Ten Valuable Tips to

Enhance Your Home

Presentation of your home is the key to achieving the best price possible.

The following guide contains cost effective tips to ensure potential

buyers view your home in the best light possible.

1. The most important thing is to ensure your home is thoroughly cleaned and clutter free.

2. Now is the time to address the small jobs you have been meaning to get round to for months – it is important

that your home is well maintained.

3. Try not to have pets in the house during a viewing and if you do have a pet or smoke, remember these odours

linger, as do cooking smells. Open windows and use air fresheners.

4. Ensure the bathroom and kitchen are spotlessly clean – these are two rooms potential buyers will inspect

thoroughly.

5. Create a warm, welcoming feel by using soft lighting - overhead lights are harsh and cold. The smell of

flowers, scented candles, freshly brewed coffee and a lit fire all create a homely atmosphere.

6. Make sure washing and ironing are out of sight.

7. Ensure beds are made and toys are off the floor and tidied away.

8. Gardens, particularly the front garden, should be neat and tidy. Whilst many people like the idea of a garden

they also want to feel it is easy to maintain.

9. If you have a lot of furniture, think about clearing some away. Too much furniture will create a cluttered feel

reducing the sense of space.

10. Remember the outside of your home will be the first aspect a viewer will see so make sure you create the

best impression – hanging baskets, freshly painted front door, clean windows etc. This is often referred to as

“kerb appeal”.

The Sales Process

1. Formal appointment of your chosen agent will be confirmed by signing an agency agreement. At Holgate First

National we use the standard Real Estate Institute (REI) Selling Agency Agreement or Auction Agency

agreement.

2. The vendor is responsible for contacting his/her solicitor to arrange the contract for sale of land to be drawn

up. Holgate First National can arrange this if you are unable to.

3. You should provide us with current outgoings for the property if available including council rates, water rates

and Strata rates.

4. Holgate First National will then collect the signed agency agreement from you and the signed copy of the

agreed advertising schedule, copies will be left with you.

5. Holgate First National will then arrange the photographer and floor plan consultants to inspect your home.

6. We will then proceed to order the approved marketing mediums including placing the property on the

internet and provide a window card in the Holgate First National window (on the provision that the agency

holds the contract in the office).

7. We will contact you to confirm suitable open days and times.

8. At Holgate First National we are continually praised for the regular feedback our clients receive, our

testimonials speak for themselves (visit our website and read a few). In addition to regular contact, Holgate

First National provide weekly written updates of how many people attended the open for inspections, any

requests for contracts and offers received including a copy of all the weekly advertising.

9. If you have decided to sell by Auction, prior to Auction Day, your Holgate First National representative will

arrange a meeting with you to discuss in detail all interested parties and to set a reserve price. This is

required by law to be in writing, we will provide the appropriate letter.

10. If the property is sold by Private Treaty, once you have agreed with the terms of sale and sale price, Holgate

First National will prepare and send a sales advice notice to your solicitor and the Purchaser’s solicitor.

11. Your solicitor will then contact the purchaser’s solicitor to arrange a suitable time to exchange contracts. This

is when the 10% or other agreed percentage deposit is paid to either your solicitor or Holgate First National.

Exchanging sale contracts is the legal part of selling a home. There will be two copies of the sale contract: one

for you and one for the buyer. You each sign one copy before they are swapped or ‘exchanged’.

12. When settlement is due, the purchaser will conduct a pre-settlement inspection of the property with us.

13. When the property settles your solicitor and the purchaser’s solicitor will send a confirmation to us advising

on distribution of funds and where the balance of the deposit monies are to be paid.

The contract exchange

is a critical point in the

sale process.

• The buyer or seller is not legally bound until signed copies of the contract are exchanged.

• Buyers of residential property usually have a cooling off period of five working days following the

exchange of contracts during which they can withdraw from the sale.

• If the agent arranges exchange of contacts, the agent must give copies of the signed contract to each

party or their solicitor or conveyancer within 2 business days.

• The cooling off period can be waived, reduced or extended by negotiation.

• There is no cooling off period for sellers. Once contracts have been exchanged, sellers are generally

bound to complete the agreement.

• There is no cooling off period when purchasing at auction.
