pur-chase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashiers check. The remain-der of the purchase price is payable at closing within 30 days. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, be sure you have arranged financing, if needed, and are capable of paying the balance at closing.
Title: Sellers shall provide and execute a proper deed conveying the real estate to the buyer(s). Buyer shall pay the title insurance premium.
Possession: Possession of Tract 1 will be given at closing and if the buyer so desires we can close earlier to allow you to start farming sooner. Taxes: The 2015 property taxes will be pro-rated to date of closing. The buyer will be re-sponsible for all property taxes there after. (2014 Taxes were $1714.03).
Survey: Any need for a survey shall be determined solely by the sellers. At sellers’ expense, sellers shall provide a survey for any parcel where there is no existing legal description or where the tract divisions create new boundaries. Closing prices shall be adjusted to reflect any difference between advertised and surveyed acres.
