Residential Market Insights

End-users dominated the market with preference for established localities

Despite piling inventory and unfavoured macroeconomic conditions, Pune has been witnessing consistent priceappreciation over the last five years. With about 8% returns over the previous 5 years, although investors remainedat bay, the market stayed attractive for end-users. The QoQ trend shows a little stagnancy in the price movement,but demand is up, and inventory seems to be slowly wiping away from the market.

The key trend we identified in our data mining process is that the buyers are inclined to buy properties in theestablished residential micro-markets which are close to the IT corridor and upcoming Pune metro corridors. Thebuyers are looking for well-developed social infrastructure, proximity to their workplaces and advantage offorthcoming metro line.

With respect to property prices, the developersin the Pune market have been able to match thesupply in line with the consumer demand,resulting in consistent uptake for the last sevenyears.

"Properties costing less thanINR 7,500 per sqft define thePune residential market, with75% of both demand and supplyconcentrated within this

budget."

- The 'INR 5,000-7,500 per sqft' segment, whichis targeted towards the middle class, formed thehighest proportion of the consumer searches inPune for the quarter, and also witnessedminimal price movement during the period, at atime when prices fell in all other price segments.

- The city's rapid expansion has pushedresidential development in the north and eastdirection near employment hubs.

- Airport Road and Hadapsar micro-markets havewitnessed maximum consumer activity, as thearea emerges as an IT/ITES and office cluster.

Price Analysis Pune Q4 2019

- The effects of a high level of unsold inventory was felt across the peripheral localities, with prices falling in all cardinal directions.- Areas around the airport such as Viman Nagar, Kalyani Nagar, and Kharadi witnessed decent price increases for the quarter, with supply matching demand inthis region.- The premium segment of the city was the worst affected in the quarter, with all localities in the 'above INR 10,000 per sqft' segment witnessing price declinesof 1% to 7% QoQ
