OLD GLASSINGALL DUNBLANE

DirectionsFrom the M9 heading north take the second exit at the Keir roundabout onto the A9 signposted for Perth. Take the second exit signposted to Dunblane before turning right at the T Junction. After a short distance the pillared gates to Glassingall are on the right. Old Glassingall (white house) is visible on the left, so turn left at the crossroads and enter the courtyard to park.

SituationDunblane is an ancient, small cathedral city set in attractive countryside six miles to the north of Stirling. The town is well situated for travel to both Edinburgh and Glasgow and all the other major towns of central Scotland. It has a good selection of local shops, a Tesco supermarket and a Marks & Spencer Simply Food and also offers a variety of recreational facilities which include tennis, squash and bowling clubs and a golf club. The world famous Gleneagles Hotel, home of the 2014 Ryder Cup, with its leisure club and golf courses, is only 13 miles away.

Dunblane has three primary schools and a high school, all of which have good reputations. There are a number of private schools which cater for day pupils nearby, including Beaconhurst Grange at Bridge of Allan, Morrison’s Academy at Crieff and Dollar Academy. There are other excellent day and boarding schools in Perthshire including Ardvreck (preparatory), Glenalmond, Strathallan and Kilgraston (for girls). All the Edinburgh schools, including Fettes, Merchiston and Loretto, are also within easy reach.

Dunblane is well placed, with good road and rail connections to all the major towns of central Scotland. The pivot of the motorway network is only two miles to the south with the M9 and M80 giving quick access to Edinburgh and Glasgow respectively. The A9 is dual carriageway all the way to Perth where it links to the A90 to Dundee and Aberdeen. Both Edinburgh and Glasgow airports are easily accessible. In addition Dunblane has a railway station on the main line from London to Inverness with commuter services to both Edinburgh and Glasgow.

DescriptionOld Glassingall is a B Listed, early Georgian detached former Laird’s house (constructed in 1745), situated in a rural and peaceful south facing setting on the country Estate of Glassingall.  To the east of Old Glassingall lies the Ochil Hills and to the west the Trossachs with the rolling beauty of Perthshire all around.

Glassingall belonged to the Kynbuck Family from about 1100 to 1455 and the property itself is steeped in history.  According to local historian, Archie McKerracher, Old Glassingall House was the original ‘House of Shaws’ in the famous novel ‘Kidnapped’ by Robert Louis Stevenson, and the plot was based on the family who lived there at the time.

The mains gates to the Glassingall estate lead to the tree lined driveway from which the white frontage of Old Glassingall can be seen on the left. The estate drive sweeps round to the left passing through mature woodland before reaching the stone pillars and wooden gate for the house. This leads into the courtyard where there is extensive parking and garaging.

The door into the house from the courtyard leads into an entrance hall. Off here is the kitchen / breakfast room. This has windows overlooking the courtyard as well as to the south and west. It is fitted with a range of base and wall units with integrated appliances including a restored, electric, four door Aga with four hobs over, a Miele dishwasher and a double stainless steel sink. Also off the entrance hall is the family room which has two south facing windows overlooking the front garden and the neighbouring parkland as well as a further window overlooking the principal gardens. The family room has a solid oak floor, a wood burning stove with wooden mantelpiece. A door leads through to the dining room. This also has windows with working shutters to the north and south as well as an arched alcove with cupboard below. Doors from here lead into the original entrance hall where the original main door leads out to the front of the house. The drawing room sits off here and offers superb views to the south and west with working shutters adorning the windows. There is also a door leading out into the main garden to the rear of the house, and an open fireplace with marble surround and decorative timber mantelpiece.

OLD GLASSINGALL DUNBLANE

From the original entrance hall an arched doorway leads into a study which has a door out to the garden. This would make an excellent ground floor bedroom as it has an en suite shower room. In the north wing of the house there is a utility room with fitted units, an integrated sink and plumbing for a washing machine and tumble dryer. A large cupboard houses the hot water tank and boilers and next to this there is a separate WC and a door leading out to the rear garden.

The main staircase leads up from the original entrance hall. Situated off the landing there are two south facing bedrooms both with working window shutters. One has a walk in wardrobe and an en suite bathroom with WC, wash hand basin and bath with shower over. The other has a fitted wardrobe, a wash hand basin with cabinets under and windows to the south and west. Between these two bedrooms, set above the original front door, is a bunk room with fitted wardrobe. There is also a family bathroom with WC, wash hand basin, bath with shower over and a large linen cupboard. A staircase from the landing leads up to the second floor. Here there are two double bedrooms with part coombed ceilings. Each has a Velux window, a sash and case window and good under eaves storage. They share a shower room which is approached from the landing and one has a wash hand basin with cabinets under.

A separate staircase off the entrance hall from the courtyard leads up to a separate landing off which there is a further double bedroom with dormer window overlooking the courtyard, Velux window to the west and a characterful porthole window with views to the south over the parkland. At the other end of the landing there is a shower room.

OutsideOld Glassingall sits in a beautiful rural setting overlooking the neighbouring parkland of the Glassingall estate. There is an abundance of mature broadleaf trees alongside the driveway which sweeps around to the rear of the house. The front garden is surrounded by floral borders and has a range of shrubs and plants throughout, however the principal gardens lie to the rear of the house. These are largely laid to lawn with original stone walls passing through and acting as the northern most boundary. Mature trees are dotted within the garden and beyond the northernmost boundary running alongside a burn. Well stocked flower beds, borders and a kitchen garden are also set within. There is a further garden area to the west of the house with a stone wall and wooden gates separating it from the main garden. A separate stone built white harled outhouse to the rear provides for two garden stores with an open air dog kennel to the side. In the south west corner of the garden there is a further traditional outhouse with two portal windows.

Courtyard OutbuildingsThe garage has an electric up and over door and is partly used as a workshop. A wooden staircase from here leads up to the original hayloft above which provides exceptional storage space and the potential for further accommodation subject to planning consent. Also off the courtyard are two stable houses, both fitted with the original cast iron and wooden loose boxes which are included in the listing of the house. There is a further room to the north of the courtyard which is currently used as a bunk room but which could be turned into a games room or office. A tractor shed sits to the rear of the courtyard with double wooden doors.
