The first half of 2013 was totally different from the second half. Both demand and supply were very strong. In the first half of 2013, many projects were launched during this period and got very good feedback. Consequently, BOT sent out the signal to reduce the loan-to-value ratio (LTV) in order to cool down the situation and reduce the financial risk in long term. Meanwhile, the higher consumer debt and the political uncertainty led to a slowdown of the property business in the second half of 2013, especially in the fourth quarter period. Nevertheless, the number of the new launches of the condominium last year hit the highest record in the past decade. Therefore, the developers have to pay more attention on continuing the business in 2014 due to the higher risk especially from the political uncertainty.
The estimated number of the condominium registration in 2014 will be approximately 55,000 units.

The political uncertainty from late 2013 continued to impact the industry mainly in early 2014. Most of the developers hold back the new launch especially in 1Q14. However, after the political situation was stable around the end of May, the market was picking up again with higher in both new launch and take up rate. Although the market seemed to be recovered from the political situation in 2H14 but an increase in household debt became an important issue which led to higher rejection rate from the bank, and the business in the up-country was directly impacted by this. Therefore, the developers adjusted their direction to target more into higher segment especially into the residential price higher than 3 MB.
The estimated number of the condominium registration in 2015 will be approximately 60,000 units.
