1. THE CONTRACTOR SHALL VISIT THE SITE PRIOR TO BIDDING TO ASCERTAIN THE EXISTING SITE CONDITIONS AND THE SCOPE OF THE WORK.
2. PRIOR TO SITE CLEARING, THE CONTRACTOR SHALL MEET WITH THE OWNER AND HIS PROPERTY LEASOR (REYNOLDS BUSINESS PARK) TO VERIFY ANY SITE OR FACILITY REQUIREMENTS / PROTECTIONS THAT MUST BE MAINTAINED DURING THE CONSTRUCTION ACTIVITIES. ALL OPERATIONS PERTAINING TO THIS PROJECT MUST BE IN ACCORDANCE WITH FEDERAL, STATE, AND LOCAL ORDINANCES.
3. THE CONTRACTOR SHALL NOTIFY THE ARCHITECT OF ANY EXISTING CONDITIONS WHICH MAY ADVERSELY AFFECT THE EXECUTION, PERFORMANCE OR QUALITY OF THE FINAL RESULT.
4. THE CONTRACTOR SHALL PROVIDE BARRICADES AS NECESSARY TO RESTRICT AND PROTECT THE OCCUPANTS OF THE ADJACENT BUILDINGS AND TO PROTECT THE PUBLIC FROM HAZARDS IN AND AROUND THE AREAS OF WORK.
5. THE CONTRACTOR SHALL PROTECT FROM DAMAGE ALL EXISTING IMPROVEMENTS NOT SPECIFICALLY IDENTIFIED TO BE AFFECTED BY THE SCOPE OF WORK. THIS SHALL INCLUDE EQUIPMENT AND UTILITIES AT OR NEAR THE SITE OF THE WORK. THE CONTRACTOR SHALL REPAIR OR RESTORE ANY DAMAGE TO SUCH FACILITIES RESULTING FROM THE PERFORMANCE OF THE WORK.
6. THE CONTRACTOR SHALL PROVIDE SECURE STORAGE FOR ALL MATERIALS AND EQUIPMENT INVOLVED IN THE PROJECT. THE SECURE AREA SHALL PROVIDE PROTECTION OF MATERIALS AND EQUIPMENT FROM THEFT, VANDALISM AND FROM CAUSING PERSONAL INJURY. NO EQUIPMENT OR MATERIALS SHALL BE LEFT UNATTENDED OR UNSECURED. IN ADDITION, THE CONTRACTOR SHALL REVIEW THE SPECIFICATIONS THOROUGHLY TO ENSURE THAT THOSE MATERIALS THAT MUST REMAIN DRY OR UNDER SHELTER PRIOR TO, DURING, AND/OR AFTER INSTALLATION. THE CONTRACTOR SHALL PROVIDE HIS OWN MEANS FOR ENSURING THE MATERIALS REMAIN DRY AND/OR SHELTERED THROUGHOUT THE CONSTRUCTION PROCESS.
7. THE OWNER WILL OCCUPY THE SITE DURING THE EXTENT OF THE CONTRACT. THE CONTRACTOR SHALL MAINTAIN SAFE PEDESTRIAN AND VEHICLE EGRESS FROM ALL AREAS DURING THE WORK. DO NOT BLOCK THE VEHICLE OR PEDESTRIAN RIGHT OF WAY.
8. NO INTERRUPTION OF ANY UTILITIES ON THE SITE WILL BE ALLOWED WITHOUT PRIOR WRITTEN APPROVAL FROM THE OWNER AND/OR THE OWNER'S LEASOR (AS REQUIRED). PROVIDE A MINIMUM OF 48 HOURS NOTICE PRIOR TO A SCHEDULED INTERRUPTION. INTERRUPTIONS OF ELECTRICAL POWER SHALL BE SCHEDULED TO OCCUR ONLY AFTER REGULAR BUSINESS HOURS OR AS APPROVED.
9. THE CONTRACTOR IS RESPONSIBLE FOR DAMAGE TO THE EXISTING BUILDINGS, SITE, OR IT'S CONTENTS, AS A RESULT OF THE CONSTRUCTION AND SHALL MAKE GOOD ANY DAMAGE, INCLUDING DAMAGE TO ADJACENT LANDSCAPE, IRRIGATION, OR HARDSCAPE. THE CONTRACTOR SHALL MAKE A VISUAL SURVEY OF THE EXISTING CONDITIONS WITH THE OWNER AND THE OWNERS REPRESENTATIVE PRESENT, PRIOR TO THE START OF WORK.
10. CLEANING: THE CONSTRUCTION AREA SHALL BE CLEANED DAILY. THE CONSTRUCTION SITE SHALL NOT BE MESSY OR DIS-ORGANIZED OR PERCEIVED AS SUCH. MISCELLANEOUS MATERIALS SHALL BE STORED AND PROTECTED FROM WEATHER.
11. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO DETERMINE THE SEQUENCE OF CONSTRUCTION TO MAINTAIN PROJECT SAFETY.

THIS PROJECT IS FOR THE SITE DEVELOPMENT AND CONSTRUCTION OF A NEW 24,535 GSF OPERATIONS BUILDING FOR PEGASUS TECHNOLOGIES INC. THE BUILDING SHALL BE A TYPE II-B SINGLE STORY STRUCTURE WITH SINGLE DIRECTIONAL SLOPE ROOF STRUCTURES. THERE SHALL BE APPROXIMATELY 45,000+/- GSF OF SITE/SURFACE GRADING, HARDSCAPE, AND LANDSCAPE AS A PART OF THE PROJECT DEVELOPMENT. THE SITE WORK SHALL INCLUDE ADJACENT HARDSCAPES TO THE BUILDING (WALKWAYS, EQUIPMENT PADS, SITE RELATED STAIRS, RAMPS, CURBS, AND VEHICLUAR PAVEMENT).
