Founded in 1978, SEM Architects has one of the largest portfolios in the commercial, retail and industrial sectors in the Rocky Mountain West region. Building on early commissions in the development industry, the fi rm has evolved from a business-focused enterprise to a full-service, design-oriented architectural practice.

In its fi rst decade, SEM advanced from serving local clients to playing roles in regional and national projects. By the mid-1990s, as the fi rm went national, its services grew to encompass comprehensive architectural, master planning, entitlements, and interior design services for our clients in retail, industrial, offi ce and build-to-suit markets. Recent years have seen an expansion of our portfolio to include local neighborhood retail and restaurants, regional mixed-use town centers, and offi ce parks and corporate headquarters, as well as roll-out programs for national retailers.

DESIGN PHILOSOPHY

SEM Architects combines improvisation with lateral thinking, a creative process for generating ideas, in order to break through accepted thinking while still operating within real-world constraints, resources, and support.

Lateral thinking develops solutions through an indirect approach that moves from a known idea to a new idea. With a strong foundation of technical expertise and carefully honed intuition, SEM designers improvise on the challenges and resources unique to each opportunity, inventing new thought patterns, practices, structures, or new ways that people could interact with spaces. The successful outcome is helping clients fi nd the distinctive solutions relevant to their situation.

The design process begins with an open dialog among clients, consultants, and the design team in a workshop setting, to develop the program; to analyze relevant case studies, and to create a framework that will bring the project to full fruition.

The full team establishes goals; collects, organizes, and analyzes data; formulates relationships, and establishes priorities, in order to defi ne the challenge

that the design solution will resolve. On this basis, the architects create a real-world design aimed at achieving the client’s objectives.

Case studies of similar projects serve as resources that inform the design process, enlighten the client on current design trends and suggest a platform for unique alternatives. Existing ideas become the basis for challenges to conventional thinking, with the ultimate goal of establishing the big idea — a defi ning concept and guiding infl uence, which will keep the design true to its origins and consistent with its objectives.

Through the Design Development and Contract Document phases of the project, SEM concentrates on documenting the project with best practices, stringent quality-control procedures, and coordination of all work. Detailed task lists, milestones and performance-based criteria verify the work of all project members as complete and accurate. The budget is vetted through cost/benefi t systems analysis and milestone estimates. Finally, the design intent established during the genesis of the project drives a consistently high quality of work through construction and project close-out.

STRUCTURE

Projects begin as individual design studios are assembled for a commission, bringing together an array of seasoned professionals, creative designers and developing talent. These tight-knit, diverse groups collaborate directly with clients to establish an in-depth understanding of the project goals that will fulfi ll the program.

Studios are led by a Principal, who take an active role in every aspect, working in creative collaboration with the client over the life of the project. Principals routinely fi ll the Project Architect role on a design team. Complemented by experienced Project Managers, they lead the design team and are in constant communication with the client.

The Principals’ experience is enhanced by a dedicated group of Associates and the invaluable resources of Directors, who are responsible for creating and maintaining quality and consistency in specifi c aspects of SEM’s practice. This personal attention and teamwork ensures the successful design, documentation and quality control of the client’s program.

The Streets at SouthGlenn is the redevelopment of the existing SouthGlenn Mall into a mixed-use Community Center for the City of Centennial. The redevelopment plan develops a 2,500,000 square foot Town Center between the existing Macy’s and Sears stores, and expands the on-site development to the perimeter of the property to include additional retail shops, restaurants, banks and services. The center is vertically mixed with street level retail shops, and either residential units or offi ce space above, the overall project budget is more than $300,000,000. SEM Architects is the Master Architect for the overall project and is responsible for entitlements, site planning, architectural design, tenant coordination, contract administration and design oversight and coordination.

The Streets at SouthGlenn blends premier local and national retailers with bold new brands to provide an exceptional, exclusive shopping experience and convenient access to the amenities shoppers seek in one place. Adjacent to south Denver’s premier neighborhoods, the Denver Tech Center, and other prosperous and growing residential and professional communities.

New Urbanism

Twenty Ninth Street Mall unlike the mall that prefaced it, consists of a collection of smaller mulit-tenant retail buildings and big box stores clustered along a central spine.

Twenty Ninth Street Mall brings urban shopping sophistication to Boulder’s growing residential and professional communities. The genesis of the Twenty Ninth Street Mall was to redevelop an existing four-city block suburban mall into a thriving outdoor retail environment. The program for the entire project incorporates more than 800,000 square feet of offi ce, retail, entertainment, and restaurant space. The overall project budget totaled more than $75,000,000. SEM Architects was the Architect of Record and was responsible for Site Planning, Architectural Design, Tenant Coordination, and Contract Administration.

The resulting design created three distinct shopping and entertainment districts, enlivened by weaving the Boulder street grid throughout the development. The project’s challenges were met by designing the primary retail and plaza over an 800 car parking deck, and providing a variety of leasing opportunities. The design includes distinct building vocabularies utilizing dramatic massing and geometry, as well as a lively color palette, that responds to the context of the existing city and natural features of Boulder, Colorado.

Articulation and Fenestration

While the overall mass of the building remains quite simple in form, the building’s facades use a variety of articulation, fenestration and colored patterns to create visual interest that is complimentary to the surrounding context.

Designed as the fi rst of two buildings in this Medical Campus, this project incorporates programming for medical users; including Urgent Care, Imaging, as well as Primary Care and Specialists. Phase 1 of the project set at the base of the “hogback” along C-470 in Jefferson County Colorado. The building houses more than 63,000 square foot of state of the art medical space. The overall budget for the project was $5,500,000. SEM Architects was the design architect as well as the Architect of Record for the project. SEM was responsible for all of the entitlements, site planning, building design, interior space planning, and contract administration.

The project’s budget and program was fulfi lled using tilt-up concrete construction. By utilizing a unique approach to panel design, window patterning and fenestration; the multi colored wall panels create variation and rhythm that tie the building together to create a clean contemporary image. The main entry feature is the focal point of the building as it dynamically extends from the building to create a covered drop off area for patients.

Montecito Point is a six story, 185,000 sf, high rise, offi ce building located in Las Vegas Nevada. The $24,000,000 project includes structured / covered parking for 25 percent of the parking needs. The L-shaped footprint and core layout were designed to accommodate half-fl oor users as well as smaller tenant arrangements. The project is designed to achieve LEED Silver certifi cation, using a sustainability strategy that is balanced across all categories. SEM Architects was the architect of record on the project and was responsible for the overall site planning, as well as the architectectural design of the core and shell.

The overall design refl ects upon traditional design principals using a base, middle and top. These traditional principles are contrasted by a modern more contemporary aesthetic. The base is accented with large two story windows, and stone pilasters, while the middle portions of the building uses an EIFS wall system with a variety of horizontal window patterns. The upper portion of the building incorporates intricately detailed metal panels along with integral sun shade devices at the entry feature to create an iconic image on the skyline.

While the overall mass of the building uses a contextually neutral color palette, it is contrasted by the dark window patterns, and heavily articulated curtain walls.

Contemporary Retail

Village at CornerStarCORNERSTARAURORA, COLORADO

Vibrant Colors

The Village at CornerStar uses vibrant colors not only on the awning structures but on the buildings as well to create a warm and inviting experience.

CornerStar is a regional power center located on 158 acres at one of the busiest intersections in the Denver metropolitan area. The overall project contemplates more than 615,000 square feet of retail space with two distinctly different experiences. The power center portion of the project provides opportunities for large format users, while the village creates a unique urban environment that encompasses small retail shop space and restaurant users. SEM Architects the Architect of Record for the apx. $36,000,000 project and were responsible for all aspects of the project.

The design of CornerStar is that of a uniquely contemporary blend of materials, forms and interstitial spaces. The buildings use a varied palette of materials in a variety of colors and patterns to create a high level of interest and design aesthetic, while the masses provide individual tenants with a strong sense of identity for their individual spaces. The organization of the buildings creates great opportunity for usable outdoor spaces that are either utilized as patio spaces for restaurants or lavish landscape areas to soften the overall project.

Long Lasting Materials

Westmoor Technology Park utilizes precast concrete panels and Arriscraft stone products to create a high level of permanence, one that will stand the test of time.

The Westmoor 10 phase of the Westmoor Technology Park in Westminster, Colorado is a 200,000 sq. ft. offi ce building. The overall project budget was approximately $17,000,000. SEM Architects was the Architect of Record for the project and was responsible for the site planning, design of the buildings, contract administration, as well as any tenant coordination that occurred as part of the leasing efforts.

The design concept for Westmoor 10 incorporates traditional forms, and a variety of balanced materials and fenestration patterns. The focal point of the building is the main entry feature, which reveals itself as a sliver of glass, that is compressed between two stone masses. The relationship of the glass and stone create a unique tension that commands attention, and draws the pedestrian to the entry. The buildings simplicity plays out as the base of the building is articulated with a course stone pattern, while the upper levels are composed of horizontally articulated pre-cast panels.

The design concept for the new medical offi ce building at 1655 Lafayette takes advantage of a prominent site in what will be a large redevelopment project. On a site that is under utilized in terms of density this new facility takes advantage of internal parking schemes to increase its densities while providing the opportunity for both clinical and medical offi ce space.

The design concept for 1655 Lafayette is based around the concept of integration. The buildings program while not atypical for the surrounding area, is larger than portions of its context. 1655 utilizes and is focused on breaking down the scale of the building into smaller components that assist in its relationship and presence within the neighborhood. The structure works to maximize the potential building footprint, while the facade of the building is compartmentalized into unique features that add variety and scale to the building. The concept of overlapping is prominent throughout the building to create depth and visual interest from all perspectives, while providing it’s users with accessible common amenities.

Katie Mullen’s relied on a large majority of it’s design elements coming straight out of Ireland. These authentic materials provide a unique experience, and one that is true to Irish atmosphere.

Katie Mullen’s is a unique Irish Bar and Restaurant encompassing four bars and four themed experiences. The restaurant / bar anchors both the 16th Street Mall and the historic Sheraton Hotel in Downtown Denver, Colorado. The restaurant totals more than 11,500 square feet of high end restaurant space. As the overall project architect for the restaurant, SEM Architects was responsible for all of the architecture as well as the project coordination with the kitchen designers, interior designer, owners, and the contractor. The project budget was approximately $3,000,000.

While occupying a prominent corner, the entry and exterior patio enliven the

Mall and welcome patrons into a warm, comfortable and familiar experience. The space is designed to replicate the owners existing pubs in Ireland. Each of the four separate but connected spaces are defi ned by unique architectural details and amenities, and are supplemented with handmade furniture, imported fi xtures, hand applied fi nishes and custom designed millwork.

Colorful Reflective Surfaces

The materials utilized on the newest Pinkberry store create a unique experience by introducing bright colors and a sharp contrast between reflective surfaces and textured floors.

Pinkberry Colorado is a 1,000 sq. ft. frozen yogurt eatery, working on multiple locations throughout the metro Denver area. The overall project budget was approximately $160,000. SEM Architects was the Architect of Record for the project and was responsible for the overall design coordination for each of its locations. SEM Architects is part of a Design/Build team with Waner Construction.

Pinkberry has become an iconic brand, and the store design refl ects the product and experience in a truly contemporary and memorable way. These small spaces are highly detailed, providing a refi ned atmosphere, and the materials and color palette refl ect the character of the yogurt itself. The stores feature pebble fl ooring, glass wall fi nishes, refi ned lighting, and furniture with personality. The roll-out program includes the State of Colorado, and is targeting unique environments.

Department of Veterans AffairsPOLYTRAUMA & LOW-VISION CLINIC - PROSTHESIS LABORATORY - CALL CENTER - CLIENT SUPPORTAURORA, COLORADO

This ambitious project was based on combining three separate programs for the Veteran’s Administration into a single location. SEM Architects worked with the various stakeholders to space plan and design a multi-faceted facility with mixed uses, occupancies and complex access and security issues. This 24,000 square-foot complex includes; diagnostics, treatment, physical rehabilitation, occupational and life skills training, and lab space for the design and creation of custom prosthesis. The design takes advantage of natural light to create an uplifting atmosphere, ideal for long sessions of training and therapy.

SEM was responsible for the projects interior design, construction documents and contract administration. The overall project budget totaled just over $3,000,000.

Bellco Credit UnionEAGLES NEST VILLAGEAURORA, COLORADO

SEM ARCHITECTS

Bellco Credit Union at Eagles Nest Village in Aurora, Colorado represents the architectural distinction of utilizing design features from the surrounding master development to transform a prototypical branch banking facility into a dynamic contemporary esthetic. The utilization of the dramatic canted roof element and bold stucco color commands immediate attention to the credit unions main entrance. A similar effect is utilized over the drive-thru lanes creating additional interest and appeal to what typically becomes a secondary design component of a drive-thru banking facility. The mix of bold colors and materials with more traditional weathered stone and masonry provides a complimentary context of contemporary

architecture yet provides a softer, inviting experience as one approaches and enters the building.

The contemporary esthetic of the exterior continues to the interior of the facility, yet by utilizing a softer pallet of colors the member is made to feel welcome and comfortable. Member Services is placed prominently near the center of the main lobby featured by a large circular counter with a bold corresponding soffi t element above. This prominence promotes immediate assistance to all who enter.

Bellco Credit Union is a local, well established, full service credit union with multiple branches along the Front Range.

Bellco at Eagles Nest uses bold forms to create a dynamic expression at the entry feature of the building. The form and materials at the entry are indicative of the surrounding shopping center and help to blend the overall project together.

SEM Architects has assisted Bellco for many years as their preferred Architect of Record for their branch facility expansion program. SEM has maintained the same architectural team for all of Bellco’s projects in order to provide consistent direction and oversight for each and every project, thereby lightening the load for Bellco and eliminating the potential overlap of resources between the two companies.

Colorful Patterns with Shade and Shadow

The building facades use a rich variety of colors, patterns and textures to create a distinct and identifiable image for 24 Hour Fitness.

The two-story, 88,000 square foot 24-Hour Fitness Super Sport facility at CornerStar was the fi rst mega-fi tness facility in the successful 24-Hour Fitness chain of fi tness facilities. The Super Sport facility features two swimming pools, a sauna, a steam room, 2 racquetball courts, one and a half basketball courts, an indoor running track, a large aerobics room, a spin room, numerous circuit weight machines, a large free weight area, a daycare facility, juice bar, and high end locker rooms. As the Architect of Record for the core and shell, SEM Architects worked closely with the tenant Architect as they developed the prototype for the new Super Sport concept.

The challenge with the large two-story structure, was to break up the facades to create interest and diversity in the building mass. This was accomplished by introducing large vertical window and glass block elements, utilizing bright corrugated metal panels at vertical elements, and providing large shade devices to create light and shade patterns on the large wall planes. The main entry was softened by utilizing a stained siding and a canopy lowered over the entry to create a more human scale experience upon arrival to the facility.

Urban Connectivity

Gateway Park East StationAURORA, COLORADO

Urban Variety

The center piece to the overall project is a large scale urban park that creates a strong sense of place for the visitor and for the daily user.

Gateway Park Station is located on the newly planned light rail route, connecting downtown Denver to Denver International Airport. The 17.5-acre site is located in the heart of an emerging commercial district which is anchored by the 1,300-acre Gateway Park. This station incorporates light rail and bus routes, and will ultimately serve a high volume of trips.

The goal of the Master Plan was to design an identifi able environment that would comfortably accommodate the multi-modal exchange, and serve as a catalyst for the surrounding infl uence area. The design concentrates mid-rise, mixed-use densities around a central plaza anchored to the rail stop. Pedestrian circulation from the Rail Station, would quickly emerge from a highly active transitional space into a open, urban scaled plaza, fi ltering to the business and services. The plaza would incorporate amenities designed for both the commuter and employee needs, including; fountains, kiosk and shaded seating areas. A bold arc connects the bus-station to the center of the plaza, offering a dramatic pond crossing en-route.

Biondi Jewelers CORNERSTARAURORA, COLORADO

Biondi Jewelers is a locally owned and operated jewelry store which has been in business for over 25 years in Aurora, Colorado. As the Architect of Record, SEM worked with Biondi in site planning, building design and interior layout. SEM was responsible for the entitlements for the project, interior and exterior architectural design, construction documents and contract administration.

The exterior design utilizes the contemporary blend of materials and forms used within the CornerStar development, including an internally illuminated corner tower element to draw attention to the building. Oversized windows were designed to capture natural lighting throughout the showroom and allow shoppers to view the jewelry in a natural light ambiance. The interior design features several very prominent curvilinear soffi ts extending down from the ceiling designed to replicate the layout of the custom designed jewelry casework. The interior materials and colors were selected to compliment the two-tone wood casework to provide a warm, comfortable and inviting atmosphere for the customers as they peruse the selection of fi ne jewelry crafted by Biondi.

Ohio Center for Broadcasting BELMAR TOWN CENTERLAKEWOOD, COLORADO

The Ohio Center for Broadcasting – Colorado Campus is a 12,000 square foot technical school for TV and radio broadcasting education. The school is located at the Belmar Mixed-Use Development in Lakewood, Colorado. Under extreme time constraints OCB commissioned SEM Architects to assist in planning their new location within an existing vacant art gallery in Belmar. SEM completed the initial space planning and construction documents in 10 days in order to meet the deadlines.

OCB’s campus facility consists of a fully functional TV studio with control room, an Internet TV studio, Internet radio studio and a sports broadcasting studio. The facility also contains multiple audio studio training rooms, video editing rooms, four large classrooms, and administrative offi ces. A unique feature of the design was to locate the sports broadcasting studio underneath an existing open stair in a glass corner of the building. This feature also allows pedestrians the opportunity to observe the sports broadcasters at work.

North Creek Shops are located in the heart of North Cherry Creek, in Denver, Colorado. The overall project incorporates fi ve different buildings totaling over 20,000 square feet of traditional retail uses in one city block. The overall project budget was approximately $2,000,000. SEM Architects was the Design Architect and the Architect of Record for the overall project and was responsible for the entitlements, site planning, architectural design, as well as all of the tenant coordination on behalf of the owner.

into the Cherry Creek North aesthetic. The buildings are all designed to incorporate traditional brick details and massing that is appropriate to the historic old Denver brick bungalows that surround the area. The parking for the buildings is located in the rear, with access coming from the alleyway. An enormous amount of emphasis is focused on the streetscape aspects of the project as pedestrian circulation is most prominent throughout the Cherry Creek area. The sidewalks undulate along the street edge to create large planting areas that allow for large trees, and bold pockets of colorful annual planting to add life and warmth to the environment.

Contemporary Warmth

Ling and Louie’s LLC, hired SEM architects to be the Architect of Record for their new 7,000 square foot restaurant in the new Stapleton development in Denver, Colorado. SEM was responsible for all of the interior design, sustainable design, LEED consulting, as well as the coordination with the kitchen designer. The overall project cost was approximately $600,000.

The design of the tenant build out for this new restaurant sought out infl uences from a variety of styles. The space uses contrasting rich wood colors in a variety of applications. The woodwork was designed to be random in nature, creating a unique

The Westerra Corporate Headquarters was a Build to Suit for Westerra Federal Credit Union incorporated into the redevelopment of Lowry Air Force Base in Denver, Colorado.The project totals more than 34,000 square feet, and incorporates corporate offi ces, operations center, call center, and walk in banking. The overall project budget was approximately $3,800,000. SEM Architects was the Architect of Record for the project and was responsible for the site planning, design, contract administration, as well as all of the interior design.

The design concept for the building was to integrate the old school building feel, with that of a new up to date banking facility. This concept was achieved by combining classic forms, traditional fenestration, and appropriately scaled materials. The entry feature of the building recalls the traditional brick gable of the old school houses, while the new horizontal window patterns articulate the more classic school look. Oversized masonry was used to bring the scale of the building into a more cohesive design, while the color and texture of the brick bring out the quality and permanence of the fi nancial institution.

Peakview Offi ce Plaza is master planned as a Class-A Offi ce complex with a total of 180,000 SF in two buildings. Phase One was completed in a four story, 95,000 Square Foot offi ce building and a 290 car parking structure. The overall project budget was approximately $8,000,000. SEM Architects was the Architect of Record for the project and was responsible for the site planning, design of the buildings, contract administration, as well as any tenant coordination that occurred as part of the leasing efforts.

Corporate Office

The concept for the building design was “Contemporary Classic”, appealing to both the traditional and contemporary senses of today’s business cultures. Rendered in high quality precast concrete, the exterior of the building projects a quiet stability. The rhythms, details and fenestration are carefully executed, and comfortable to the users. The interior common spaces continue the use of exacting detail and add richer materials and accents.

The Quad at Lowry incorporates 3 offi ce buildings and 2 parking structures totaling more than 400,000 square feet of offi ce space in the redevelopment of the old Lowry Air Force Base, in Denver, Colorado. The overall project budget was $30,000,000. SEM Architects was the architect of record on the project and was responsible for the overall site planning, architectural design as well as the tenant coordination.

The Quad at Lowry, was the fi rst large scale offi ce project in the redevelopment of the old Lowry Air Force Base, in Denver, Colorado. Each of the buildings are designed as part of a campus. The three buildings play off of each other and address the street frontage in different ways. Each building is interconnected with pedestrian ways, and all share in a common parking structure. The design of the buildings follows a traditional tripartite scheme, with the stone base, the brick fi eld, and intricate parapet line, all focusing on simple clean lines that are not only contemporary, yet timeless.

The 327 building was originally developed as a built to suit for an international data management house to supplement their corporate training and gathering needs. As the cultural hub of that operation, the 140,000 square foot facility included multiple corporate training venues, prefunction areas, a catering kitchen, conference spaces and offi ces, and data support functions. SEM Architects was the architect of record on the project and was responsible for the overall site planning, architectural design and interior design program for the building.

The design incorporated durable, permanent materials as the background for fl exible spaces, and harvested natural daylight through the prefunction areas. The project was sited to allow access from the fl anking buildings, and allowed secured employee travel between structures. The training environments were designed to be convertible for small or large functions and incorporated multi-media components to facilitate reconfi guration. All areas were served by the kitchen complex, and that design allowed for multiple functions to be held simultaneously while serving the campus employee food service needs.

Campus Improvements | Macomb, Illinois

Farnsworth Group was hired to complete a variety of essential upgrades to the Macomb campus of WIU, including: (1) renovation of science laboratory classrooms at Currens and Horrabin Halls serving the chemistry, biology, and physics departments; (2) refurbishment of the Art Department facility located at the Heating Plant Annex including HVAC, toilet room, and overall layout upgrades; (3) HVAC chiller replacement at the Bayliss/Henninger/Tanner dormitories; and (4) HVAC chiller replacement at Simpkins Hall and air handler upgrades at Morgan Hall. All of these improvements have been carefully phased so as to be completed prior to the arrival of students for the 2012/2013 academic year.
