A big shout out to Coldwell Banker/Gundaker realtor, Rick McClew for his
generous donation of 50 pumpkins to our Halloween Gathering. Because of Rick,
each child who attended, received a free pumpkin! I would lalso like to thank
Coldwell Banker/Gundaker realtor Carolyn Hensel for her donation of treats for our
event. Both Rick and Carolyn are loyal sponsors of OLRA events and we appreciate
their generosity.
A reminder that our Visit with Santa is just a short month away. Please make

I would like to take the opportunity to congratulate staff members Tommy Fitzgibbons
and Cristian Hilpert on their completion of the rigorous 12 mile Tough Mudder obstacle
race! I am also proud to announce that our staff member, Daniel Voss, has been
recognized by the National Merit Scholarship Program for outstanding academic

Clubhouse Rentals Too many relatives and friends to host your party at home? The clubhouse is available for rentals 365 days a year, even on holidays. Book your rentals now! Call or stop by to check available dates and make your reservation. NOTE: ONLY RESIDENTS may rent the Clubhouse, complete the rental contract and make payment. The resident must also be present during the rental. Failure to abide by these rules will result in the loss of rental privileges. Call the Clubhouse for more information. OLRA Meeting The next OLRA Board Meeting is our Annual Meeting on Monday, November 7 at 7:00 p.m. in the Clubhouse. As always, residents are invited and encouraged to attend.
Weight Room Rules All children under the age of 18 seeking use of the exercise equipment or tanning bed must have a signed parental consent form on file in the Clubhouse office. Minimum age to use this equipment is 14. Minimum age to bring a guest is 18. Office staff will be checking all youth to be sure
requirements are met. Parental Consent Forms are available in the Clubhouse office. Parents, please stop by to sign one for your child. Residents are welcome to bring 1 guest with them, per visit, to the weight room.
After School Hangout Middle schoolers — looking for something to do in the afternoon? Gather up your neighborhood friends, grab your OLRA ID card, and head over to the Clubhouse to do homework, watch TV, play games or just hang out. All subdivision kids aged 11+ are welcome. Grab a parental consent form online or from the clubhouse office for more info.

PHOTO IDs Please remember residents must have their OLRA ID with them when using any of the club-house facilities. The new IDs with a blue background that began being issued in 2012 are the only IDs that are accepted. If you have not had a chance to get your new ID, stop by the clubhouse anytime to have one made. In most cases IDs can be issued while you wait. You will need to provide proof of residence in the form of a current driver’s license. There is a charge of $5 per ID after March 31st. BOARD MEETING MINUTES

Board member Jennifer Williams was an excused absence. Manager’s Report Financial Update
Rockwood Account Balances as of October 20, 2016 Checking: $6,622.33 Money Market: $155,801.14 Total Deposits: $162,423.77 Bank statement and receipts will be emailed to OLRA board members at the end of the month.
Assessment Update As of October 20, 2016 we have received 577 of 580 assessment payments for 2016. Liens have been filed with the St. Louis Recorder of Deeds on three properties with unpaid 2016
assessments. Per the OLRA indentures, privileges are suspended for any resident who has an unpaid OLRA, NLHA or
ROHA assessment.
Clubhouse General
A new Oaks Landing Recreational Association website has been constructed by Eva and is now online. The new site provides OLRA the means to communicate with our residents by providing 24/7 access to a calendar of events, newsletters containing meeting minutes and financials, official documents and forms as well as rental availability. The website can be found at www.oakslanding.org. Eva dedicated a lot of personal time to work on the website and to attend WordPress classes, so the board has approved to reimburse Eva for her hours spent on the website and attending classes.
The clubhouse flooring installation was completed by Ambassador Floor Company on October 6. Final cost of the new flooring and installation was $12,027. The quality of work was exceptional and the clubhouse staff would highly recommend Ambassador to the residents.
The new baseboards were installed by Stronghold Contracting on October 10. The final cost of the baseboards and installation was $425. Stronghold Contracting’s work quality was also exceptional.
Per OLRA board approval, as of October 10, the clubhouse rental security deposit is now $150.
Per OLRA board approval, as of October 10, all clubhouse rentals now require an inspection be completed before and after the rental by the resident. This checklist will be signed by the OLRA employee and resident renter.
A clubhouse staff meeting was held on October 10. OLRA annual meeting notices were mailed to all residents on October 20. Linda spoke with Asset Guardians General Manager, Kristopher Kern, regarding a Reserve Study update.
Several update options exist to assist in planning for a potential tennis court renovation and other expenditures. Options include:
Basic financial update ($750 - $1,000) Full study update ($2,000) to include:
Complete inspection of the property for changes in condition, recent maintenance, and note any additional projects/goals the association has in mind.
Updated projections and replacement schedules. Review of the current reserve situation and expected balances. Financial planning recommendations
Board has agreed to not pursue any updates to the Reserve Study at this time. Repairs and Maintenance
A new security camera was purchased and installed to replace a camera broken from a September storm. Final cost of the camera was $194.87.
Furnace filters have been replaced. Outside water has been turned off.

Note: Clubhouse was closed to rentals for part of October to allow for the replacement of the flooring and baseboards.
Pool The pool furniture has been covered with tarps. The adult pool cover has been leaking. Westport Pools has removed, cleaned off and patched a hole in
the pool cover. Westport has also secured a poly cover under the existing pool cover to stop the water from migrating through tiny pinholes and onto the cover surface. The cover repair and new poly cover were completed at no charge to OLRA.

Notables from … the Oaks Landing Recreational Association (OLRA)
The Fall Inspection report from Midwest Pool Management has been provided and the following items have been identified and recommended for repair or maintenance:
Replace the filer elements in all three pool filters ($1,688) Replace the existing defective pool covers with heavy duty three-ply solid supported laminate Pool
Guard pool covers. The covers are locked into the pool deck with brass anchors and custom rubber tension straps to eliminate the problem of the covers slipping into the pool. Pool Guard pool covers have a 10 year limited pro-rated warranty. Cost of new covers are as follows:
Adult Pool - $3,196 Main Pool - $4,782
Provide a light acid wash to the entire main pool and treat the stain in the deep end of the pool ($950).

Oaks Landing Wine Fest
Come celebrate the 13th Annual Wine event at the
Oaks Landing Clubhouse!
When: Saturday, November 5, 2016 at 7:00pm
Where: Oaks Landing Clubhouse
Cost: $5.00 per person (There will be attendance prizes!)
We ask that EACH PERSON bring a bottle of wine and/or a six-
pack of beer to share with everyone.
We also ask that EACH COUPLE bring an appetizer or dessert to
share.
RSVP by Oct 31 by completing the form below and bringing it with your money to the club-
5. I don’t ever use the Clubhouse facilities. Do I still have to pay the OLRA fee?
Yes. Per the governing indentures, all households are required to pay both the appropriate Homeowners
Association fee and the Recreational Association assessments.
6. When do I get my 2017 ID stickers and pool guest pass?
ID stickers and guest passes will be made available in April to residents who are current on their paid
assessments. Residents must be up-to-date on assessments for both their Homeowners Association and the
Recreational Association to receive ID stickers and guest pass.
7. I still have questions. Who do I contact?
The back page of the Recreational Association Newsletter features contact information for each homeowners
association. OLRA contact information and monthly meeting minutes are also included in the newsletter. All
residents are encouraged to attend both the Recreational Association and their respective Homeowners
Association meetings in order to stay informed.
