What to expect

Stockport Homes is committed to maintaining and investing in customers’ homes and communal areas. We aim to deliver improvements to properties and the environment of estates to meet the aspirations of current and future residents.

This leaflet contains information on the proposed Capital Works to be carried out in the financial year from April 2010 to March 2011. This year’s programme will concentrate mainly on the final year of the Decent Homes Standard.

Stockport Homes has a lot of work planned to maintain and improve your home over the next twelve months. We want you to know what to expect, where and when.

By looking at the tables at the back of this leaflet, you will be able to find out what work will be carried out in your area over the next twelve months.

Kitchen and bathroom replacements

The kitchen and bathroom replacement programme is now into its fifth year.

A survey of all the properties in this years programme will be undertaken to find out the condition of the existing kitchen and bathroom. Kitchens and bathrooms that already meet the Decent Homes standard will not be included in the replacement programme.

Customers will be invited to attend a choice event at a location close to their homes, to see and choose from the kitchen and bathroom samples on display. It will also provide an opportunity to meet staff from Stockport Homes and also the contractor who will be involved with the installations.

These works will be carried out in the following areas:

Area Locations covered

East Bredbury, High Lane, Marple, Marple Bridge, Offerton, Romiley, Stockport and various other locations in the Borough

West Bramhall, Cheadle, Cheadle Heath, Cheadle Hulme, Crescent Park, Deneway, Heaton Chapel, Heaton Moor, Heaton Norris, North Reddish, Woodford and various other locations in the Borough

Heating replacements

This year the programme for heating replacements contains those that have not been done in previous years and those where the heating system is near to the end of its lifecycle.

These works will be carried out in the following areas:

Electrical upgrades

Electrical upgrades will be carried out across the Borough. A large proportion of this work will be undertaken in conjunction with the kitchen and bathroom replacements.

These works will be carried out in the following areas:

Lift maintenance and replacements

Stockport Homes has an ongoing lift replacement programme. This programme has been produced following surveys by our consultant and is based on priority need. Due to the nature of such works, we do operate flexibility and should a lift on a scheme deteriorate or fall into failure, we take appropriate action and bring the works forward as required.

The lifts that have been identified for replacement and considered those most at risk, within the 2010/2011 programme include:

Fire prevention

The aim of fire prevention is to eliminate or reduce the risk from the spread of fire in multiple occupied properties. The fire risk assessment reports make recommendations on physical improvements needed in communal areas to bring properties up to the standards required under the Regulatory Reform (Fire Safety) Order 2005.

The areas that have been identified where fire prevention works are required to be completed within the 2010/2011 programme include:

District Heating / Communal Heating replacements

Many properties are heated by a communal heating system. This programme covers the replacement and upgrade of those that are considered to be in priority need of replacement.

These works will be carried out in the following locations:

Overcladding

The overcladding to properties improves the aesthetics of the area as well as delivering a considerable saving on fuel bills. This highly efficient external wall insulation is fixed to the outside of the property and then finished with a tough, long lasting finish.

These works will be carried out in the following locations:

The programme and you

If your home is included within the Planned Maintenance Programme, Stockport Homes will contact you to confirm that your home has been included and discuss with you in more detail the exact works to be undertaken.

In addition to the main programme of works, additional miscellaneous projects will be carried out including:

• pre-paint painting and repairs;• communal area painting;• maintenance work to garages, fences and gates; and • sustainability works.
