EFFICIENCIES

Every single light source in and around your

building contributes to your energy bill. A Professional Reps

assessment catalogues them all — from the sign out front to the lights in

the closet— to give you a true picture of your

usage. We then engineer ways to make you more

energy efficient.

SAVINGSObviously a lighting system

redesign should pay for itself in energy savings. Professional

Reps can engineer a system that far exceeds your expectations of simple payback. That's because

your savings go beyond the simple payback period. We

illustrate Net Present Value and Internal Rates of Return to

provide an in-depth, financial view of your project investment.

A BETTER WORKPLACEWe really understand light, its

human impact, and how it affects the net profit of a business.

Using the latest energy codes (ASHRAE 90.1-2010), best practices

and lighting levels recommended by the Illuminating Engineering

Society (IESNA), we bring the right amount of light to the right areas.

The benefits go far beyond energy savings. Brighter workplace means

happier employees, improved manufacturing, better

housekeeping, and contributes to better quality control.

REVEALING A BETTER WAY

Lighting is about people, which is why we are about much more than

retrofitting new fixtures into your facility.

We find sustainable energy savings that covers your financing payment to

minimize your annual budget, but we do it while increasing the human return on

investment.

We do it by revealing efficiencies…

Revealing savings…

Revealing possibilities…

And revealing a better way

• A lighting system retrofit is a complicated process; Professional Reps makes it simple bybeing a solutions provider as a total turnkey project development and contractmanagement. That means we conduct the design interview, survey the site, engineer thedesign, and research both utility incentives to produce an investment grade analysis withdata you can depend on to make informed decisions.

• We are lighting professionals and our project design and installation experience will saveyou money. It’s our experience that provides the expertise necessary for a successfullighting efficiency project and separates us from all the “lighting experts.” We engineersolutions that deliver a permanent reduction in your energy costs, and create a betterenvironment for education, manufacturing, business, retail sales, or guest experience.

Our project development starts with an in-depthclient interview to determine a scope of work andoutline project priorities. Lighting efficiency is neverone size fits all. We don’t presume to know what ourclients want or need without surveying their facilityor discussing it with them. Instead, we know whatquestions to ask and what is possible.

When done properly, a lighting efficiency project willinclude all existing lighting — indoors and out — andwill meet the financial goals of the CFO whileincreasing the human return on the investment.

INTERVIEW

12

During our survey, we catalogue every single light thatcontributes to your energy bill. This survey is detailed, it’smethodical and it’s absolutely necessary. Existingconditions, such as foot-candle readings, surface reflectancevalues, ambient temperatures, room or space type, roomdimensions, equipment or obstructions, and other relevantinformation all play an important role in our design, engineering and planning process.

But that is only step one. We also want to learn how, whereand when you work so we can give you the right amount oflight and the right kind of light exactly where and when youneed it — optimizing your energy usage and helping youand your team work in ideal conditions.

SITE ASSESSMENT

Page 13: ProReps_LED_Presentation

The constantly changing world of new lighting technologyprovides many benefits, but it also brings new challenges, limitations, and other issues that need to be addressed withengineering.

When we engineer a lighting efficiency design, we want toincrease your efficiency and improve your efficacy. So weask customers how, where and when you work. All that datais considered when we compare current versus trendingtechnology to provide you the solutions that optimizeluminaire efficacy, CCT (correlated color temperature), CRI(color rendering index), LPW (lumens per watt) and lifetimeand user comfort. Finally, we design the system toconsolidate parts like lamps and ballasts to ensure very lowmaintenance, so you’ll be assured of permanent energysavings.

ENGINEERED DESIGN

Analysis. Feasibility study. Lighting audit. It’s called manythings, but it rarely provides the detailed data needed tomake an educated and informed decision based on actualand accurate data.

Our analysis does. That’s because we think you should makean informed decision on what we’re planning to do, not justhow much money we say we can save. We deliver incrediblydetailed estimates, down to the number, type and positionof lights and controls in each area of your facility, includingthe math we used to calculate your results.

Our analysis also includes a special section that illustratesthe financial benefits. It includes simple payback calculationsplus sophisticated calculations — like NPV and IRR — thatyour CFO depends on to make solid decisions.

ANALYSIS

Page 15: ProReps_LED_Presentation

Professional project management ismuch more than being a job foreman. Itincludes stakeholder analysis, riskanalysis, estimating, understandingapplicable codes, safety standards, installation efficiencies, and a high levelof communication with the projectstakeholders.

Our projects benefit from our collectiveexperience.

15

ON-SITE PROJECT MANAGEMENT

Page 16: ProReps_LED_Presentation

We hire only respected, local electricalcontractors to install our lighting designs. Why?Hiring local saves our clients’ money. It alsohelps the local economy and, because weinvolve them, it provides for seamless, long-term care and maintenance of your lightingsystem.

If your facility requires union or non-union, orhas other special contract requirements such asgovernment work, Professional Reps also hireslocal providers to meet any contractrequirement.

Page 17: ProReps_LED_Presentation

Real, permanent, verifiable energy savings aretypically an early priority in our project scopes. We understand electricity rates, and through realdata provided by your utility, we provide adetailed estimate of the project energy savings. Our projects will deliver more energy savingsthan our competitors.

Although energy savings starts as the priority inour designs, our clients tend to find other thingsthat take precedence. The extra time we spendwith our clients in their facilities, added to ourexperience, reveals more opportunities in areaslike user comfort, productivity, quality control, oreven system upgrades — including the humanreturn on investment.

21

A COMPREHENSIVE PARTNER

Page 22: ProReps_LED_Presentation

Our flexibility is a big advantage and hashelped our finance partner win business. Wegive our finance partner incredibly detailedproposals in multiple and custom formats —so their managers and engineers can quicklyunderstand our plans. We provide designoptions that enable us to give our customersmore than one choice.

Our proposals can be customized to result inquicker simple payback (SPB) or to provide amore attractive net present value (NPV) to thecustomer.

22

MULTIPLE DESIGN & PROPOSAL OPTIONS

Page 23: ProReps_LED_Presentation

The reason our energy-saving estimatesare so reliable is because we conductexhaustingly thorough assessments bycataloging the existing system, andconduct a detailed analysis of that datausing trusted sources for the variables likeinput wattage, vacancy rates, anddocumented hours of operation.

23

RELIABLE ENERGY SAVING PROJECTIONS

Page 24: ProReps_LED_Presentation

Another advantage to working with Professional Reps? We hirelocal. We believe it’s more efficient and more cost effective to hirefrom within the community when we retrofit a lighting system.Bottom line? It saves money, but it also keeps money in thecommunity — which is always appreciated when working on high-profile projects.

Hiring local also helps ensure that any future maintenance orrepairs will be done by people already familiar with the system. Ifyour project requires union or non-union installers, or has otherspecial contract requirements such as government work,Professional Reps can also hire local providers to meet anycontract requirement.

24

HIRING LOCAL

Page 25: ProReps_LED_Presentation

FINANCIAL BENEFITMEETS HUMAN BENEFIT

Professional Reps

Page 26: ProReps_LED_Presentation

Great advances have been made in lighting technology in the pastdecade. With better linear fluorescents, compact fluorescents(CFLs) and the new class of solid state light emitting diodes(LEDs), retrofitted lighting systems can be a major source ofenergy savings. These savings can be so significant; in fact, thatwe believe lighting systems should be treated like an investment.

That’s why we work with companies to learn their financialpriorities and goals, and design systems that can deliver the ROIthey require. But we also take pride in delivering better,application-appropriate lighting where, when and how it’sneeded. As a result, our engineered systems save money andimprove employee morale and productivity.

A modern lighting system makes your workplace better. AProfessional Reps lighting system? That’s an investment in yourbottom line.

26

FINANCIAL BENEFIT MEETS HUMAN BENEFIT

Page 27: ProReps_LED_Presentation

Do we provide a simple payback calculation?Of course we do. We work with companies toensure their SPB meets their budget andfinancial goals. We think it’s the least valuablemeasurement, however. That’s because SPB isthe simple rate of return of the first yearsavings compared to the initial investmentand does not consider the future value ofmoney.

Most importantly, SPB ignores earnings onthe investment after the payback period. Andthat’s where an engineered lighting systemshines.

27

INVESTMENT ÷ SAVINGS = YEARS OR SAVINGS ÷INVESTMENT = SPB ROI%

SIMPLE PAYBACK (SBP)

Page 28: ProReps_LED_Presentation

The internal rate of return is very useful in thecase of an energy-efficient lighting system. Alighting system saves companies money everyyear of its twenty year lifespan. If the IRR isgreater than your hurdle rate, the project shouldmove ahead.

We provide companies with this percentage todemonstrate the high value that an energyefficient installation can bring to the bottom line.

28

IRR = INVESTMENT X (1+ HIDDEN RATE OF RETURN)-0 + 1ST YR EARNINGS X (1+HRR)-1+ 2ND YR EARNINGS X (1+HRR)-2

INTERNAL RATE OF RETURN (IRR)

Page 29: ProReps_LED_Presentation

A lighting system is a financial investment to improve yourbottom line through electricity savings. But we pride ourselvesin also making it an investment in your people. Our designdoesn’t always take into account what is there now; we designto what should be there.

We use lighting recommendations and best practices from theIlluminating Engineering Society (www.iesna.org) and theAmerican Society of Heating, Refrigerating and Air-Conditioning Engineers (www.ashrae.org), who create lightingand energy standards.

This focus on what light can do for people returns much moreto the bottom line than just electricity savings. It can reduceabsenteeism. It improves production and employee morale. And, especially in manufacturing areas where detail work isimportant, appropriate lighting improves quality control. Thisall adds up to happier, more engaged team members. And abetter place to work.
