1. You have the choice of different levels of involvement in the management of your property.

2. We have a highly experienced property manager with over 16 years experience in all aspects of property including: property management, sales, conveyancing and investment.

3. We understand the needs of investors, no matter how large or small their portfolio.

4. We use well defined operating procedures and systems to guarantee that you receive consistently great service.

5. A dedicated manager who will show prospective tenants through properties enabling us to sell the finer points to tenants and we NEVER hand out keys to prospective tenants.

6. Prospective tenants are carefully screened, processed and approved by you.

7. We provide very thorough entry condition, routine inspection and exit inspection reports with colour photos.

8. We inspect your property in the first six to eight weeks of tenancy and then consistently inspect again every three to four months thereafter.

9. We arrange and supervise all maintenance items including after hour call out phone calls.

10. We ensure all contractors working on your property are properly licensed and insured.

11. We ensure that all maintenance work that is completed on your property is competitively priced.

12. We offer free administration and payments of outgoings, i.e rates, body corporate, water etc.

13. All property management fees are tax deductible.

14. Annual financial year statements are provided.

15. We offer fortnightly or monthly disbursements directly into your nominated bank account and email you a statement at those arranged times.

16. We communicate with you and advise of everything that is happening with your property so that you are fully informed.

17. We deliver accurate, clear and concise documentation that complies with the Residential Tenancies Authority and Office of Fair Trading legislations.

18. We conduct regular rent reviews to ensure the maximum return for your investment property at all times.

19. We look after your property as if it was our own.

Please ensure you insert your details, including contact telephone numbers and email address. Please ensure that you use the same name as on the Contract of Sale and if there are two parties that you both complete and sign the form

Part 3: Property details

This will be the description of the property including lot numbers and address

Part 4: Appointment of property agent

Section 1 - refer to our description of what we are to do, which is let, collect rent and manage the property for you

Section 2 - says its a continuing appointment for property management commencing from the date as specified

Section 3 - at a price agreed by you

Section 4 - to list any special conditions if any

Part 5: Termination

Either party can terminate the management in writing providing 30 days however i am sure with my experience this wont be necessary

Part 8: Authorisation to incur fees, charges and expenses

Section 1 - Advertising

We advertise on realestate.com.au as an included package in your management fee however professional photography, Courier Mail advertising etc are to be covered at your cost should you wish to proceed with them.

Section 2

A tenant can legally spend up to two weeks equivalent in rent in an event of an emergency and whereby we cannot be reached or after hours.

Please ensure you provide me with your bank account details you wish for the rent to be deposited into

Item D – Additional Fees

1) Administration fees covers all postage, phone calls, stationery and any other applicable administration charges

2) Signage and Online advertising is covered by us and is not required to be paid as an additional fee unless you wish to engage a professional photographer or Courier Mail advertising

3) In the unlikely event we have to attend court the fees would be charged at $55 per hour this would include court preparation fees, attendance and parking on the day

4) Safety Watch – it is highly recommended that you engage a professional to conduct this. They provide compliance certificates and in the event of a fire or accident this can be produced to avoid any liability issues with you

5) Landlord Insurance also covers internal fixtures and fittings not covered by the body corporate. Please refer to the attached brochure for full details

6) Lease negotiation at the time of renewal is covered by your management fee

7) Routine inspection report with colour photos will be provided to your approx. every four months of a tenancy

8) End of Year Financial Statements will be provided to you

9) Maintenance and Invoice Payments are included in your fees. You can arrange to have body corporate, rates and water charges all sent to me and I can pay them as they are due.

Item E – Insurance

Insurance – please provide me with your policy numbers so that I can retain such information on file

Item F – Utilities

Tenants are 100% responsible for Electricity, Gas, Telephone, Cable and Water Usage Charges

Item G

We will provide a detailed entry report with photos at the start of each tenancy

Item H

Only permitted occupants can reside at the property approved by you

Pets will be discussed

We will perform a min of 3 inspections per year and provide detailed reports and photos

Item K

We will seek your instructions when the property had come up for rent

Body corporate details will be provided here

With warranties in place we would normally use the persons that are holding the warranty on any product that requires repair

With warranties in place there won’t really be any need for preferred contractors however if down the track there is someone you prefer that we use for your property they can be listed here

We will not provide keys to a prospective tenant without us being in attendance for an inspection

There is a Safety Switch in the property

The Smoke alarms will need to be professionally checked so please ensure you return the Safety Watch form so we can arrange this in the first 30 days
