PHASE I ESAThe Phase I ESA is a site inspection focused on identifying recognized environmental conditions (RECs) which are of importance with respect to potential liability in real estate transactions. A REC means the presence or likely presence of any hazardous substance or petroleum products in, on, or at a property:

1. due to any release to the environment; 2. under conditions indicative of a release to the environment; or 3. under conditions that pose a material threat of a future release to the environment.

The assessment of these conditions is important in establishing that proper due diligence on the property of interest has been conducted by sellers, brokers, lenders, or potential purchasers to reduce liability under the All Appropriate Inquiries (AAI) rule and Landowner Liability

Protections (LLP).

THE SCOPEOur company prides itself on delivering a thorough and professional-looking report in a timely manner. Standard turn-around time for a Phase I ESA is 15 business days Talon/LPE’s standard Phase I ESA services include:

•Physical inspection of property & surrounding properties •Review of the historic land use & development of the property & surrounding properties •Interviews with people knowledgable of the site history •Written report of all findings

ADDITIONAL SERVICESIn addition to standard Phase I ESAs, Talon/LPE can provide additional services required by clients who need additional site information or services before or after conducting their transaction. These services include:
