About CherylMy name is Cheryl Daly, originally from Michigan but I have been living in Arizona for twelve wonderful years now. I moved out here with my husband Andy to get some freedom from the snowy winters and the (too many) rainy days. My husband and I have just welcomed our first child into our lives in September, Alton Arthur, and we couldn't be more blessed and in love with him. I come from a family of four girls and am thrilled to have started my own family now. We also have two labs, Molson and Charlie, and a crazy cat named Izzy. Moving to Arizona was one of the best decisions that we have made to date and I know that helping people buy and sell real estate is what I am meant to do.

I am an Associate Broker with Realty One Group in Glendale, Arizona and a member of the Arizona Board of Realtors as well as the National Association of Realtors. PricePROFESSIONAL COMPARATIVE MARKET ANALYSIS

A comparative market analysis is prepared by me for all of my listings. I have over 9 years of experience in the real estate industry, including working for the banks in the year 2011, finding value for over 1200 homes in the valley.

My comparative market analysis consists of the following:

• Opinion of the market value of your home by a trainedprofessional.

• List your home right in today's buyers market to avoid additional dayson market and inevitable price drops that could make you net less inthe end.

• Apples to apples comparables within 1 mile of your home,within 20% of the gross living area, and within 10 yearsof the year built of your home.

When you list - and close - your home with me, I will inspect your home pre-listing and let you know everything that I can see that may be alarming to a buyer. I have seen thousands of homes and been to plenty of inspections and I will be able to give you very valuable information that will only help during the actual inspection period of your home.

Discovering and repairing problems early in the marketing process places you in control, eliminating the stress of making repairs on the buyer’s schedule.
