I’m very pleased to be able to report yet another busy & successful month for sales and viewings. At the time of writing this editorial we have 27% of our property stock sold subject to contract. And several further offers on the table under discussion. We have a genuine need for more properties to offer. We are very short of properties at the lower end of the market and also bungalows with 2 toilets and a double garage up to £185,000. On more than one occasion we haven’t had a property available meeting the requirements of a serious buyer and have approached a customer who’s property was previously on the market with us to see if they would be interested in selling so we can offer their property – this has ended up in us selling properties that we haven’t even been marketing! I know there are sellers out there hearing that the marketing is picking up & that we are selling well who are now asking – why aren’t I getting viewings on mine? Why haven’t I sold? Is my agent doing their best by me? I can only answer as if the question is being asked of me. Firstly we work our socks off on ALL our properties, we find it just as frustrating when a property is performing poorly and it is unjustified if a seller thinks we aren’t doing all we can for them. More often than not it simply the difficult housing market conditions for that property at that time – nothing more complicated than that. Sometimes it is factors out of both the sellers & our control, such as the outlook or surroundings of the property or that some areas/streets sell better than others. But sometimes it is the seller holding the property back (often despite any advice we give them to help) such as: busy patterned/dated décor, poor presentation/clutter, untidy/overgrown gardens, or a need to rethink their asking price. We know from experience it’s often very hard as a home owner to step back from your emotions or financial desires and look at your property presentation and asking price from a buyers perspective. The key here is to listen to what your agent is telling you! Again this month I thought you’d be interested to see which available properties are our top performers. Based upon the Rightmove advertising ‘click through rate’ on the day of preparing this editorial, here’s a run down of the current top 10:

Most of us think of buying a property for our home but property is of course also used as an investment for the future. Whilst some of the principles of buying a property are the same whether for investment or to live in there are some other aspects to consider when purchasing a property for investment.
CHOOSING A PROPERTY It is important to remember that the property you are choosing is an investment; you are effectively running a small business. Bearing this in mind you should research the market where you want to buy your property. Speak to your local agents for information and advice. Find out about the demand for housing in the area. Consider they type of tenant you want to rent to, young professionals, families and make sure that your chosen property fits the requirements of your intended tenant. You need to think more about what will be attractive to a tenant rather than a buyer. A property investment is a long term investment. If you purchase a property that requires some renovation again think about your target market. This is not a property that you will be living in, it is often best to keep things plain, simple and low maintenance and spend your money making sure that the basics are right and in good working order.
MORTGAGES You should consider speaking to a specialist advisor who can explain the best buy to let products on the market. Make sure that your Mortgage is a buy to let Mortgage. Lenders will consider a variety of factors including the deposit you have available and the rental income you are likely to achieve.
LEGAL REQUIREMENTS AND OTHER OBLIGATIONS You will need to instruct a solicitor to deal with your purchase, but it is worth also getting advice on your obligations as a landlord which include:
Putting in place a tenancy agreement which is valid and fair and ensuring that the agreement meets any requirements that your lender has.
Considering what the agreement should contain in terms of tenants responsibilities at the property.
Maintaining the condition of the property. Whilst some obligations can be placed on the tenant via the tenancy agreement some requirements as to maintenance are the responsibility of the Landlord. These are covered under s.11 of the Landlord and Tenant Act 1995 and cannot be passed on to the Tenant. This applies to maintained of the structure and exterior of the property as well as provisions for the supply of water, electricity and gas among other things.
You will need to have regular checks of gas and electrical appliances
You will need to meet fire safety requirements for furniture and furnishings.
Insurance requirements – you will need specialist buildings insurance if the property is let.
Tax implications including stamp duty land tax, income tax and capital gains.
The requirements to place any deposit taking from the tenant in a specialist scheme.
Your obligations at the end of the tenancy, serving correct notices on the tenant if you want to end the agreement or whether a new tenancy is required.
Providing an Energy Performance Certificate Your tenant will have a right to live at the property without interference so you must be careful about arranging times to visit the property if you do need carry out repairs or inspections. If you are considering renting your current home the principles are the same although it is often harder to think of the property as a business asset. You should still seek legal advice as to the need for consent from your Mortgage Company to the letting and the drafting of a tenancy agreement. “Insurance companies only ever want to know you when they want some money” “Insurance companies will do anything to get out of paying a claim” “I paid my premiums on time and now they don’t want to pay out” We have all heard this a hundred times over the years (some readers may have even said it!) So here’s some advice…………..Don’t make it easy for insurer’s to decline or reduce your claim. Ok, we all know that insurance companies are in business to make a profit-who isn’t? But all too often we as claimants leave ourselves at the mercy of insurers. Let me explain what I mean. When was the last time you took a serious look to check what your insurance policy covers and more importantly what it doesn’t cover? It never ceases to amaze me the gulf that exists between what clients think they are insured for and what in fact is covered. One problem that often crops up is that of underinsurance. How often do we check to ensure that our contents sum insured reflects the true replacement cost of everything in the home (which usually includes garages and garden sheds). “Whatever happens I’m not going to lose all my contents at once” It’s a common misunderstanding that providing your claim is with-in the total sum insured there is no problem. Remember the sum insured must represent the full replacement cost of all the contents of your home. The same applies to building’s cover- you must insure for the full rebuild cost including site clearance and other additional costs. Of course if you have difficulty agreeing a claim settlement and think you have been treated unfairly you can always turn to the Insurance Ombudsman service but as a general rule if you are under-insured you will almost certainly be dissatisfied with even that outcome. I’ll be the first to agree that insurance policies don’t make a great read and are all too often difficult to understand. This is a problem that is gradually being addressed through various initiatives to encourage more user-friendly policy wordings but progress is slow and that suggests to me a good reason to consult an expert - why not call our office for some advice? The Sutton Bridge in Bloom Big Bloomers have been hard at work in June. We have weeded and tidied the flower beds around Sutton Bridge, cleared out the bulbs and winter flowers from containers. We have removed the top layer of spent soil and compost, and replaced it with new before planting summer flowers in our containers and those sponsored by local businesses. The next few weeks we will be planting more bedding plants in Billy’s, Pat’s and the Jubilee beds.
It’s not all hard work; we spent an enjoyable day when The Curlew Centre held a Vintage Gala Day in the Park. Our members potted up plants from their gardens for us to sell on our stall, this raised £55 for our funds. An extra bonus that day was to see the Spitfire flying over our heads.
In the meantime we will be seen around Sutton Bridge weeding, tidying up everywhere. Come and chat, we will appreciate a rest leaning on our spades and forks. The Team is always happy to receive help with some of the many tasks involved in keeping Sutton Bridge looking good. We are particularly seeking support from male members of the community for some of the heavier tasks that need to be undertaken from time to time.
