Over the last few years the housing market has changed dramatically. Not least because of the recession, but there have been major legislation changes, the mortgage market review plus changes in peoples buying habits and behaviour. I’ve previously touched on the subject of, how with the internet and public access rights, buyers now have access to a huge amount more information about a property before they even entertain the idea of viewing/offering/buying it. But the way that people search for a property or estate agent has changed dramatically too.
There are still people who wish to see estate agents and visit an agents offices to register and get to know the staff who will be assisting them in their property search or sale or who call us to register and make their enquiries. But gone are the days when the first port of call would be the telephone directory. There is still some debate about the value of a local newspaper advert – with most buyer and seller enquiries coming via the internet. We reached the point where we were our newspaper advertising had become ineffective as we weren’t getting enquiries from it. In an area likes ours a lot of business is generated through customer recommendation and board presence. In fact, word of mouth is a valued source of business for us. With the internet becoming the advertising power of an estate agent we have moved with the times in trying to capitalise on that advertising power to benefit our customers.
With modern day life taking over our time, customers want as much information available to them at various times of the day or night, without having to wait for you to respond to them. Whether sellers or buyers, customers want to find our properties online and also have access to as much information as possible about them. People want to make their own informed decision, but in the minimal amount of time. As being time conscious is now a way of life, vague information is the thing of the past, customers want to know everything and up front. They are sooner likely to discount something that doesn’t show them the information they need/want. So whilst some traditional agents think less is more and believe that makes the customers have to speak to them so they can control the enquiry and activity, we are real advocates of getting as much information out there as possible and it’s getting results.
Therefore it is vital for us to advertise on a property website and with Rightmove currently being the most known and used website for UK properties – that is where we focus our property website advertising. We have trialled various other property websites over the years, but nothing so far has given us sustainable activity that compared or proved worth continuing. But this is not our only source of online enquiries. As the internet has grown, so too have the different types of media people use on a daily basis. With the advance in mobile technology such as laptops, ipads and internet enabled mobile phones, people don’t just sit at home or work on a desktop computer to use the internet and there has been a change in the types of websites they use too.
With social media websites such as facebook, twitter, Google+ and LinkedIn, what started as social networking has swiftly also become business networking and information resourcing. We have a presence on all of those websites and it is a huge resource for new and existing business. Whether it be another way for new or existing customers to communicate and get messages to us, keep up with our activity, find our properties or recommend us to friends and family it is a valued extra advertising and communication tool that benefits both our customers and ourselves – plus to make it even better they are free! More often than not now, new customers have already looked at our online presence, property advertising and business profiles on these sites before contacting us. I am amazed how many potential new customers tell me they know about us and how busy we are, because they’ve looked at our social media advertising, either purposefully, or by a friend of theirs who follows us telling them or showing them. It’s become a new type of ‘word of mouth’. As an example this week I have already used social media websites to share property listings, update sellers of their sale progress, have further conversation following up an appraisal on a property, communicate with a past customer and also confirm viewing appointments. As a customer isn’t it great to have an estate agent that offers you various different methods of communicating with them. Plus the extra avenues of advertising your property – that follow the trends of the buying public.
Widening the reach of a property’s advertising is key. And simply putting a link to the property listing on the social media websites is a great advantage. It’s like a chain mail sequence. We list the link to the property listing on our social media pages, it shows up to all our followers, any of them can like or share it and then it will show up to their followers who too can do the same – before you know it that original listing has potentially reached hundreds if not thousands of people and potentially in as little as seconds. We all know it only takes that one right buyer to come along and a property can be sold – so following the trend of social media can offer a huge advantage to both us as an estate agent and our customers.

July has been a month of storms with torrential rain alternating with Hot humid weather, Plants are looking luxuriant but we have had to keep removing rain damaged flowers, and dying leaves around the base of the plants to avoid ‘damping off’, The containers plants are looking very good but despite the heavy rain we have kept up watering to ensure that the compost doesn’t dry out. An occasional feed has also been given to promote healthy plants for the remainder of the summer. The mulch is being effective and a few perennial weeds have struggled through but they are easily removed.
At the end of July we have planned to remove some of the Grass like plants from one of our beds near the Bridge Hotel (Billy’s Garden) and replacing them with Dahlias donated by a Sutton Bridge Resident which will give a spot of colour from late summer through to the autumn. This flower bed has some well established Lavender plants, inviting you to stand nearby, inhale their perfume and listen to the summer sounds of the bumble bees that are enjoying the fragrant nectar.
