This applies to all homeowners, whether they reside here full time or rent their property. Our property values are impacted by the overall condition of the community. We have a contract for landscaping but it does not include watering lawns. As I mentioned in a previous column, it is imperative that residents follow our associations policies. The recent problem with the pools heater was caused by a lightning strike. Since we do not test the heater during the winter it was only discovered when the pool was opened and the heater was tested. As soon as we became aware of the problem we took steps, in accordance with our contract, to correct it. I would like to point out that it would be helpful if residents would inquire in the office or contact a board member for accurate information instead of causing an uproaror being disrespectful. That holds true with any concerns you might have. We make every effort to keep Heritage Pines in excellent condition but hope you will realize that not all situations can be corrected immediately. It has been reported that AT&T is going around the neighborhood soliciting for business. They do not have permission to solicit in Heritage Pines. Note from the President

I want to thank the members of the Social Committee for their outstanding work in putting together the retirement party for Betty. It was an outstanding event, enjoyed by all.

The beautiful spring season is now upon us and I hope residents will begin their seasonal chores as needed – power washing homes, renewing and watering lawns, mulching flower beds and around trees. This applies to all homeowners, whether they reside here full time or rent their property. Our property values are impacted by the overall condition of the community. We have a contract for landscaping but it does not include watering lawns. As I mentioned in a previous column, it is imperative that residents follow our associations policies. If not, we may have to take needed corrective action and bill the homeowner. This would, of course, follow a due process hearing.

The recent problem with the pool’s heater was caused by a lightning strike. Since we do not test the heater during the winter it was only discovered when the pool was opened and the heater was tested. As soon as we became aware of the problem we took steps, in accordance with our contract, to correct it. I would like to point out that it would be helpful if residents would inquire in the office or contact a board member for accurate information instead of “causing an uproar” or being disrespectful.

It is up to the homeowner to call the police and report the incident. If you can give their name and time of day, it would be helpful.

Enjoy the spring weather and stay well. Morty Berkowitz

system and do not receive a letter, one will be available in the office. Sidewalk upkeep is the responsibility of the Town of Cary. If you notice cracks or irregularities in pavement that might prove dangerous for our residents, please make a note of the location and call 919-469-4090 to report it. As mentioned last month, Duke Progress Energy maintains street lights in Cary. Each post has a number on it. Call in the number of the burned out lamp to 800- 419-6356. Their web site is another option: duke-energy.com/progress. Thanks to those of you who heeded our suggestions in last month’s newsletter to take a look at mulch beds, mailboxes, and private lampposts on your property that might require maintenance. We should have mentioned that there are still some mail box posts available for purchase if your wooden one is in need of replacement. Please contact office staff for details. We anticipate the spring planting will take place early May. In the meantime, enjoy the pansies and warmer days!

Your Grounds Committee

I’d like to start by saying thanks to everyone that came out for the Brightview presentation in April. It was probably one of the biggest turnouts and it’s always so great to visit with everyone. For those of you who could not make it, below is a recap of what we discussed and I hope you will be able to find the time to attend our next event. Highlights of presentation: Reviewed the list of services for the year: Weekly mowing March – October; shrub trims between now and November; October – January is leaf removal. We reviewed challenges in 2016: By the end of July we had 10” more rain than normal causing root rot, stretching out the mow rotation, and causing the shrubs and turf to grow faster. August and September, we had a drought causing extra damage to the turf with root rot. Warm Fall temperatures allowed the leaves to hold on longer than normal and for shrubs to shoot out new growth late in the season. The turf company was under performing and not delivering the results we

Grounds Committee Report Thank you to all who took time to attend the discussion April 13

th . A family emergency

made it impossible for Robert Day, of Bartlett Tree Company, to attend. His presentation has been rescheduled for Thursday, May 4 at 2 pm. You will find the signup info elsewhere in this newsletter. Will Marsh presented for the BrightView team. It was disappointing to the Grounds Committee that the presentation was not better attended. We particularly noted the absence of some residents who call in concerns. They could have been educated, along with the rest of us, on the services offered under our COMMERCIAL CONTRACT, as well as the calendar of when services are provided. As has often been said, the community ages up each year. It is important for us to understand the tree and lawn care issues that occur. Will took questions, and made it clear BrightView is committed to providing quality care to Heritage Pines. He reviewed services under our current contract, and mentioned some changes that have been made for the coming year. Please remember to check the Landscaper BULLETIN BOARD, for both mowing and pruning info. The pruning map is new this year. Photos of weeds not covered are posted. Robert Day and his staff will be treating gloomy scale again this year, Spring and Fall. There is a signup sheet in the clubhouse. Fee is $10 per Maple tree each season, but collection is once a year. So if you have one tree and wish both applications, sign up and leave a check for $20. Those of you with sprinkler systems should soon be receiving the annual letter on sprinkler backflow assembly testing required annually by the Town of Cary. The program usually begins in June. If you “opt in” the town has a certified testing company perform the required test on your irrigation system. You can “opt out” and have a town certified company of your choice test your backflow system. The letter explains how to communicate your choice to the town and the dead line date. If you have an irrigation

expected with the turf weeds. Goals for 2017: Improve our turf program: No more

Trugreen – Brightview will self-perform the turf applications in 2017; We added a summer application of fertilizer to help build up the nutrients in the soil; Please remember there are still specific weeds not covered in your turf program. Please see landscape board inside the clubhouse for details and pictures.

Improve the consistency of our shrub trim: We created a new shrub trim map. Please reference the landscape board in the clubhouse for details; We have worked hard to improve our mow efficiency. The savings in time should translate to more hours spent on the shrub trim; We made a goal to have the first round of shrub trim complete by the end of June. If we start the summer in check, we should have more success keeping it that way.

What it takes to have healthy turf: Proper amount of water; Not too much and not too little; Please have your irrigation contractor review your system, set up the proper times, and install a rain sensor if you don’t have one. Over watering is the number one killer of turf and plants; Proper turf program and fertilization.

Thank you again for allowing us to come speak and I hope you find this information helpful. When you see the crew out and about, they always appreciate a good nod and a smile. They have done some wonderful work this winter in preparing you for a great summer and I think it will show as the summer goes on. Talk with you next month, Will, Jamie, & Joe

Heritage Pines friends, What a wonderful retirement celebration you gave me on Sunday, April 9, 2017, thank you. Below you will see a picture of the clock that did not arrive for the celebration, it is a cherished reminder of all of you that I will see daily. Thank you for all your love and care for me over the years and all the extra pounds I have gained because you shared the gift of food with me. Oh, what a wonderful commu-nity you have established! Just like family, we have shared good times and sad times, and through our tears and laughter we have survived together. I have truly enjoyed my years with you and I pray the very best for all of you in the future. Thank you for making this world a better place to live by sharing your love. You will be etched in my heart forever. Love & Hugs,
