Two Locations to Serve You!
4 2009 PARADE OF HOMES
N BEHALF OF THE HOUSINGand Building Association of Northwestern Colorado, we would like to welcome you to
the 28th Annual Parade of Homes.Once again we bring you Grand Junc-
tions finest builders, designers, trade contractors and material suppliers, who will be showcasing the latest and greatest in home products and design and invite you to experience the parade homes they have created just for you.
This year we have 9 traditional parade homes that will be furnished and land-
scaped to delight all. These newly built homes offer a little something for every-one. Ranging in size from 1300 square feet to just over 4000 square feet, we think you will enjoy every inch of these homes. Our “Green” homes are sure to be a favorite this year as well. Come see how these new homes are more energy effi cient and con-structed with resource conserving materi-als and techniques to save your money.
Your “Parade of Opportunity” awaits you with additional homes we have added to the parade this year. Along with the 9 Traditional Parade Homes, we have
added 19 additional homes that are avail-able here in the Grand Valley for your viewing. This market we are in truly is an opportunity of a lifetime! Prevailing eco-nomic conditions impacting housing will change in the near future. When those changes occur, buying conditions will not be as favorable. We wanted to make sure you had the opportunity to see other new homes that are also available to you.
The reasons the “opportunity of a life-time” exists and new home buyers should feel a sense of urgency in regard to taking advantage of it are factually based:
We encourage you to view as many homes as you can…talk with the on-site representatives about the areas, the builder, home pricing, available fi nanc-ing, “green” home advantages, and any incentives that are being offered. But whatever you do, don’t pass up this “opportunity of a lifetime” to buy your new dream home now!
A special thanks to our sponsors for their contribution to this parade. And thanks to every committee member that participated in putting this event on…we couldn’t have done it without you!
ENJOY THE PARADE!!Debbie RichExecutive Offi cer
Welcome to the Parade of Homes...WELCOME
O
THE PARADE OF OPPORTUNITY!Building material costs are at an all time low which means new home buyers have the opportunity to take advantage of great builder pricing on new homes of exceptional value.
Mortgage loans are available at historically low inertest rates which means new home buyers have the opportunity to secure and lock in fi nancing at rates not expected to be available again in the future.
An $8,000 tax credit is available for a limited time only for fi rst-time home buyers (if you haven’t owned a prin-cipal residence in the last 3 years) who take advantage of the opportu-nity to buy and close on the sale of a new home by December 1, 2009.
An investment in a new home today provides new home buyers the opportunity to establish a signifi -cant hedge against the impact of projected future infl ation.

8 2009 PARADE OF HOMES
F EVERYONE LOVES a parade, the 28th Annua l Pa rade o f Homes is sure to warm the hearts of those who attend the event in
2009. The Parade of Homes is presented by the Housing and Building Association of Northwestern Colorado (HBA) and ProBuild. Bank of America is a sponsor of the event and media sponsors include the Grand Junction Free Press, KKCO 11 News and The Vault 92.3.
In addition to the magnifi cent show-case homes this year, newer homes that are available for sale will be included in the “Parade of Opportunity” for a total of nearly 30 participating homes. The HBA
has added a “green” twist to the event.“Residential ‘green’ building is no
longer a trend; it is the future of build-ing,” said HBA executive offi cer Debbie Rich. “Our featured homes in this year’s Parade will show you the advantages of going ‘green.’ These homes surpass stan-dard homes in terms of comfort, energy efficiency, moisture control, air quality and durability. We invite you to come see what ‘green’ can do for you.”
The traditional Parade of Homes and the Parade of Opportunity homes will be open on Friday, Sept. 18, Saturday, Sept. 19 and Sunday, Sept. 20 from 10 a.m.-7 p.m. The nine marquis homes will require a $10.00 ticket which can be pur-chased from area City Market stores. No
ticket will be required to tour the Parade of Opportunity homes.
Participating builders in the tradi-tional Parade include Davidson Homes, Conquest Construction, Chaparral West, Sunshine Development, Dorssey Custom Homes, Griffi n Concepts, Porter Homes and Grace Homes. These eight builders will have a total of nine new properties available to tour, ranging in size from 1,300 square feet to just over 4,000 sq ft.
Each home will have representatives available to talk with visitors about the area, the builder, home pricing, available fi nancing, “green” home advantages and any incentives that may be offered.
The Housing and Building Associa-tion has more than 250 members and the
organization prides itself on quality build-ers, reputable designers, trade contractors and material suppliers. The HBA encour-ages potential homebuyers to consider some of the following benefi ts this year:
There are 19 homes featured in the “Parade of Opportunity,” ranging in price from $244,900 to $1.69 million. This Parade of Homes Official Program includes information on all the homes, builder spotlights and a detailed location map

BUILDER BIONATE PORTER: Nate started out building log homes in Tellu-ride after earning his Bachelor’s Degree from Mesa State. He developed a love for construc-tion and the beauty of Colorado, and so decided to settle in Grand Junction to start his career and start a family. He gained hands on experience in every aspect of home building from foundation to fi nish work before becoming a general contractor. He knows quality work and instills that in every home he builds. He works
hard to build strong, personal relationships with his custom-ers. Nate’s outgoing, friendly personality makes working with Porter Homes an easy and enjoyable experience. Nate and Brenda, his bride of 5 years, have three boys: Titus 4, Grant 2, and Jonas 1. They enjoy spend-ing time with friends and fam-ily. Along with raising their three children, Brenda also “keeps the books” for Porter Homes.

HOUSE DESCRIPTION
The Prescott is one of eight floor plans offered at Mesa Estates Subdivision. All of the homes in this newest Davidson Homes development boasts full tile roofs with stucco and stone exteriors. Because of the cost, tile roofs are unheard of in a home under $500,000.00, so it’s easy to understand when we say
our motto in this subdivision is affordable luxury! With homes modestly priced from the mid $200’s to the low $300’s you won’t believe what else we were able to put in as standard ame-nities. Just a few include beau-tiful tile and hardwood fl oors, 9 ft. ceilings, stainless steel appli-ances, raised panel cabinets, hand textured drywall and two tone paint. The low E windows, refrigerated air and extra insula-
tion explain the energy effi ciency of these homes. This model por-trays an open concept fl oor plan with a luxurious kitchen and dining room for entertaining. The master suite includes trayed ceilings with a ceiling fan, walk in closet and large 5-piece mas-ter bath. Since the front yards are included and maintained by the HOA you’ll enjoy fabulous Grand Mesa and Monument views while entertaining on your

ROBUILD HOLDINGS INC.,the nation’s largest profes-sional building materials sup-plier, announced the opening
of their newest lumber yard in Grand Junction, CO. Signifi cantly larger than the smaller facility it is replacing, ProBuild’s expanded yard will offer all main-line products for area builders, contractors, remodelers and homeowners. First day of business was Thursday, July 23rd.
The new facility, located at 2773 Riv-erside Parkway in Grand Junction will be comprised of 52,000 square feet of build-ing space situated on 12.38 acres whose product offering will include engineered wood, framing lumber, panel products, siding, insulation, windows, doors, mill-work, roofing materials, gypsum and stucco along with cabinetry, fi replaces, tools and hardware. A unique “street-scape” display concept showcases many products in actual settings (albeit on a smaller scale). Contractors and hom-eowners alike can see how products and colors will look on their project. A con-ference room is also provided for custom-ers to view and discuss project plans.
“Our former yard offered a meager 4000 feet of space on 3 acres and, over time, we simply outgrew the space,” said Tim Bork, ProBuild Area Vice President. “Our expanded capacity gives us the space to stock more inventory and pro-vide our customers with much broader
selections of products and services in the area’s fi nest showroom.”
“We’ve added millwork manufactur-ing to our new Grand Junction facility to bring fi nished products closer to the customer,” explained Keith Hogstad, Assistant Manager. “What took weeks to deliver from other front range facilities now takes days, producing lead times our builders will take advantage of.”
ProBuild has expanded its Grand Junc-tion staffi ng by 400% to effectively run the facility.
ABOUT PROBUILD: ProBuild Holdings is the nation’s largest supplier of build-ing materials to professional contractors. ProBuild currently operates more than 470 lumber and building product dis-tribution, manufacturing and assembly centers serving 42 U.S. states.
ProBuild sells a broad selection of building materials including lumber and plywood, engineered wood, gypsum and related products, millwork, trusses, roof-ing, sidings, insulation, metal special-ties, hardware and tools. The company’s manufacturing activities include trusses, wall panels, millwork, and pre-hung door and window fabrication. Construction services include installation of framing, millwork, insulation, and other products.

ORGET EVERY STORYyou’ve heard about the accidental death of a house plant. The key is picking a plant that can thrive, OK sur-
vive, with the light and lifestyle in your home. “You have to have a realistic sense of your maintenance skills,” said Justin Hancock, senior garden editor at Better Homes and Gardens magazine. “Some-thing like watering seems easy enough, but when you have kids or have to make dinner every night it may not be one of your higher priorities.”
Hancock suggests these three house plants that are practically indestructible:
If you want to branch out, so to speak, there are more exotic plants that, with more care, will intrigue guests with rich colors, strong scents or hanging fruit.
“If you want fl owers or something that will draw attention, you’ll have to put a
little bit of work in it and not disappear on vacation for three weeks without anyone watering them,” said Byron Martin, owner of Logee’s Tropical Plants in Danielson, Conn. “Still, you can have something fun that really isn’t that hard to maintain.”
For something short-term, consider seasonal plants, like poinsettias around the holidays or potted lilies and tulips in the spring. It also makes sense to choose plants that are room-appropriate, like lavender for homemade potpourri in the bathroom or herbs in the kitchen.
When displaying your plant, consider keeping the original plant container inside a more decorative cachepot or bas-ket. Double-potting will protect the roots and contain the mess of soil and water with a visually aesthetic appeal.
“You should always consider your plant an investment,” said Jennifer Wil-liams, curator of interior displays for the Brooklyn Botanical Garden. “You don’t want them to ever be missing leaves, buggy or scraggly.”
If you do somehow manage to kill your plant, don’t fret — sometimes it takes a few mistakes before you can cultivate the perfect plant.
BLACK PEPPER PLANT This plant doesn’t mind dry conditions, and will grow in relatively low light. It does require rich soil and partial shade. The pepper corns it sprouts can be dried and used for seasoning.
MAID OF ORLEANS Also known as the Arabian Tea Jasmine, are popular in Asia and have been processed for tea. These plants need constant watering and tons of sunlight.
MEYER LEMON Trees that produce lemons and limes have become popu-lar. The lemon tree can go a few days without water, but needs a spot in front of a sunny window to fl ourish.
F
WATER Over watering is often the most common mistake plant owners make. If the soil is still moist, hold off. Don’t assume that wilted leaves mean a thirsty plant — it could mean just the opposite, that it’s drowning. Gardening experts recommend using a humidifi er during the winter, and spraying leaves with water in the morning rather than overnight.
LIGHT Of course, the quality and in-tensity of sunlight a plant needs will vary. It’s also important to consider how many hours of sunlight per day the plant will get when deciding which window will provide the best exposure. While natural light is best, many house plants adapt well to an artifi cial grow light that can be purchased for under $10.
BUGS It’s also important to inspect your plant for tiny insects that like to hang out on the undersides of leaves. Spider mites, scales and mealy bugs are most common in house plants. Try to identify the problem before reaching for a pesticide — sometimes the solution is something as simple as cutting back on watering.

ZEEZEE Relatively new to plant lovers’ radar, the zeezee are known to thrive for many years with little mainte-nance. Occasional watering and some light will do the trick.
POTHOS Streaked with a creamy or white coloring, this popular plant thrives in low to bright light and pre-fers moderately dry soil. Its versatile vines can trail as long as 8 feet, or can be mounded on a tabletop. Beware: The plant’s parts can be poisonous to pets and children.
PHILODENDRON Probably the most common house plant, the philoden-dron has heart-shaped leaves and climbing stems that can be trained to grow around a window or over the edge of a piece of furniture. It’s com-fortable in low to bright light and can go a few days with dry soil. But like the pothos, it should be kept out of the reach of kids and pets.

with an Insulated Garage Door
LOWER YOUR ENERGY COSTS
LEAKY, UN-INSULATEDgarage door may not be an obvious culprit in rising monthly utility bills, but it’s worth a second look if
you have an attached garage. Replacing an older garage door with a
new, energy-efficient model can reduce energy loss through the garage door by up to 71 percent, according to a comparison study conducted by Clopay engineers.
“Since attached garages typically share one or two common walls with the house, any hot or cold that travels through a door will ultimately affect the adjacent living areas,” says Mark West-erfi eld, director of product development for garage door manufacturer Clopay Building Products. “An insulated garage door can help stabilize temperatures in the garage to reduce heat losses or gains from common house walls.”
Depending on the specifics of your home and attached garage construction, a well-insulated door can help keep your unheated garage 10 to 20 degrees warmer on a cold winter day. “That can have a signifi cant impact on the comfort of fam-ily rooms or bedrooms located above or next to the garage,” says Westerfi eld.
Homeowners who purchase an energy-effi cient garage door now through Dec. 31, 2010, will not only save on their heat-ing and cooling bills, they may qualify for up to $1,500 in federal tax credits, thanks to the new stimulus legislation. Certain criteria apply. Visit www.clopay.com or call (800) 225-6729 for more information and a list of eligible models.
Helpful tips : More than 40 percent of the current housing stock was built prior to the era of energy effi ciency, according to a report by The Joint Center for Hous-ing Studies of Harvard University. If your garage door is a hold-over from the dark ages, here are some things to look for when making an upgrade:

ATwo inch-thick, three-layer “sand-wich” construction including environ-mentally safe, chlorofl uorocarbon-free insulation layered between two sheets of heavy-duty galvanized steel.
ENERGY TAX CREDIT ELIGIBLEavailable for garage doors with a minimum factor of 0.30 installed on a homeowner’s primary residence.
R-VALUE OR U-FACTOR these are measurements of the thermal ef-fi ciency of a door’s insulation. The higher the R-value, or the lower the U-factor, the more energy-effi cient the insulation.
HELPFUL TIPS
INSULATION TYPE There are two different types of insulation used in garage doors; expanded polystyrene and polyurethane. Doors constructed using either kind qualify for the Energy Tax credit, and both are strong and durable.
DESIGN Get the most out of your garage door upgrade. Choose a model that complements your home’s archi-tectural style.

SAVINGS
ANY HOMEOWNERS AREcutting back this year in an effort to save. But a few simple improvements to make your
home more energy effi cient can provide enormous return on your investment.
“If you could invest a few dollars and save $100, you’d do that, right? That’s what you’re doing when you invest in making your home more energy effi-cient,” says Michael Chenard, director of environmental affairs at Lowe’s. “An inexpensive air fi lter replaced at recom-mended intervals can save you $100 or more on your heating and cooling bills. Making your home more energy effi cient saves you real money.”
Chenard recommends checking out Lowes.com/BuildYourSavings, to answer a few questions about your home and receive a list of recommended home improvements along with your estimated cost savings. He also suggests several ways to save money in your home.
“In addition to the savings you’ll see in your monthly bills through energy-effi cient improvements, you may be able to take advantage of the tax credits in the 2009 American Recovery and Rein-vestment Act,” says Chenard. “Certain energy-effi cient improvements to residen-tial properties, like replacement windows, are eligible for up to 30 percent of the cost of improvements (up to $1,500) in tax credits under the Residential Energy Effi cient Property Credit.”

M
Small Changes That SaveBIG MONEY
TOILETS Replace an old, ineffi cient toilet with a WaterSense-labeled model and you can save up to $90 per year off your water bill, accord-ing to the Environmental Protection Agency.
PROGRAMMABLE THERMOSTATS As little as $30 and an hour or two is all it takes to save up to $500 a year, according to a 2008 article in Money magazine. ENERGY STAR-qualifi ed thermostats with pre-programmed settings are intended to deliver sav-ings without sacrifi cing comfort. For instance, your thermostat can auto-matically adjust the home’s tempera-ture during sleeping hours or when no one is home achieving signifi cant savings. The EPA recommends raising your thermostat four degrees in the summer and lowering it seven in the winter. Savings may vary depending on where in the country you live.
LIGHT BULBS When you replace your fi ve most-used incandescent light bulbs with ENERGY STAR-qualifi ed compact fl uorescent blubs, you can save up to $70 a year. According to the EPA, the average cost of a CFL bulb is between $4 and $9, but they pay for themselves quickly in savings on your utility bill.
UTILITY SAVINGS
PEST CONTROL If you’ve got termites, ants or rodents, you might be tempted to throw up your hands and call a pest control service. But you can do your own pest control easily and affordably and save up to $300 a year, based on a national average of professional pest services four times per year.
LAWN MAINTENANCE If you use a professional lawn service to mow, trim and maintain your lawn and landscaping, simply doing it yourself can save up to $900 a year, based on the national average paid for profes-sional services.
DO-IT-YOURSELF SAVINGS
WINDOWS Replacing 300 square feet of old, single-pane windows with more energy-effi cient ENERGY STAR-qualifi ed windows can save more than $460 every year in energy costs, according to the EPA. You’ll notice a difference in the summer when you don’t need to run your air conditioner as often and in the winter when your heater can rest more often.
SEALING AND INSULATION If you have less than 15 inches of insulation in your attic you can save money by adding more and also use expand-ing foam insulation to seal cracks and gaps where air seeps in and gets out and you can save up to $500 in annual energy costs, according to a 2008 Money magazine article.
