It’s that time again! Football is in mid-season, the New Year is quickly approaching, and a new slate of officers has been installed for the 2012 to 2013 North Texas Homebuilders Association. NTHBA is very blessed to have another wonderful group of officers who are willing to give up their time to better our association and the home building industry. I am

thankful for having the opportunity serve as president of this wonderful association for the coming year. I would like to say thank you to

everyone who has served on a committee or helped out in any way. Also, to the people who will make this New Year a successful one,

thank you in advance. Since joining the NTHBA five years ago, I have been

impressed by the strides that we have made. Always moving forward, we have moved out of the red and into the black

financially and evolved with technology to stay current, all the while maintaining relationships with Sheppard

Air Force Base and making an impact for local charities. As your president I will do everything I

can to make sure that we do not take a step back. I encourage you to utilize our association and make it your own. Bring any ideas or concerns to me or to a committee chair person, as it could have the potential to help and impact your fellow members. Seize every opportunity to do business with your association members. It will benefit everyone! The more business that we build amongst each other, the better our repertoire in the community will be. If an association can rely on each other with complete trust of workmanship, imagine what that association can do for the

community that they love.You will be provided reading material through “The Reporter” and email with important information regarding the home

building industry at the county, state, and national level. This information is helpful for

keeping everyone educated and in the know. Also, please take the time to read any

communication from TAB and NAHB. Any tactics or ideas that we can emulate from other

communities could be a great benefit for Wichita Falls. I am looking forward to a wonderful year of serving

our association.

Home Price Appreciation Helps Housing Move Forward on Road to Recovery –

NAHB Press release.

Oct. 18 - Sparked by rising home prices across much of the nation, the housing recovery is now under way, but fiscal uncertainties and other challenges could result in a bumpy ride in the coming months, according to economists participating in yesterday's National Association of Home Builders (NAHB) webinar on the construction and economic outlook. "We're seeing a more robust housing sector than many other parts of the economy," said NAHB Chief Economist David Crowe. "One of the reasons is we have finally begun to see on a national scale that house prices are picking up again."

Crowe cited: • Pent-up household formations • Rising consumer confidence • Increasing builder confidence in all three legs of the industry: remodeling, multifamily and single-family construction • Growing rental demand

Dave Rhone and Michael Lam inductedinto Housing Hall of Honor By Lee Grace

Longtime builders-developers Dave Rhone and Michael Lam were honored with induction into the Housing Hall of Honor during the October Membership Luncheon of the North Texas Home Builders Association.Chuck Dennis led the ceremony, describing the accomplishments of both men.Dave Rhone pioneered development of Northern Wichita Falls with Expressway Village, Patriot Place, Rhone Village shopping center, and North Park Village. He also developed Canyon Trails and Trophy Park. Dennis noted that Dave Rhone said “yes” when others said “no way!” He was a housing industry risk taker.Rhone and his six brothers were part of the “greatest generation.” All six served in the armed forces during World war II. Rhone served in both the European and Pacific Theaters and in both the Infantry and the Army Air Corps.At 26, he was elected county clerk in Montague County — the youngest county clerk in Texas. In 1955 he entered the real estate business, working for Solon R. Featherston and then Robert Seabury. In 1959, during the housing boom, Rhone sold 43 homes in one day!The next year he started his own company which led to his successful career as a developer and home builder.He also gave his time to his community. He served the Borth Texas Home Builders Association as a Director and for two terms as President. He was a Director of the BCI and for the Wichita County MHMR Association. He was a Commander for VFW Post 8789.Rhone loved his country, his family, and his community. He helped everyone from veterans to crippled children. He was also a true salesman, always telling builders, city staff, legislators, and customers “you bet, it can be done!”

Michael Lam entered the real estate business after graduating from Midwestern State University and then earning a Master’s of business degree from the University of North Texas. As a partner in Skyline Developers he developed Fountain Park, Greentree, Eagle Ridge, and the Kell and McNiel commercial corridor.His approach to government actions that impacted housing was to balance it with sound, realistic economic reasons. He was instrumental in the progressive direction of Wichita Falls during the 1990s.Lam served this community as a district 1 councilor in 1989 and three terms as mayor from 1990 to 1996. He worked for establishing Allred prison unit, MPEC, and the smoking ban for most public buildings.He served the housing industry as a developer and builder, on the city planning board, the North Texas Housing Finance Corporation, and the Wichita County Appraisal District. He also served multiple terms on the North Texas Home Builders Association board of directors and was president of NTHBA in 1975.His business advice was sought out by the leaders in industry, government, and banking. He was a director of First Bank and First National Bank of Burkburnett.Lam had a gift of using his wonderful smile and engaging laugh and humor to keep people talking and issues moving toward a productive solution. He was a leader not only in the housing industry, but also in Wichita Falls. The proof is in the enormous progress each made as he led the way.In other business, the new president and board of directors of the North Texas Home Builders Association were sworn into office. The President is Steven Hinson, Vice President is Barney Brock, Associate Vice President is Eric Nelson, Treasurer is

Martin Litteken, Secretary is Tim Sawyer, and Executive Vice President is Teri Gibson. The board of directorsconsists of Randy Wachsman, David Bedingfield, Steven Klasse, John Harmon. Associate directors are Larry Park and Johnny McClane. State director is Jose Garcia, while Stan Mountain is the alternate state director. Chuck Dennis is the life director.

• More than 100 metros currently on the NAHB/First American Improving Markets Index However, Crowe offered several cautionary factors that continue to put a drag on housing activity at this time - including builders who are experiencing difficulties in obtaining production credit, qualified buyers who are unable to obtain mortgage loans, inaccurate appraisals, seriously delinquent mortgages that are at least 90 days late or in foreclosure, and a limited inventory of developed lots in certain markets. NAHB is forecasting a 21 percent increase in single-family starts this year to 528,000 units and a further 26 percent climb to 665,000 units in 2013. Multifamily housing starts are expected to rise 26 percent this year to 224,000 units and 6 percent in 2013 to 238,000 units. Optimistic Housing Outlook - Expressing a more bullish outlook on housing and economic growth, Mark Zandi, chief economist for Moody's Analytics, forecast that GDP growth will range in the 2 percent range this year and next and "double that growth closer to 4 percent in 2014 and 2015." At the same time, he expects job growth to go from two million per year to closer to 3 million in 2014 and 2015. "Zandi noted a range of assumptions behind this rosy forecast, including the expectation that mortgage rates would remain very low, the availability of housing credit

navigator and joined his father in partnership in 1946. In the late 1940’s they entered the new home construction market. In 1954 they opened Dennis Lumber Company. In 1957 they added real estate brokerage. In 1960 they developed their first residential lots. Dennis Company was chosen by Better Homes & Garden Magazine in the 1960’s to build several of their featured “Idea Homes” in Wichita Falls. Dub’s son, Chuck, joined the firm in 1972 after law school and serving as an Army officer. Dennis Company has developed over 800 lots and built over 1,200 homes, plus apartments, townhouses, and light commercial properties. The company also manages commercial and residential properties as a part of its real estate brokerage business. Steven Hinson, Chuck and Martha’s grandson, joined the company 5 years ago and is general manager. Dennis Company will celebrate its 75th anniversary next year – a celebration of helping to build Wichita Falls.

will improve as private mortgage lending begins to pick up, and the job market gains traction as policymakers work to resolve fiscal issues, which will ease market uncertainties. Specifically, Zandi cited concerns: • The fiscal cliff. If policymakers do nothing, the combination of pending tax increases and spending cuts set to take effect in January could produce a fiscal drag of four percentage points, Zandi said, which would throw the economy back into recession. "Hiring will remain weak until this is resolved," he said. • Treasury debt ceiling. By late February or early March, the Treasury is expected to hit its debt ceiling. A failure to raise the ceiling would prevent the U.S. government to borrow to meet its existing legal obligations, including the issuance of monthly Social Security checks. • Achieve fiscal sustainability. Zandi said that federal government expenditures as a percentage of GDP is 24 percent and revenues is 17 percent. He said this seven-point gap needs to be slashed to closer to two percentage points of GDP. "We need spending cuts and tax revenues to narrow future deficits," he said. "If we can't do that, bad things will happen." Acknowledging that these challenges won't be easy, Zandi said his forecast is based on the assumption that Democrats and Republicans will eventually strike a deal on these contentious issues because each side has much to lose. On a national basis, housing starts are projected to get back to 55 percent of normal production by the end of next year and 70 percent of normal by the end of 2014, Denk said.

Iowa State Univ – had a dairy sciences professor who on Saturday and Sunday would allow his 6 year old little boy to go on botanical expeditions w/this brilliant student.And it was George Washington Carver that took this six year-old boy and pointed his life in a direction. It was Carver that took this 6 year old Henry Wallace and put a vision in his life about plants and what they could do for humanity.It is amazing to think about Carver flapping those butterfly wings with the peanut stuff. 266 things that he developed from the peanut that we still have today. He flapped his wings with the sweet potato — 88 things he developed that we use today.And while no one was looking, he just flapped his butterfly wings a couple of times with a 6 year old boy and just happens to save the lives of 2 billion people and counting! Think about it — maybe it was Carver that should have been person of the week.Unless...It would have been the farmer from Diamond, MO. A man named Moses had a wife named Susan. They lived in a slave state but didn’t believe in slavery. Well that was a problem for these psychopaths like Quantrill’s raiders. Who came through farms and villages at night destroying and killing. And one january night quantrill’s Raiders came through Moses and Susan’s farm. Burned the barn, shot several people and they drug off a lady named Mary Washington who refused to let go of her infant boy named George.Now Mary Washington was Susan’s best friend. And because of that relationship Moses sent word out through neighbors trying to create a meeting with Quantrill’s Raiders and two days later he had it.He took a black horse in the evening time and went several hours north to a crossroads in Kansas to be there at the appointed time. Meeting 4 of Quantrill’s Raiders who showed up on horseback carrying torches with flour sacks over their heads with the eye holes cut out.And there Moses traded the last horse he had left on his farm for what they threw him in a burlap bag. And he caught it and they rode off. He went to the ground, and there in the darkness and cold he pulled out of that burlap bag a cold naked almost dead infant boy.

Talking to him, promising him that he would raise him as his own. Telling him he would educate him to honor his mother who they knew was already dead. And that was the night that he told that baby that he would give him his name. And that is how Moses and Susan Carver came to raise that baby boy George Washington Carver. So when you think about it maybe it was the farmer from Diamond, MO that saved the two billion people. Unless...We could do this all day. How far back could we go? Really — how far back could we go to show whose move at what point in time of history to show who it was that really saved the 2 billion people - a number that continues to increase while we sit here. And how far forward could we go in your life. How far forward could we go to show the lives that you will touch. There are generations yet unborn whose very lives will be shaped and influenced by what you do tomorrow and the next day and the next. Because everything we do matters — we today are here to honor two from this industry who flapped their butterfly wings, that continues to have a butterfly effect today and beyond.
