“Both kids (age 9 and 5) bike 1.25 miles to school,” Prochaska said. “I almost wish we weren’t so committed to bilingual education because the schools are so good,” she added.
And walk or bike four blocks in any direction and there’s a park, she said.
But even more than the conve-nient location is the neighborliness of the residents.
“In two weeks in this house, we know more of our neighbors than in 25 months at Mercer Island” (where they’d lived before Klein started a new job in Newark), Prochaska said. “One neighbor came over with food and her two kids to introduce herself,” and another rang the door-
bell with an odd request: Could he borrow a blow dryer? When he re-turned it, he added a batch of freshly made cookies.
Even though the children don’t attend the neighborhood school, there’s a pack of five kids on the block that her son can play with.
“It’s a very warm, community feel,” she added.
Upon crossing Adobe Creek into Meadow Park, one may not at first realize that this is a new neighbor-hood. Similar 1950s Brown and Kauffman homes adorn the streets, with a smattering of Eichler devel-opments that also adhere to the one-story motif of the neighborhood.
Every Labor Day, the residents empty out of their homes and gather at 4.4-acre Ramos Park for the an-nual Adobe Meadow neighborhood block party. The event has evolved into a day of festivities encompass-ing the entire neighborhood, and al-lowing the residents to elect neigh-
borhood association chairs. Meadow Park Neighborhood
Association President Cathy Swan moved to the neighborhood in 1964, and over the past 48 years has watched the former farmland develop.
“It’s a diverse neighborhood; some people have been here a long time and some people haven’t,” Swan said. “People from many dif-ferent nations live here.”
Swan described the neighborhood as being made up mostly of fami-lies with children, attracted by the highly rated schools that neighbor-hood kids attend.
Although her own children have graduated, Swan recognizes the in-creased traffic around the schools due to recent development sprees and construction. Over the past decade, an influx of new residents has caused a spike in traffic in the neighborhoods with few through roads.
“They put in lots of new housing down here, so it is a lot more con-gested than it once was,” Swan said. “Traffic is a much bigger concern than it was 15 to 20 years ago.”
A rash of recent PG&E construc-tion jobs has exacerbated the neigh-
borhoods traffic predicament.However, the schools and parks
within walking distance allow resi-dents to thwart traffic. These local amenities have kept Swan happily in the area for almost five decades.
“There are a lot of really nice things that are close,” Swan said. “We are within walking distance of the library, the grocery store and within walking distance of catching the bus. There are lots of things to do and lots of things to participate in.”

It used to be that when a builder bought property on which he was going to build a house (or houses) he wanted to
feel that he already made a profit on the day he closed the escrow.
He used to be able to do this by being an experienced local builder that knows his market. He has ready cash from a bank or investors and can close the prop-erty quickly. He can approach a seller, of-fer his cash and close quickly. The seller does not have to do any preparation of the property; no repairs, no paint, no fix up, no clean up, obtain no reports and has absolutely no hassle. Also, many times the builder allows the seller to stay in the property for a couple of months after the close of escrow at no cost (although many lenders will only allow the sellers to retain possession for no more than 60 days).
For these benefits, the seller might be willing to sell at a reduced price. Builders also knew the ropes for searching fore-closed properties and distressed proper-ties (now known as short sales). However, our current heated, appreciating market-place, which started earlier this year, has put greater pressure on these builders. End users (people who buy the house for themselves to fix up or build) now also offer all cash, no repairs, quick closes and let the sellers stay in the property for as long as can be negotiated. End users also now have access to foreclosed properties and short sales. Most foreclosed proper-ties are listed with real estate agents by the asset managers that serve as interme-diaries for the lenders who own the prop-erties. This competition from end users, who are looking for a long-term invest-ment for their families, is generally going to be greater than from a builder who is looking to make a quick profit.
Based on these facts, you would think that builders would have stepped away from the marketplace. However, instead of these builders folding up their tents in the night, they have stayed in the game. On many multiple-offer situations on well-located, decent-sized lots, at least one or more of the offers is from a build-er. Just last week, a home came on the market for $1,685,000 in a well-located part of Menlo Park on a 10,250-square-foot lot.
The house was livable but needed a fair
amount of fix-up to make it compara-ble to most houses in the surrounding few blocks — and it was only a 1,600-square-foot house. This is a common scenario for our 50+-year-old hous-ing stock around here. This was the
perfect type of house that appealed to builders, end users and outliers.
Outliers are the seller’s favorite kind of buyers. Builders would like the good, conforming sized lot, end users would like the ability to live in it “as is” or build later and outliers are ready to buy any-thing that works for them. Outliers are folks that will pay a substantially higher price than any comparable (even con-sidering a rising market) or anyone else who is bidding. Why? They are sick of looking, sick of losing and finally have made a decision to get ahead of the rising market by making a quantum leap over any possible competition. No one can compete with outliers.
In this particular case, the house had four offers, one of which was from a builder. The offers ranged from $1,725,000 to $1,900,000. The builder’s offer was second to the highest so it went to a family that was going to remodel or build new.
Many times the builders do prevail, hence the healthy numbers of newly constructed houses you see going up in our Midpeninsula cities. These individ-ual projects have almost all been bought from homeowners living in “tear downs.” This trend speaks to the confidence that builders have in the continuing strength of our market when they are willing to outbid end users for projects that will be coming online anywhere from eight to 12 months out. Instead of the upfront profit on the closing of the purchased property, builders feel that the “deal” is simply get-ting the deal from the other buyers. Their profits will come from their skill and the marketplace they sell into.
