Rensselaer County is a gr eat place to liv e and work but we wanted to learn mor e from a pro-fessional. We sat down with local Realtor Joan Scott-Rapp of Coldwell Banker Prime Properties in East Greenbush and asked for some insight on the current market.

Location is a key selling point for Rensselaer County. Nestled between the Adirondacks, Berkshires and Catskill Mountains in the upper Hudson Valley, it’s within commuting distance of Al-bany and Troy while being close to the large metropolitan areas of New York City and Boston, making it the best of both w orlds. Four season are a major plus for many residents who seek an ac-tive lifestlye. During the wint er there are a wide variet y of sk i resorts in every direction and the in the summer ther e are lakes and parks throughout the region as well as cultural venues such as Tanglewood, SPAC, Saratoga Racetrack, hiking, canoeing and camping. A ward winning school distric ts, off ering rigorous academics, sports, and the ar ts to also make it a natural choic e for families with school age children. I n addition to all these amenities, Rensselaer County is in the center of the new “Tech Valley”, with its growing number of nan-otech, biotech and alternative energy companies. According to the website Techvalley.org “Tech Valley is home t o more than 1,000 technology companies, with a c ombined 50,000 employ-ees and $2 billion annual pa yroll, that have a $5 billion annual economic impact”. C ombined with our proximity to local colleges and universi-ties, including world reknowned RPI and the Stat e University of NY at Alban y School of Nanot echnology, Rensselaer C ounty is the up and coming area to live. Local realtors say that while Renssealer County real estate mar-ket was in a sort of lull since 2009, things are about to change for the better. Last month C oldwell Banker reported an increase in single -family resale home sales in Rensselaer County. As of March 30th, of the 970 homes f or sale in the c ounty, 28% sold. The homes that sold spent an average of 124 days on the market; The aver-age price was $209,041. According to Joan Scott-Rapp, these statistics are good news for people who are selling their homes. They can expect to sell sooner and it will be close t o the asking price but usually a little under. The market has self- corrected enough that most homes that were overpriced a few years ago are now accurately priced. For homebuyers, it is the amazingly low interest rates that are a game changer. At 3.25% – 3.5%, “A dream home that was unaf-

fordable a few years ago when interest rates were at 6% or even 5% is now aff ordable,” said Joan. A ccording to Joan, homes in the $150,000 to $250,000 are hot now. She says young couples looking for starter homes are taking advantage of record low in-terest rates. They may have spent the past few years saving up while renting and no w they ar e ready to purchase. Another growing market is homes f or empty nesters. People who want to downsize to a smaller home or t ownhome. R app says the most challenging market in Rensselaer C ounty is homes o ver $400,000. It is a buyers market and buyers are being picky. The biggest challenge for Real Estate in Rensselaer County is high taxes. Since the housing market is int egral to everything else and interest rates will most likely go up , county and town governments should prepare now by making Rensselaer County more tax-friendly for residents and businesses alike . Joan’s ad-vice is to invest in “curb appeal” for the area. That is, do just as a person who is selling their home would do: Make it “wow” from the fi rst impression and draw buyers to the area with landscap-ing, well maintained public roads and lighting, and start invest-ing in the infrastructure for the potential businesses that would like to come in and bring their well-paid employees with them.

If you are looking for some helpful tips when it comes to getting the flower garden ready for the season or planting a new one, here are just a few. When planting a perennial garden it is important to pay attention to the amount of sun light your plants will be getting. We love plants for their smell and color but, re-member it is important to pick a plant that is right for your conditions. There are end-less possibilities for perennials, so do some

research before you spend the money. When you pick out your plants, you want to use a good quality topsoil, mix in some peatmoss, and sprinkle some fertil-izer. (Espoma Plant Tone is 1 of the best), I use it personally on my vegetable garden and all my flowers. A good thick layer of mulch never hurts and when all the flowers are in bloom the colors will pop. Lets not forget to water those plants either. Water

first thing in the morning or when the sun is going down. Do not water in the middle of the day, especially in the summer months. Espoma (brand) is a line of all different types of products for plants, trees, roses, shrubs vegetables, flowers etc mostly or-ganic as well, available at most nurseries. Dividing perennials every 2 to 3 years is a great way to give your existing perenni-als more room to spread. Perennials will get choked out, meaning the roots need more room to breathe. By doing this you are promoting new growth and it keeps the plant looking as it always does. After you divide your perennials you can save the extra for yourself and make a new flower bed or do what I like to and give them to someone in your family, a friend , or a neighbor. It is also important to remember to fertilize the plants on a nice sunny day. (Espoma Plant Tone)

This time of year is a good time to think about what summer and fall blooming bulbsyou want to plant. Gladiolas, Freesias, Dahlias, Lilies(many varieties) just to name a few. It is important to wait to plant these bulbs until the chance for a deep frost is gone. Usually you want to wait until Mother’s Day to plant any plants, vegetables, or bulbs in the ground. If you have Easter plants hanging around, Tulips, Daffodils, Hyacinths, etc. once they flower then they can be planted in the ground because they have already bloomed. When planting anything with a bulb, it is always a good thing to put some ( Espoma) Bulb Tone in the hole in which you are planting. The Bulb Tone is excellent for providing the nutrients the bulbs need to get a good start. Gardening doesn’t have to be compli-cated, it is good to make mistakes and then you learn what works for your conditions. With good quality products and if you do a little research, you can have the yard you al-ways dreamed of and enjoy it year after year.

Update your Landscaping – Just like the inside, the outside of your home can bec ome dated. Remove all overgrown bushes and plant a way from the f oundation. U se bushes that fl ower and remember to always put bigger bushes in the backdrop and smaller perennials in front.

Replace any concret walkways that are cracked or heaved from frost. Re -install it with a little fl are for shape, curves are not only easier on the eye but make for a nicer fl ow when incor-porated with the landscape beds that border walkways.

The old wooden decks from the 80’s have lived their life but it is time to replace the decking boards. Composite decking can really make your deck look new again and it will last forever. Composite decking, though sometimes pricey is a great invest-ment, and it will keep splinters out of your toes.

Sealcoat your driveway to give it that deep dark sheen again and improve curb appeal. Typically every other year you should get your driveway sealcoated to protect water from penetrating the blacktop and creating cracks from underneath the surface.

Your lighting might need an overhaul. Focus on the points of entry. Old lights that were once bronze coated or painted should be updat ed with new ones . Light posts b y the r oad should be replaced as well. Or save money and paint the them with a can of outdoor spray paint. (Be sure to remove the glass and spider webs!)

Prepping the home for selling is VERY important. One thing you should take a look at is furnitur e placement, and of course out-dated appliances and out dated décor. Everything should look stylish but not t oo over the top because what y ou fi nd stylish may not be what someone else fi nds stylish. Cleaning clutter and making items organized is also a major c oncern. Balance strong colors with a moderate amount of neutrals. When potential buy-ers come into your home you don’t want them to run away be-cause they are blinded by the light, wrapped up like a… in the middle of the night (oops—it’s that side tracked thing again) but seriously, you don’t want them t o feel overwhelmed by color. What if they don’t like that same bold color as you? While a little pop of c olor may be ok , too much will send y our prospective buyers running for the door and their sunglasses.

• Make the most of your space. Take a piece of furniture out if you need to. If your entry way looks too cluttered or has items that performed a function for you but may not be so appeasing for buyers to look at, move it out of the entry way for now. So now here is a recap on ways to easily resell your home as well as some additional helpful hints:

• Keep the color palette neutral to appeal to a wide vari-ety of buyers.

• Think about cleaning up the backyard and making it more of a meeting plac e for conversation… a wa y to do this could be adding patio furniture (this investment will be worth it!)

• Focal Features---think about what items or furniture in a room you want to accentuate---maybe it’s the gorgeous bay window or the beautiful fi replace. Whatever it is, think

about the best possible wa y to make it stand out ( And yes we do have window treatments for that gorgeous bay win-dow!)

• Eliminate or move furniture or anything that is tak ing away from what the space has to off er instead of off ering the space style and function.

• Furniture Arrangement—Furniture doesn’t always need to be placed against the wall, it is often benefi cial for it to be placed fl oating in the r oom—it can give the appearance of a larger room.

• Clutter—Remove items that ar e causing y our room to have a claustrophobic feel.

• Artwork/Furniture---try placing artwork in another part of the house. If you have a lot of paintings in one room and not in the other y ou might benefi t from hanging them elsewhere in the house—the same goes for furniture.

• Transform a room that has no purpose and make it a room that has a purpose! Make the drab old storage room into a cozy reading nook or library; the key is to make buyers see the potential in the space.

• Master Bedroom—the master bedroom should appeal to both males and f emales---get rid of it ems that ar e too gender specifi c (this can apply to other rooms of the house as well, use it as a general rule of thumb , paying special at-tention to the master bedroom)

I paid nearly a quarter of a million dollars (closer to half a million by the time it’s paid) to learn everything there is to know about the animals that I treat. Sometimes I think the joke’s on me. What do I actually know? My friend, former big wig at St. Peter’s Cancer Center once told me that he has never once got the “big” question right—“Doc, how long have I got.” “The doctors said he’d make it 3 months and he barely made it 3 weeks—what do they know?” Or, “they gave him 3 months and here we are 1 year later—what do they know?” Many things are not currently knowable. Medi-cine has not fi gured out how most things work, much less how to manipulate them. Yet we beg for guesses. “Doc, my old dog is drinking more water and losing weight—what’s wrong with him?” There’s a few things that can cause that—a simple blood or urine test may show the problem. “Blood and urine?…what do you think you’ll fi nd? What can you do about it?” That would depend on the answer—let’s do the test and fi gure this out. “What if it doesn’t show the problem.” We’ll go over the less likely reasons and fi gure out specifi c test-ing. “Like what other possibilities?” There are lots. Can I check his blood or at least his urine? “Nah, you probably wouldn’t be able to do anything about it anyway.” You may be right. “So, how long do you think he has?—best guess.” I don’t know. “Well why not, you’re the professional.” I get into conversations like this occasionally. My best guess is just that. I can have my suspi-cions—and I’ll usually share them. But guessing wrong on a pet, while sometimes inevitable, is always disturbing.

What about the things I do know. Do I know them? For in-stance, vomiting and or diarrhea and or not eating are the main clinical signs of pancreatitis. The blood test may suggest pan-creatitis as well. Your cat is slightly painful when I feel her belly. The xray is also suggestive. I tell you she has pancreatitis--I give her fl uids and medicines and she recovers. She goes home and is happy. How do we know that she didn’t have a mild gastritis, or ulcer, or even cancer—all of these conditions would improve with fl uids and antibiotics—for some period of time. I’m a hero because I diagnosed and successfully treated your cat’s pancre-atitis. Your cat may not have had pancreatitis. I may have been wrong. If it’s cancer I suspect I’ll see you soon. Sometimes I don’t know what something is/was until I see how it responds to treatment. Oddly enough you only positively diagnose mange with a positive skin scrape—skin scrapes are only positive some of the time. When you have a dog who re-sponds to therapy you get a diagnosis through the “back door.” That is, unless the treatment is eff ective for several things and I got lucky—but I was wrong—but your dog is better…Sometimes we are just as satisfi ed to fi nd out what’s NOT going on. For instance when the puppy diarrhea is not a parvoviral in-fection, it’s a good thing. Ruling out parasites and giardia is also a good idea but it may just be the new food, or stress, or eating too many leaves in the back yard. My point is, ITS NOT PARVO! My current use of “I don’t know” is either a prod to you to do the test that will tell us the answer—maybe for sure--or is a waffl e between “it can’t currently be known” and “you don’t want to know.” You don’t want to know is the larger group. It seems the more I learn the more I realize how little we really do know—for sure. Western medicine is young and precocious and spirited and off ensive, yet it is beautiful and has far greater promise than we can imagine.

The Sidney Albert Albany JCC Center Camps from June 11 to August 31 offers an outdoor adventure experi-ence during the summer. Our three summer day camps cater to children ages 3 to 15, filling e ery day with activities, friendship and fun! Our spectacular facilities include the gym, outdoor pool, fields and p vilion at the Center, as well as offsite locations at beautiful Gravel Pond in Grafton , NY ( Camp Olam ) and at Warner’s Lake in East Berne, NY (Teen Camp). Even though it was 1982, I can remember it like it was yesterday. I was a sk inny 14 year old camper spending m y 5th summer at Bronx House Emanuel Camp in Copake, NY and my bunk-mates and I had a plan. None of us liked a par ticularly arrogant coun-selor I’ll call ‘Joe’, so we devised a clever prank to make him the camp laughingstock and provide us with memories to last a life-time. A s an 18 year old, Joe could bring his car t o camp. Not only did he endlessly boast and brag about the fr eedoms his yellow VW Beetle provided him, he loved to rub it into everyone’s face about how great a t ennis player he was . After a few weeks of this nonsense, a bunch of m y bunk-mates and I hatched a plan for the ages. Without giving too much away, it was to our good fortune that the t ennis courts sat right nex t to the c ounselor parking lot. The plan called f or a little r econ, some in vestigating and clever requisitioning, and, to make it w ork, perfect timing. We also needed a lot of people so af ter midnight, our entir e bunk, about 20 kids in all, quietly departed for the parking area with a few large screwdrivers. Knowing we only had a shor t window of opportunity, a few of us set about the fi rst task, dismantling a single section of tennis court fencing about 15 feet tall while the majority of us made a bee -line for Joe’s car. Within minutes, 15 of us had picked up the Beetle and mo ved it about 75 f eet to the tennis court. By this time , our deconstruction crew had removed a single section of fencing and set it aside. Then, each of us took a hand-hold and picked up the car f or its fi nal jour-ney of the ev ening, and valet parked it inside the t ennis court Joe loved so much. We quickly set about reconstructing the sec-tion of fence, congratulated each other on a job w ell done and headed back to our bunks. Total cost: Nothing; Elapsed time: 20 minutes; Memories: Forever! At breakfast the next morning, word spread about the yellow Beetle that had ‘mysteriously’ made its way into the tennis court and that a defl ated Joe was beside himself wanting to know how this had happened ‘to him’! As hard as it was , our group talked it up like the other campers, off ering silly scenarios even though we knew the truth. E ventually, the story would be told but for my generation of campers, a legendary prank was born that day. Summer camp was full of memories that still play in my head like scenes from a block buster, and they nev er seem t o grow

old. A ‘normal’ day might include swimming and boating at the waterfront, play-ing ping-pong or tetherball before meals, spending afternoons at the ‘Rec’ center play-ing fl oor hockey or developing photos in a dark -room and ev e-nings in our bunk with our Heinz ketchup caps t o run the ‘Skully’ board painted on the fl oor. There were plenty of highlights too, like when the entire camp would go to Bash Bish Falls for the day and once a summer, we’d head to Riverside Park in Agawam for a ride on the old Thunderbolt, long before it lost its charm and became a Six F lags. And how could I forget try-ing out for and earning my spot on the camps traveling softball team, or the forest campouts with the other bunks , listening to our counselors tell eerie ‘Cropsey’ stories around the campfi re. Last but not least was the annual rit e of passage f or all ‘senior’ campers, an end of summer 5-day trip to Montreal, Washington DC or Virginia Beach for those too old to return the next year as a camper. It was all so much fun! I n the end, I spent 6 unf orgettable summers at Bronx House (now called Berkshire Hills) and as a r eturning camper I alwa ys looked forward to seeing m y ‘summer’ friends. I made lasting friendships with the majorit y of my bunk-mates and, thanks to Facebook and other social media sites, these friendships still ex-ist today. So while today’s camper might not k now the legend of the mysterious Beetle in the t ennis court, rest assured that if I were to post the story on a camp alumni sit e, the scenes from that blockbuster summer w ould play again f or all m y friends from the early 1980’s, Joe included!

For many area families, the search for a summer camp program intensifi es every May. Whether it’s a 6 w eek program at a loc al school with year round friends or a sleep away camp in the Catskills, Adirondack’s or Berkshires, summer camp is an adventure for every-one involved.

Dr. Joe Lapinsk i, owner of Lapinsk i Den-tal on Route 4 in East Gr eenbush, always imagined himself as a M ain Street den-tist. “The kind who puts a shingle out of the front door, and lives and works in the same community,” says wife and O ffi ce Manager, Daryl Bart. A fter completing dental school at the University of M aryland, the Brooklyn na-tive worked at St. Clare’s hospital in Sche-nectady for fi ve years. He enjo yed the area and his patients at St. Clar e’s but when a prac tice in East Gr eenbush with a small customer base became a vailable, he decided the time was right. That was April 1, 1997 and today they are celebrat-ing fi fteen successful years in business. Lapinski Dental is not your typical den-tal offi ce. Patients feel the diff erence from the moment they walk thr ough the door and are greeted by the friendly staff . How-ever, the real distinction comes when you meet the dentist for the fi rst time.

From day one, Dr. Lapinski meets with each new patient individually t o learn about their mouth. He wants to know your dental history, how you feel about having your mouth w orked on and ev erything else in bet ween. H is initial c onsultation usually lasts about f orty-fi ve minutes to one hour. (I can prac tically see your eyes widening). Yes, that’s right, a one-on-one meeting with Dr. Lapinski all about y our teeth! He says each patient is unique and deserves to have some special att ention. Plus doing it this way makes him a better dentist. Onc e he understands his patient ’s needs, he takes the time t o explain and show them the pr oblem with the use of

digital imagery, including phot os and video. Dr. Lapinski says that when a pa-tient actually sees inside their mouth, and looks at the decay or area of concern, they feel calmer, less f earful about the work that needs to be done. He uses vid-eos or a detailed description about each procedure before he begins. He also says he never compromises on qualit y in any area, not just his time but right do wn to the laboratory he uses and supplies.

Dr. Lapinski says the most g ratifying as-pect of being a dentist is when he has literally given someone back their smile . Most people may take it f or granted but smiles are so important in life. He recalled one patient whose mouth needed so much work it took him over a year to do the work. The man was t errifi ed of den-tists but when his tr eatment was c om-pleted he had a new smile and a new con-fi dence in going t o the dentist. Another patient was a little g irl who was missing permanent teeth. Dr . Lapinski worked for years with other specialists t o coordi-nate the treatment and restore her smile. There are countless stories like this that make Dr. Lapinski love being a dentist, but when a patient says that they love the

dentist, it is all worth it. Hunching over people’s mouths all day can be intense so Dr. Lapinski says it is im-portant to de-stress by keeping his sense of humor at all times . But what r eally helps him unwind is bak ing cookies and cakes. Staff members at Lapinsk i Dental each receive a homemade cake on their birthday – fr om scratch!
