As many of us are diving into to our business plans, I encourage all of us to look back on what we’ve accomplished and to focus on setting new goals and priorities. I recently heard this analogy… A philosophy professor stood before his class and had some items in front of him. When the class began, wordlessly he picked up a large empty jar and proceeded to fill it with rocks, rocks about 2” in diameter. He then asked the students if the jar was full? They agreed that it was. So the professor then picked up a box of pebbles and poured them into the jar. He shook the jar lightly. The pebbles, of course, rolled into the open areas between the rocks. He then asked the students again if the jar was full. They agreed it was. The professor picked up a box of sand and poured it into the jar. Of course, the sand filled up ev- erything else. “Now ,” said the professor, “I want you to recognize that this is your life. The rocks are the important things – your family , your partner, your health, your children – things that if everything else was lost and only they remained, your life would still be full. The pebbles are the other things that mat- ter like your job, your house, your car. The sand is everything else. The small stuff.” “If you put the sand into the jar first, there is no room for the pebbles or the rocks. The same goes for your life. If you spend all your time and energy on the small stuff, you will never have room for the things that are important to you. Pay attention to the things that are critical to your happiness. Play with your children. Take time to get medical checkups. Take your partner out dancing. There will always be time to go to work, clean the house, give a dinner party and fix the disposal.” “Take care of the rocks first – the things that really matter. Set your priorities. The rest is just sand.” With this in mind, take a day dedicated to you and work on your business plan for 2014. This day should be away from the office, away from home and distractions…yes, turn off your cell phone. Create an environment and mindset that allows you to look back on this year. Did you accomplish the goals you set for yourself in 2013? Take this time to set goals for the New Year as well as long-term goals. As you’re going through this exercise, remember the jar analogy. Focus on the personal/spiritual, family/friends, business/professional and financial goals. As part of the Ninja Selling practice, one thing that has really helped me concentrate on the important things is creating “my perfect week”. This entails scheduling blocks of time dedicated to the weekly activities that are your “rocks”. Scheduling family time (dinner together, vol- unteering at your children’s school), setting aside time to exercise, scheduling coffee/lunch dates with friends and clients, blocking out specific times when you are available to show property , etc. If you take the time to do this, you will find that you are more productive and more fulfilled. On a personal note, I wanted to take this opportunity to let you know how grateful I am for all of you. Being able to return to my home town, raise a family here and have a rewarding career is truly a blessing. It’s a pleasure and an honor to serve on the DAAR board. Dear Friends,

The state wide real estate statistics were released by the Colorado Association of Realtors yes-terday. Excellent real estate information is available on almost all areas of the state. There are reports available statewide, each regional area, and the local areas including, La Plata County, Durango, Bayfield, Cortez, and others.

These reports help us understand our market as compared to other areas, and it may help under-stand possible future opportunities. It has been often said that Durango is a market that follows behind the front range, and that has been true when we look at the rebound of the real estate market. Denver and the front range led the state last year with a solid growth of about 10% in median price, while the Durango area was still flat. This year the median price for Durango In Town is +9%, a fairly solid comparison to Denver last year.

Many of our clients and friends own properties in other areas of the state and may wish to see how those markets are recovering. Below is a link to all of the reports. The statewide reports are divided into three groups:

Lender Mediated Reports: (Listed as FSS’s) They show bank owned and lender assisted real estate transactions.

Congressional District Report: (Listed as LMU’s) This provides a break down for the real estate in each congressional district.

The Statewide Real Estate Reports: (Listed as QMI’s) These are the reports you will want to re-view.

For individual board reports, open the link below, and it will provide the reports by the association area. For our local area, open the DAAR (Durango Area As-sociation of Realtors). Cortez is FCBOR (Four Corners Board of Realtors, and Pagosa Springs is PSAAR (Pagosa Springs Area Association of Realtors).

A PROCURING CAUSE SITUATIONThis months article discusses a situation that is becoming too common of an occurrence in our real estate community. The situation exists when a buyer approaches a friend, neighbor, relative, or a local broker (Broker B) wanting to buy a particu-lar house. The buyers have already made the decision to buy. (Realtor A showed the buyers the house three times) In too many cases Broker B has proceeded to write the offer without contacting Broker A.

Here are the questions that Broker B should ask him/herself before writing the offer. 1. Do I deserve this commission? 2.Was I the broker who PROCURED the buyers for this property? 3. Am I the procuring cause? 4..Am I going to show the property to the buyers again just to be able to say to the Arbitration panel that I showed the house ? 5 .Did I EARN the commission?

What is broker B to do? The first thing to do is ask the buyers why they are not writing the offer through Buyer A. Has Bro-ker A abandoned the buyers or have the buyers abandoned Broker A? What caused the estrangement? The next thing to do is to CONTACT BROKER A and try to work out some type of agreeable solution to this problem. That agreement should be in writing. If there is no contact made with Broker A, might it look as if Broker B is trying to steal the commission from Broker A?
