DECISION
Acting under authority delegated from the Council, the Consent Planner considered theresource consent application under the provisions of Sections 104 and 105 of the ResourceManagement Act 1991 and resolved that the application be consented to on 20 November2002, subject to the following conditions:

SECTION 94 MATTERS
1. It is considered that the proposed subdivision will have an adverse effect that is nomore than minor in that it is not creating an additional title and will not increase thepotential for further development on the property.
2. It is considered that there are no neighbours or parties directly affected by thisproposal and as a consequence, pursuant to Section 94 of the Resource ManagementAct 1991, the proposal has been processed on a non-notified basis under delegatedauthority.
