(JMB), head- quartered in Jamaica Plain MA, has completed the comprehen- sive electrical construction of 100 Pier 4, the newest luxury residential high-rise in Boston’s Seaport district. The NECA con- tractor provided installation of the facility’s primary and emer- gency power, state-of-the-art lighting and lighting control system, fire alarm system, and tel/data and security systems at the 21-story residential tower. The project also included electrical fit-out for all 369 residential units, the facility’s fitness center, and an underground parking garage for 258 cars. The tel/data and security system installations were provided by Spectrum Integrated Technologies (Spectrum IT), the low voltage division of J&M Brown Company. J&M Brown Construction Group Vice President Bryan Greene and Operations Manager Robert Carabia supervised the electrical project, managing a field crew of 45 IBEW Local 103 electricians at peak construction. Spectrum IT Project Managers Mike Anderson and Terry Kilduff led the tel/data and security proj- ect effort with a team of eight IBEW technicians at peak con- struction. The two-year project was completed in May 2015 and The Hanover Company took occu- pancy at that time. The 100 Pier 4 project is the first project in the multi-building master plan development on the 9.5 acre site overlooking Boston harbor. Duggan, Inc.; performs building automation system upgrades at affordable housing development BOSTON, MA – J.M. Electrical Company, Inc., a NECA contractor specializing in advanced automat- ed building system installations, has completed project operations for the comprehensive energy effi- ciency upgrade at Georgetowne Homes, a newly renovated afford- able housing development locat- ed in Hyde Park, MA. Under the management of mechanical con- tractor E.M. Duggan, Inc., J.M. Electrical’s project team and crew of IBEW Local 103 electricians updated the building heating sys- tem for 928 housing units at the residential complex. The project entailed installing 66 central boiler plants, as well as installing a vari- able refrigerant monitoring (VRF) system for the building’s commu- nity center. “This important project will pro- vide Boston residents with afford- able housing options equipped with energy efficient technology in what was the largest affordable housing development preservation project in the Commonwealth’s history,” said Stephen Guarracino, Operations Officer at J.M. Electrical. “We are excited to have integrated these innovative energy systems into the structure while also reducing the building’s energy costs.” Georgetowne Homes’ reno- vation presented unique project requirements and challenges. J.M. Electrical replaced the elec- tric heating system in all buildings with the new energy efficient cen- tral boiler plants, and rewired and installed new thermostats in each of the units. The community cen- ter’s building automation system was also completely revamped in order to reduce energy demand and consumption while ensuring reli- able energy delivery for power and heat. J.M. Electrical’s project team oversaw day-to-day operations through- out the 20-month project to ensure scheduling and bud- getary requirements were met. The proj- ect was completed April 2015. “Today’s advanced building sys- tems are amazingly sophisticated, and it takes a wide range of skills and knowledge to ensure that all the systems work seamlessly and reliably,” Guarracino said. “As a result of this project, Georgetowne Homes will save money and energy, while also providing an exceptional living experience for all residents.” PROJECT NEWS J&M Brown Underway with Electrical Renovation of MIT Building NW23 at 195 Albany Street, Cambridge, MA NECA contractor teams with GC Columbia Construction, North Reading, MA on MIT’s new home for Department of Facilities and Office of Campus Planning CAMBRIDGE, MA J&M Brown Company, Inc. (JMB) is also underway with the comprehensive electrical renova- tion of MIT’s Building NW23 in Cambridge. When complete, the former lab building will serve as MIT’s Department of Facilities and the Office of Campus Planning. JMB’s electrical project scope at the three-story, 52,000 square- foot building includes demolition of the existing infrastructure, prior to providing ground-up elec- trical installations for the reno- vated facility. The contractor is installing new, stacked electrical closets to house the distribution equipment, a new fire alarm sys- tem, and lighting and lighting control systems. The renovated facility’s interior will feature an open ceiling design with an ener- gy efficient lighting package con- trolled by an advanced Sylvania wireless lighting control system. Temporary power for construction is being drawn from an adjacent MIT building. In its design and layout of the facility’s new electrical rooms, JMB is utilizing 3D CADD technology. J&M Brown's Construction Group VP Bryan Greene, Operations Manager Robert Carabia, and Project Managers Matt Noon and Kim Estabrooks head the project team and the venerable NECA contractor is supervising a highly skilled elec- trical field crew that will reach upwards of 23 IBEW Local 103 electricians at peak construction. Electrical work commenced in August and the project is scheduled for completion in January 2016. The MIT facil- ity is designed to achieve LEED certification.
