WELCOME TO THE NEIGHBOURHOOD

Just around the corner from One Bayshill Rd you’ll find The Montpellier House Hotel and the Hotel Du Vin: both excellent spots for afternoon tea or an evening meal. If you take a left at the bottom of Bayshill Road, you’ll reach the Montpellier Wine Bar, which offers al fresco dining and à la carte menus throughout the day.

If you enjoy a day at the races, The Gold Cup is one of the most prestigious meets in the National Hunt calendar; it’s held during the Cheltenham Festival every March. SPECIFICATION, FIXTURES AND FITTINGS

BUILDING ENVELOPE

The exterior of the building is made from traditional Bath stone, with bronze-coloured aluminium rain screen panels.

MAIN STRUCTURE A combination of reinforced concrete and steel framing above concrete foundations makes up the main structure.

ROOF High-performance membrane has been used over flat roofs, and visible surfaces have a pebbled finish.

WINDOWS Windows are made from bronze-coloured aluminium, and are all double-glazed. Select units have single-glazed sash windows with internal aluminium secondary glazing.

EXTERNAL DOORS

With the exception of the historic replica doors, the external doors are bronze-coloured aluminium double-glazed units.

BALCONIES Bronze-coloured balustrades have been installed and balcony floors have a tiled finish.

PRIVATE TERRACES

Apartments with private terraces have existing walls for balustrades, and artificial grass and plants line the perimeter.

STAIRS Concrete staircases with steel balustrades are found in common areas. Selected apartments feature timber staircases.

INTERNAL DOORS

All internal doors have the same modern profile. Architraves and skirtings have a modern timber profile. The doors feature bronze-coloured ergonomically considerate handles.

FLOORING

Bedrooms have fitted carpets, while engineered timber flooring covers the kitchen and living areas. Bathrooms feature anti-slip porcelain tiles.

CEILINGS

Ceilings are made from suspended plasterboard with the smooth finish of painted plaster. Recess lighting is installed as a high-level feature.

DECORATION

All internal walls, unless stated otherwise, are painted with emulsion, while skirting and doorframes are coated in eggshell.

WARDROBES

Bedrooms feature fully fitted wardrobes, with a hanging rail in the master bedroom. Wardrobes in second bedrooms are an optional extra.

IN-APARTMENT STORAGE

Designed to be intuitive, useful and practical, there’s built-in full-height storage off the entranceway in each apartment.

ADDITIONAL STORAGE

One Bayshill Rd offers onsite storage for bicycles, mobility scooters and other large equipment.

HEATING & HOT WATER

Underfloor heating is installed throughout most apartments. Select units have radiator heating due to being in the Grade II listed part of the building. All apartments are provided with heating and hot water from the central system, with individual metering and time control provided to each apartment.

ELECTRICS

Energy efficient lighting is installed in the hallway, kitchen and bathrooms. Sockets and switch plates with easy-to-use wide rockers have been installed according to IEE regulations. There are TV/FM points and telephone points for broadband internet access in both the living rooms and bedrooms, while smoke and heat detectors have been fitted as standard.

MANAGEMENT & SECURITY

The main building features video door entry, and alarms are fitted to ground floor apartments. 24-hour management is provided as part of the service charge. The infrastructure has been designed for 24-hour telecare.

PARKING

Parking is available for 46 cars via a fully automated car parking system, fully ventilated for smoke clearance and a fire suppression system.

LIFTS

Lifts serve all floors including the basement and fifth floor communal roof garden. Bespoke lift interiors feature brushed stainless steel, mirror finish and oriental white stone flooring.
