Connected society

We live in a time of globalization, booming technological development and increasing mobility.

Innovation in mobile devices and online services is resulting in an increasingly connected society. Independent of location, we can stay

in touch with our professional and private lives.

Since the Internet has broken down barriers in communication, sharing knowledge, experiences and even thoughts, the time has come

to break down physical barriers too.

Breaking physical barriers

In the past, travelling was only accessible to a very

limited proportion of the population, usually the wealthy.

Today, travelling around the world, living, working or

studying abroad is nothing extraordinary, and in many

cases even necessary.

The breaking-down of these psychological and physical

barriers has resulted in one of highest migration levels

ever recorded. Air transport, passengers carried

The century of migration

More people than ever are living and travelling abroad.

In 2013, 232 million people were international mi-

grants, compared with 175 million in 2000 and 154

million in 1990.

Those numbers are only expected to grow: the World

Tourism Barometer predicts that the number of tourists

will nearly double by 2030, and 48% of corporations

expect increases in employee relocations.

Main Challenges

What are the biggest challenges related to relocation?

According to Cartus’ latest annual Trends in Global

Relocation: Biggest Challenges survey, the main prob-

lems are managing relocation/assignment costs and

housing.

Since housing is large part of the cost of relocation,

finding accommodation appears to be a key issue

affecting global migration.

Tourism vs. Real Estate

Daily and weekly rentals are now dominated by booking platforms and AirBnB, which are modern, up-

to-date and provide travellers with a relatively large selection of good-quality options.

Meanwhile, middle and long-term rentals, dominated by real estate, seem to be stuck in the Dark

Ages, where options are usually limited to unreliable listings or overpriced agencies.

Monthly rentals

The 2014 Brookfield Mobility Trends Survey states that 92% of their respondents have a policy in place for assignments of 3 to 12

months, and because of growing demand for flexible relocation policies, middle-term furnished property rentals might be leading

options for the future of real estate.

Why is it so hard?

We have worked with technological solutions for real estate for over 10 years and for the last five years we have constantly been

monitoring the movements of our local and international competitors.

In our experience, the main problems of real estate are:

Lack of age diversity

The average age of real estate agents is currently 57 years old and the founders in charge are usually older than that.

Agent domination

Real Estate market is very influenced by agents’ activities, who only support possibilities that increase their incomes.

Complicated processes

The Real Estate rental procedure is much more complicated and has a lot of dependent factors compared to relatively easy

hotel room booking.

Education

Most of the problems and frustrations of each landlord and customer come from misunderstanding rental processes, which are often

regulated by the law. We cannot change the law or some market tendencies, but we can educate the market about the reasons why

some things happen.

We invest a lot in our customer education, so we can

provide them with:

- Animations explaining how the market works, how to -

find apartments, and how renting works

- A range of multilingual content available on our website

- Descriptions of properties written by our in-house editors

Wikipedia where customers can find answers to various

questions

Cyber works

Cybernetics is the science of effective organization, of control and communication between humans and machines. Cyber works are

done in the form of studying employees’ and customers’ processes and improving them with technology. We implemented various

technological innovations in our work, which led us to increasing efficiency by at least 300%.

Our cyber solutions are better explained on our website, but in brief, it’s about:

- Smart-tasking systems that tell employees what to do and to know what has to be done

- Smart-mailing that communicates with customers in a natural way, just like an agent

- Automatic availability relators that compare what the customer is looking for with what is available

- Full synchronization of contact channels - phone centre, chat and e-mail

- Internal profiles, where the system can expose all information and connect it with in-house comments

Outcome

We are the biggest online database of monthly rentals on the local market. We work with over 1100 units, supported by over 22,000

professional photos and over 500 Full HD videos. We attend over 3000 customers annually.

Our innovation together with the quality of our services led us to be only company in Latin America that

won the Highly Commended Letting Agency Award 2013/2014 in the Americas Property Awards.

This year, we are striving for the World’s Best Real Estate website Award, with the grand final in Los Angeles in September.

What’s next?

This product was built to deliver what we, as customers, believed would be perfect for us for renting, resulting in a product that many

express, “I wish that such a service existed globally”.

1. We intend to improve our product by various smart solutions and technologies like Ultra HD 3D wide videos, dron shots or virtual visits (Ocul Rift), and to make all products easy expandable in other cities.

2. Expand our product to other Brazilian cities (probably Rio de Janeiro)

3. Expand our product to cities outside Brazil (likely Shanghai, Dubai or Hong Kong).

4. Global expansion to major mega cities.

What are we looking for?

We are searching for a capital partner with an understanding of technology and experience in the global market, interested in a long-term

relationship and IPO at the end, to finance the development of our technologies to a stage where they can be easily extendable to other

metropolises.

We are also searching for a partner that would be interested in financing or building a financial model of our expansion to other cities. We

expect to break even after around 1 year per expansion.
