The property market is one of the first sectors to re-open post lockdown, which will bring unique challenges to all estate agents across the country. Despite many predictions of difficult market conditions ahead with price reductions forecasted, there are many positives to note. The removal of restrictions will unlock a number of stalled transactions, and new deals may take time to rebuild as buyers gradually but surely rebuild confidence in the market.

A survey by Savills in April 2020 of prospective buyers and sellers gave some strong indications of future market trends. Some 39 per cent of those under the age of 50 expressed an increased inclination to upsize to make sure their accommodation better meets their needs, particularly given an expectation that they will work from home much more in the future. To a similar extent, outside space has become more important, as many people are inevitably spending more time in their garden and making use of what their outside space has to offer. The bulk of respondents said that Covid-19 had not impacted on the area they were looking to buy, but some 17 per cent said it had caused them to widen their search as they have become more flexible on location to meet further changing needs. Interestingly, approximately 40 per cent of respondents had an increased attraction to property located in countryside and village locations, raising the potential for a rural renaissance.
