  • The Montgomery, Alabama Metropolitan Statistical Area, commonly known as the Tri-Counties or the River Region, is a metropolitan statistical area in central Alabama. As of 2010, the Montgomery Metropolitan Statistical Area’s population was estimated at 374,536 people; it is the fourth-largest in the state.

    Situated beside the Alabama River on the coastal Plain of the Gulf of Mexico, Montgomery is the capital city of the state of Alabama and the county seat of Montgomery County. In the 2010 Census, Montgomery’s population was 212,237 people. It is the second most populous city in Alabama, after Birmingham, and is the 115th most populous in the United States. Montgomery has a large military presence due to Maxwell Air Force Base, government agencies, and many universities such as Alabama State University, Troy University, and Auburn University, Faulkner University, and Huntingdon College.

    Montgomery has won several national awards, such as the “Top City for Job Growth” by ziprecruiter.com and the “Best Historic City,” by USA Today.Montgomery has also been recognized nationally for its downtown revitalization and new urbanism projects. It was one of the first cities in the nation to implement Smart Code Zoning. Properties built since 2010 have performed well and are more than 97% occupied at rents nearly double the metro average. Investors have picked up retail properties in Montgomery in 2017 at almost double the rate of the previous year.

    The larger base of manufacturing and blue-collar jobs also promotes demand for bargain chains and these companies represent most leasing here. In March 2018, ALDI signed a 23,000 SF lease in Prattville. Additionally, east coast surplus discounter Ollie’s Bargain Outlet recently announced it will be backfilling a 36,000 SF former HHGregg location in the North Montgomery Submarket, with a move-in expected this month. Other major move-ins by Pepboys, Hobby Lobby, Roses Stores, and Save-A-Lot have also moved into the area.

  • Eufaula, Alabama, settled high upon a bluff overlooking the 45,000-acre Lake Eufaula, is located in southeastern Alabama along the Alabama-Georgia border, approximately 90 miles southeast of Montgomery, the state capital. According to the 2010 Census, the population was 14,478 people making Eufaula the largest municipality in Barbour County.

    The economic base of Eufaula balances a healthy mix of tourism, light manufacturing, industry, service and agriculture. Industries in the Eufaula area range from an international manufacturer of steel buildings to an auto parts supplier for Hyundai Motor Manufacturing. Additionally, each year, over 10,000 fisherman flock to the town to experience what is touted as the best bass fishing in the world.

    Over the past ten years, the City of Eufaula has experienced a steady growth due in large part to expansion of existing industries and the recruitment of new industries. Retail and service industries have also shown steady growth patterns.
